Awful, do not use.

Manning Stainton are an awful estate agents. We rented a property from the Morley office and they took months to deal with any issues (even before covid) and we had to chase several times and the landlord even had to step in to deal with one of them. They also tried to claim excessively high amounts from our deposit and we had to go through the tenancy dispute agency to sort it out. They were obstructive when we tried to have a conversation about the deductions. The tenancy dispute service ruled in our favour, reducing excessive deductions and removing some altogether. Would never use them again.

Buyer Beware

Awful experience with the Headingley office. I was unfortunate enough to put an offer in with a chum of Lucy in sales. The 'Movemanager' team (Lizzy and Rhiannon) successfully hid the fact the house was in a chain and when it became apparent that I would have to find out, actually lied about the number of parties involved.Exchange and completion failed twice. This was in the middle of winter lockdown 2020-2021. Unprofessional and biased behaviour made worse by the impact it had under the circumstances. Not a grain of professional integrity between them.If you do have to deal with these individuals, I would recommend requesting everything in writing. And always remember that if you are the buyer, you've given them no money - they do not work for you and they are absolutely not looking out for your interests.

Had good experience overall with…

Had good experience overall with mannings whilst selling a property. Placed the property for sale with them, and being honest, we did not get as many viewings as we would have liked. The house was perfect for a first time buyer but was eventually bought by an investor who got the property for under market value which we reluctantly accepted as they had not secured us many viewings and we wanted to move quick. I don’t know how it works behind the scenes but I’m not convinced they actively contacted all the first time buyers on their books to sell our house. As time went on in the sale, my opinion of them changed, and they became invaluable. We were unfortunate to land ourselves in a complicated chain, with one sale holding the whole chain up. Our main point of contact was Debbie Cundill in the pudsey branch, and she did an excellent job at chasing the chain up on a regular basis and providing us with lots of updates, which we really appreciated. Some of the properties in the chain were with online agents who sell your house for “free”, which meant that Debbie had to do all the chasing, and invested a lot of time trying to get answers out of these agents. I would never go with an online agent as I felt they slowed things down and did not actively chase everything like Debbie. The estate agents fee was a small price to pay to have someone chasing on our behalf, and the whole chain would have been a lot quicker if everyone was with a high street agent with a local branch and not an online one. Will definitely use them again if we choose to move, and have no reservations referring them to other people.

This is a very good memory to buy my first house in England with a reliable and trustworthy estate agent like Manning Stainton. My personal agent Deborah Cundill, she is a very patient staff that listened to all my needs and replied my email promptly every time when I was struggling on the detail of the purchase. I will consider using their service again in the future if possible. So I would be happy to leave my message here as a recommendation for your reference.

Very disappointed with their attitude

I made a telephone enquiry about a flat/property for my daughter in the local area. This was simply a telephone enquiry at this stage so that I could be put onto the database for suitable properties. Frankly, all I got was the third degree about if I had a covid test done, had I been near anyone with covid etc. I was not planning to meet up for a viewing for some months to come yet if it ever came to it, but I just found the questioning annoying for simply asking to be placed on a database. By all means ask me these questions nearer the time of a viewing but not at an initial enquiry stage! I found Kate's attitude as abrupt and rude to be honest, not a good advert for their business.

Complaint Handling Support Shocking

Being a neighbour to a property rented by MS for over two decades I made my first ever official complaint to MS of the noise being made by the latest tenants in the early hours of the morning for the last two weeks. I initially tried talking to the neighbour myself and they denied any noise being made. I then made an approach to MS who spoke to the tenants and they were advised by the tenants that the noise is being made by radiators. Since contacting MS it has been me chasing progress and trying to understand what they can do to support me, other than to be told they cannot do anything and go to the Council or Police. Well the least they could have done is question the inconsistency in the stories. I have also asked if my emails could be sent to the landlord and if I can speak to the landlord, however, despite me asking on 3 separate occasions they fail to give me an answer one way or another. With what is already a stressful situation has become even more so by the approach taken by MS. I spoke to a manager at MS who simply showed no empathy whatsoever and even questioned me as though I am the guilty party. MS brand themselves as the go to place for Property Management but they have shown little in terms of Management.

This review is about the lettings side…

This review is about the lettings side of the business. We arranged to rent a property through them and went and had a look. We signed for our keys and went to the property. I asked if anyone was going to go to the property with us to check it over for any issues before we move in. I was told No you have 5 days to inform of any issues. Thats when we found it was not cleaned to the standards they had noted on the move in inventory. We updated the inventory with alot of discrepancies, cooker cleanliness being just one. (It took my wife 3 hours to get to a clean state before we could use it) On handing the keys back at the end of tennancy is when we started to have issues. After a couple of weeks we started to note a mold/damp issue. We informed them to be told "Oh we would,nt rent properties with damp/mold issues". Yet its back online for rent with them even though they know its damp issues. The keys had to be handed back to a different office. That office was not given the move in paperwork that we had annotated all the issues on nor were they made aware of any issues. On moving out a property check was completed 4 days after we handed the keys back. They completed a move out inspection, which was not cross referenced against the move in paperwork. I had to make them aware of the issues we raised on move in. Basically the move out paperwork isn,t updated from anything you note on moving in. They are far more meticulous on moving out than moving in. Its really down to the tennant to note things. Once you have left them and they aren,t making money from you, getting your deposit back is of the least importance to them. (Thats how we were made to feel). Taking over 10 days to respond to requests for deposit returns. It feels like they side with the land lord. Sadly it took for me to raise a dispute with the Tennancy Deposit Scheme (TDS) to get things moving.Thats when I feel Manningstainton pricked there ears up. I was told on a couple of occasions that my money was coming back, but we were being billed for cleaning. A bill of £100 for a 5 minute clean of a freezer and shower screen. I explained this bill was a bit steep but ok. I was going to raise a counter claim for my wife having to clean the cooker. They would put this to the landlord.I was then told they had spoke to the landlord and All my depostit was being refunded it would take 3 to 5 workingbdays to return. Could I please close the dispute. I informed them that the TDS have told me not to close the dispute until such time as monies are in my bank. Boom 2 days later my deposit is back in my account. So it took a month to get my deposit refunded. They do not have the needs of the tennant at heart. Its all about the landlord sadly.

Avoid

Having dealt with Manning as a Landlord trying to let a property and potential tenant looking to move out whilst doing renovations on our own house I would never rent or let a property through them ever again. Avoid! The process to even book a viewing is very lengthy and completely off putting. They didn't manage to get one viewing on a house listed with them for 3weeks. We listed with another agent and managed to get £25 more than it was listed for after less than a week. The market was there, but not viewings booked, why? Staff not bothered about feedback.
