Appalling.

If you don’t want your deposit back then these are the guys for you.If you think £49 is a reasonable price to be charged to replace a light bulb then go right ahead. If you want them to let someone in to your home without letting you know (before or even after the event) If your happy to wait 2 months to get a response about removing something?I would read the reviews but take the positive ones for what they are ,i.e written by their workmen or tenants that have not had the pleasure of trying to get some of the deposit back, I am a landlord, fortunately not connected to this company. A family member had the misfortune of renting a property via this agent. I would advise you all to take photos as soon as you move in however my real advice is to not even use this company at all .If you are reading this because your now in the position of trying to get your deposit back then use the TDS to see if they can stop this company form ruining any remaining shred of trust when you rent.

Be very careful

I just want to warn anyone wanting to rent a property from this agent. Please, take photos and videos of the place when you move in and when you move out! This will help you later on to get your deposit back or fight for your case. Also, if something is not perfect/wrong ( spots on the floor, nails in the wall or even the smallest paint scratch) just email the agent straight away showing the evidence, how it was when you moved in to the property. I am advising email because it will work later on as a proof for you (if you have any dispute). Again, DO NOT FORGET TO do the same when you move out. So you have proof that the place was clean when you left. Please, guys protect yourself.I feel like this company is very dishonest and they will do everything and anything to take as much money from you as they can.Good luck.P.S. Good reviews are usually from people who work for the agency or are their contractors.

Exchange residential are polite and thorough.

Exchange Residential are an efficient organization, they have to be, they manage a large number of properties and as a result, hundreds of tenants are routinely satisfied with their service. Like any business, you get disruptions when staff are not available through maternity leave, illness, Covid isolation etc , but in my experience, Exchange Residential balance their time well and deal with 99% of their workload speedily and importantly, with a polite and easy manner.

Honestly the worst housing agent I've ever had the displeasure of living under. If I could put 0 stars, I would. A few staff members are great, and this doesn't reflect all of them, but 80% are rude, useless, and above all only in it for their commission. "Have you sent it in an email" was something we heard all too often and still resulted in things never being done. For anyone considering using them, let me help: 1) Throughout the year they failed to fix our main door on several occasions, allowing anyone to enter the building as they pleased. Once fixed it would last a couple of weeks and then be left broken for months again. 2) When moving into the living room/kitchen, the laminate flooring was torn to pieces, taking months to be fixed. 3) No ventilation in our bathroom leading to mould and a build-up of paint running down the walls. Their response? Putting a PVC cover on the roof of the bathroom to hide the mould. Still expecting them to charge us for this… 4) The only agent we’ve ever encountered to charge for a reference let alone £24 for one! Very sad for nationally established brand.

The service and responsiveness at Exchange residential has significantly improved since Eve took over management of the team. The prices are somewhat high compared to other agencies we use but they have managed to manage our property with few void periods

I phoned to book an appointment to view a property a few days in advance. I phoned up in the morning to confirm the flat number and the time of the viewing. They confirmed both and we were told to meet at the agreed time and stand outside the "main entrance", but we were not given a flat number. This was not helpful as there were two separate entrances on each side of the building. This wasn't the worst of it, unfortunately. We waited outside for 20 minutes with nobody turning up. We phoned again only for them to tell us they had "no record of our booking". Putting it gently, this company seems poorly organised and deeply unhelpful. Definitely avoid if you can.

I lived in an exchange managed flat for two years and can honestly say I have never dealt with a more unhelpful and diffficult letting agent in my time. Our property manager was changed regularly and we were rarely informed who to contact. Therefore when trying to get maintenance issues sorted we would be ignored. At times we were told agents were coming out to fix things and they never turned up. People turned up at times without our prior knowledge or consent. We moved into the flat and it was dirty, the washing machine was broken, and the bath panel was broken. When trying to get these issues sorted it took 3 weeks without a washing machine and a lot of hassle on our end to get results. Our initial property manager was very rude and actually shouted down the phone at me, she was very unprofessional. At the end of the tenancy, they charged us for items which were like that upon moving in. They told us they would deduct charges and never did. I will never use this letting agent again and would seriously discourage anyone from living with them in the future.

Lina Pesz · 8 minutes ago I just would like to give my personal opinion about this agency: I have just moved to one of their properties. The flat was in a very bad state not finished, dirty and just not ready for anybody to move in. Personally, I feel that as an agency they let me down. I felt ''forced'' to sign the contract earlier because they were not flexible with the starting date. To be honest what they promised was not delivered/ executed. Also, the customer service is lacking. They were never taking initiative to contact me. I had to always contact them first and ask what I have to do next to complete the process. Moreover, I feel that they did not give me enough information about the flat on the viewing day and how much they charge for example for a laundry ( live in an apartment with common laundry room). And they charge a lot 2.8£ for a wash and 1.5£ for a dryer which is super expensive considering that all my bills suppose to be included. To be fair they decreased the rent for the first month and the builders are doing everything to fix the problems. Big, thank you to the builders! Overall, I do not recommend this agency. If you have to deal with them please ask them to see the contract first before paying the holding fee and ask for exact pricing for every service.

Avoid this company at all costs, if you're a student or professional you're going to get a better experience living in a cardboard box. Disgusting response times while in tenancy and even worse ones outside of it. Ridiculous charges which they make up to reduce your deposit as low as possible and when challenged make up stories and bend their schedule of condition's meaning like a back alley contortionist.NegativeQuality, Professionalism, Value

The company treats its tenants appallingly and tries to get as much money out of them as possible. We left the flat in a cleaner state than what we got, and they had the audacity to charge us hundreds and hundreds of pounds for cleaning actual dust on a blind - among other problems that were their fault originally such as the filthy sofa they provided us with and then tried to charge us for its condition, this was the only charge they dropped. The workers refuse to accept logic or even common sense in the face of dated photo evidence of food encrusted over the oven / mould over the bathrooms when we moved in, and then actually demand a payment of 60 pounds for having a little oven cleaner residue left on (a perfectly clean) oven. This is only the tip of the iceberg for the problems we encountered. The company lies about its professional cleaning service it employs before moving in (as; surfaces, food, mould and other things were found throughout) and then lies in the face of evidence against them. As I'm sure its not unreasonable to assume that despite what they said, you don't get food encrusted over an oven if it has been professionally cleaned for hundreds of pounds, and definitely not substantial amounts of mould. This is a company that is not recommended for students or anyone who believes a deposit is actually not meant to be taken away from you for no logical or valid reason (other than the fact that exchange residential want more money). If you would like to be charged hundreds of pounds for helping exchange residential clean their own unclean properties at the end of your tenancy then I would wholeheartedly recommend it for you.

I have used Exchange Residential for the past 3 years whilst being at University. They have never failed to offer me a very good accommodation at a reasonable price, and maintenance was always dealt with quickly and to a good standard, for instance after scuffing one of the walls quite badly they were very understanding and sorted it in no time. Would recommend to anyone wanting to move out for Uni, I'm glad I did.

Apart from making unjustified deductions from our deposit this crowd of geordie shysters also nicked furniture we had left in our student room over the summer vacation. Left the property cleaner than when we arrived and were then deducted an exorbitant cleaning charge from our deposit on departure! Had the gall to charge £24 for a reference when moved to our next house. Need lessons in customer service!

Working as a contractor for Exchange Residential

Worked with Exchange Residential for over 10 years doing all their general maintenance and always found that they are easy to deal with, and as a contractor I’m always paid on time. Their tenants are always happy with how quickly I am asked to visit for repairs (usually within 1 day). I would strongly recommend them to any landlord looking for someone to manage their property.
