Do not rent from this company!! Me and 5 mates rented from Groves and had the most stressful year of our uni experience. They repeatedly ignored us when we reported issues, taking up to 3 months to replace items that were broken when we started our tenancy. For example, when we first got our keys they told us about the shower door being broken which they were “planning to fix”. They never fixed it throughout our whole year tenancy. They entered the property multiple times for viewings without warning us first (which is illegal) and continued to do so when we reminded them that they had to warn us before entering. Overall they had no respect for us throughout the whole tenancy. Once our tenancy ended they then tried to take a massive portion of our deposit without any good reason (we appealed this with the deposit agency and were awarded over £700 back to give you context). We met the landlords on one occasion and they seemed like a lovely couple and seemed completely unaware of how unpleasant Groves were making our experience so this is a warning to both students and landlords: DO NOT USE THIS COMPANY. If you have no other choice, please make sure to take as many pictures of the property you rent on the start of your tenancy so that you can argue your case if they try to take lots of your deposit.NegativeResponsiveness, Quality, Professionalism

Malcolm and the team at Groves managed a residential let for us for several years. The team was very professional, helpful and proactive. They found really good tenants who looked after the house. Communication was always excellent from the team, making sure that we were well informed and that the tenants received a quick response when any issues came up. I’d happily recommend Malcolm and the team in Jesmond.

0 Stars - "A Masterclass in How NOT to Run a Letting Agency" If you’re looking for an unforgettable experience with a letting agency, Property Box is the gift that keeps on giving, much like the fleas that came with our house. From day one, the house was like a horror movie special edition: Fleas? Check. Me and my partner became all-you-can-eat buffets, and when we asked for help, the response was… crickets. Well, fleas, actually.After weeks, We ended up resolving the infestation ourselves because why not spend your evenings flea-spraying walls and crying? Mold? Oh, absolutely. It grew faster than our frustration and stayed unresolved again for weeks. A nice touch for anyone wanting to breathe the authentic scent of despair. Carpet beetles? I didn't know they existed either ...Of course! It's not a real party until you've got pests in every corner of your "home." Drainage issues? I’ll spare you the details, but the smell… oh, the smell. Dirty washing water being forced up the drain of the shower. And when it came to fixing these issues? Letting agency communication was truly groundbreaking, if you’ve ever wanted to yell “IS ANYBODY THERE?” into a void for months, you’ll love this team. They even promised us compensation for the traumatic experience! That promise vanished faster than our sanity, with months passing before they claimed such words were never spoken. I mean, bold move. The cherry on top? When we moved out, they tried to claim our deposit for cleaning fees. Cleaning fees. In that house. The very house where we had waged war against fleas, beetles, mold, and suspicious drains like unpaid pest-control mercenaries. In summary, shambolic is too kind a word. Property Box couldn’t organize a tea party in a dollhouse, let alone manage real properties. If you like pests, broken promises, and battling mold spores in your spare time, then by all means, sign up. Otherwise, do yourself a favor and avoid them like the plague, though they might rent you that, too. Would give 0 stars if I could. Couldn’t not recommend them enough.

I have used Groves to manage a rental property for 12 years and can highly recommend them. As I live 300 miles away from the property they have provided me with complete peace of mind. Dealing with tenants, checking them in and out, organising repairs, replacing furniture, redecorating have all been carried out professionally and at reasonable cost. Would not recommend them

We first used My Property Box a number of years ago to rent out our house, initially we could not fault the levels of customer service we received. First tenant we had was ideal everything was great. However over the last 2 years this had not been the case with the next 2 tenants, both ended up owing large amounts of rent AND our property needing large sums of monies reinvesting in it to bring it back to a liveable standard. Inspections were missed hence monies needed to reinvesting, work paid for then not done or done to an appalling standard. No one checked in on the "approved" maintenance contractors to see if said work had been done/was of a high standard. Phone calls and emails ignored towards the end and My Property Box still took their cut out of the tenants bond. Bond also not the agreed amount we had set far lower. I would not recommend them to anyone.
