Great experience all round at Mannings. Debbie was excellent throughout the listing and viewings process, dealt with all questions promptly and even worked to negotiate buyers towards my asking price. Sara was brilliant at handling the sale and purchase (both properties with Mannings), managing communication between all parties involved and keeping me up to date with everyone’s position, never left guessing.

From the first viewing Sally supported me & my husband , through the whole process of buying the apartment we both loved at first sight. She was approachable & friendly, informative & professional. She arranged a second viewing for us with the vendor very quickly & this helped us so much in our decision making process in making an offer on the property. Manning Stainton were professional, responsive and helpful in the sale of my flat in Moortown. Becky Rosenberg kept in touch and I had two offers within a couple of weeks for my leasehold flat. Although I subsequently sold it back to the council (they made a higher offer), rather than to on one of the other potential buyers, I still felt that Manning Stainton had done a good job and am happy to recommend them.

GoogleThe agency initially came across as professional and structured, creating confidence in their approach. However, their strategy seemed more focused on securing quick sales rather than achieving the best outcome. A price reduction was suggested surprisingly early, and once lowered, offers quickly followed, raising questions about the timing of their advice. Communication was persistent to the point of being excessive, with frequent phone calls from different numbers, even when clear preferences for contact had been given. Voicemails lacked detail, making it difficult to track key information. Towards the later stages, sudden deadlines were introduced with little notice, creating unnecessary pressure for immediate action. These last-minute updates, despite being foreseeable, made the process more stressful than it needed to be. There were also instances where they bypassed key decision-makers, seemingly to speed up the process rather than waiting for a response in due course. Instead of respecting that people have their own commitments, they pushed for quicker outcomes that suited their own agenda. This approach, combined with their pressuring tactics, led to a lack of trust in the process. Additionally, there remain unanswered questions about why similar or lower-quality properties in the same area were listed at equal or higher prices, both before, during, and after our property was pressured to settle for less. This raises concerns about whether the pricing advice given was truly in our best interest. And when it comes to exchange day? Silence. Nothing all day, until closing time, when they finally get in touch to confirm they’ll be sending their invoice for payment to the solicitors. After all the pressure and persistence throughout the process, it becomes clear what their priority was all along. Overall, while the service appeared promising at first, the experience felt more about speed and securing their fee than ensuring the best outcome for the client.

What a fabulous buying experience we had when purchasing our forever home. Georgie Cullerton was so accommodating with out of hours viewings to fit in with our work schedules. She was back and forth to the vendor throughout the negotiations. It was a long process due to surveys and the nature of property but Georgie & our move manager Ann Rimmington made it so much easier. Always kept us updated throughout and asking if there was anymore they could do.

We had a smooth experience selling with Manning Stainton Crossgates. It is certainly true that buying and selling a home is a very stressful experience but they made it as stress free and easy to navigate as was possible. Jacob took us through the sales process smoothly and valued and listed our house and then handed us over to Natalie who was really helpful and a good point of contact when dealing with offers. Once the offer was in we were handed over to Joanne for the rest of the process and she was great -very responsive to any query and excellent at chasing up all parties in the process in a calm manner. I would highly recommend Manning Stainton.

GoogleThe letting service provided by Manning Stainton has been generally satisfactory, especially John Sheader, whose prompt communication and efficient handling of issues have been very helpful. I would like to suggest two areas for improvement: 1. After a tenant pays the holding deposit, it would be very helpful to provide a confirmed move-in date. This would greatly benefit new tenants and help reduce potential financial losses. For example, it would allow them to give timely notice to their current landlord, arrange school transfers for their children, organise broadband relocation, and schedule furniture deliveries. 2. The check-out report provided at the end of the tenancy could present a more neutral description of the property’s condition, in order to avoid unnecessary disputes during the deposit return process.

Just a great experience all round with Manning's, from Maisie at the start with the initial valuation being very positive and helpful. Becky was a fantastic sales negotiator by being available constantly and discussing feedback from viewings. Phoebe was a fantastic move manager and kept everything on track, the whole legal process was as smooth as it could have been really. Overall a really positive experience, wouldn't hesitate to use again.

Codie in particular makes this estate agents 5⭐️ She has communicated with me throughout my house buying process, making me feel at ease and going above and beyond to make the sale as smooth as possible.
