Special thanks to Joanne, the Move Manager for seeing us through to completion with diligence and excellent communication. Also to lovely Lesley, who came to take the photos when there were workmen in the street, and revisited another day to do the external shots rather than make do with a camera angle that excluded them!All the staff I encountered seemed enthusiastic, helpful and motivated. The main reason for choosing Manning Stainton was that they are open every day. They conducted all the viewings. Some were outside their advertised office hours, so they are clearly flexible to meet their customers’ needs.

Don’t use!!

Don’t use!!! The whole old tenant new tenancy has been a fiasco! Poached my old tenants then had audocity to ask me for a reference! No inventory given to me, tenant having to email me (as advised of your staff).Surprisingly I was never asked to write a review like all other clients! This below is just a snippet of the stress I have endured despite informing the staff I am currently on maternity leave thus was stressed about no tenant/mortgage cost at all time high- someone replied to me on all below issues clearly clueless as to real world as zero compassion nor understood any of my complaint so sends another email saying ‘been confusion’ embarrassing, as incompetent as his staff, makes sense now. I have used these beeps for the past 6 years for one of my rentals. I have to say I am never remembered.I have had nothing but issues, undue stress and incompetence and constant emails, phone calls.Firstly my tenants were encouraged to move despite already being in a tenancy with beeps until July! Then the audocity to chase me for a reference from my tenants poached! For my tenants for a new property with yourselves. Tenant was suppose to still be in situ until July! I wondered why they were not persuaded to stay in my property- so you can make another fee of course??I explained to one of clueless staff, I urgently needed new tenants as I am on maternity leave/ will struggle to pay the mortgage.Your agents asked tenants to take pictures- save them a job! Then a mixture of years old pictures and up to date ones were on the ad online which looked terrible. I found a tenant as bizarrely they were in desperate need of somewhere, sent their gran to view apparently so not sure fully happy with the house, never encouraged to view themselves, however I was told they viewed- lie number 6 from beep beeps The thing that disgusted me more than anything was a viewing taking place without my say so, it was arranged through the tenants then I was asked if they can go ahead? I was lost as to when they were shown in my house, was told tenants agreed!Next- find out from current tenants that the agents failed to show up for this viewing so kindly one of my tenant showed them around- they informed in a rush and can move in 2 weeks. My tenant then left and demanded 2 weeks rent as they had paid me a full month and because of the viewing they did had all the info! So I asked for beep beep beeps expert opinion should I refund 2 weeks rent, simply up to me was the response.Constant emails from new tenant saying beepers have told me to tell you this and that and this and that- why can they not be properly informed of how to complete an inventory and sign it I will never know, I have with all the time & stress, going back and forth between old and new tenants felt like an estate agent myself.Still awaiting the tenants deposit into the deposit scheme, a month after their move in date, I hope your interest rate is high as holding this volume of money for that length of time on all tenancies is big money and a disgrace! Beeper high beep beep assures takes a few days! Yet took over a month! And only when I chased otherwise still be waiting. The tenants were given keys to my property days before the official move date which then invalidated my new landlords insurance policy.I hope nobody will endure just a fiasco especially when on maternity leave and let your staff know what maternity pay is in the UK and that not everyone is even on contract work and gets maternity pay so having no tenants puts them under so much financial strain,’the team’ give no hoots about this! Use a real estate agency where you don’t have to do their job for them! One who can read emails and understand!

Both sale and purchase experience was exceptional

We had a wonderful experience from start to finish both buying and selling. Whilst they weren't the cheapest option for selling, you are paying for a level of service that doesn't exist much anymore. Harry and Laura from Wakefield branch were both brilliant in their respective roles - the information regarding the process and fees were clear, everyone was very friendly and personable and actually listened to what we were saying, as well as being very quick to get us up and on the market. We chose to do our own viewings and didn't anticipate the amount of interest we would have, but everyone in branch made sure these ran smooth and organised them really well. We were assigned Claire Hale as our move manager for both sale and purchase and she has been absolutely fantastic throughout the whole process- always on the other end of the phone or email, consistent updates- even when there wasn't much by way of updates from solicitors, she would still check in to let us know where we were at. We never felt out of the loop and she made sure to find answers to any questions or queries we had. The overall experience from all teams and departments has been nothing short of exceptional.

We can’t thank Alex enough for his incredible support and efficiency after we experienced water damage in January. From the moment we reported the issue, he took charge, ensuring that everything was handled as quickly and smoothly as possible. He coordinated electricians, carpet installers, and other professionals to get our home back to normal in record time. He even arranged for the removal of a damaged sofa after two years (the landlady previously refused to remove it). I was recommend Manning Stainton by a friend who had recently sold his property through the Headingley branch. He stated they were very efficient and had an excellent marketing team . I called the manager Amy King and arranged for a valuation. Amy was very professional and gave good advice on how to market the property to its full potential. What was also pleasing was the valuation figure given was the amount I expected it to be. An appointment was made for the photographer (Tina) to attend. Once again a very informative and professional experience.It wasn't long before the marketing teambegan contacting me with numerous appointments for viewings. All appointments and feedback from potential buyers could be viewed through MyManningStainton on their website.Once i had accepted an offer I was kept very well informed by the Move Manager, Charlotte Poutney regarding surveys or further negotiations which were handled efficiently and professionally. I recently sold my house in Armley with Manning Stainton's Wortley branch and have nothing but positive words to say about them.The were the most on the ball and least pushy out of the agencies who valued the property and had lots of helpful advice for me. Initially I deal with Alex and Nikki who helped with the valuations, marketing and advertising of my house and then Lucy and Lesley were responsible for overseeing the sale for me. I sold my late mother’s retirement flat through this company and have been impressed with them throughout the process. They were very knowledgable regarding previous sales, price, and timescales involved. They kept my up to date on viewings and any interest. Also they were keen to get me the right price offer. In particular Charlotte Poutney, the dedicated move manager was excellent. She went above and beyond to keep all parties up to date on a weekly basis with whether sale process, outlined any issues, sticking points, and tried to push things along with all the people in the chain. MS Crossgate failed to complete a no chain,no tenant ,empty properties in 9 month.(28 Birch Crescent)Though Joanne Williams is very responsive ,often get back to me in enquiries,Natalie Adkins is very nice.The issue with Manning Stainton is their cooperation with their recommended solicitors,Chadwick Lawrence.In Dec2022 offer accepted, Chadwick Lawrence and Ms don't do anything until Feb 2023 until the seller died.Wasting my time and golden opportunity to complete despite 2months which is enough for successful completion.Still not any feedback from Chadwick Lawrence after probate granted in JUL2023.Seeing Zero progress ,I decide to pull out in AUG2023.I am not the loser as I obtain a properties with much bigger bedroom and garden in Skelton area but sellers is the loserAs far as I know the second buyer buy from mortgage.In this faulty house it will be undervalued which means the offer will be less than the asking price at which I am offering asking to seller .Accounting the bills paid by seller in 1.5 year and a lower offer .Seller is the loser i guess she will also file a complaint as the outcome is not a good interest to seller.As they failed to complete in reasonable and I have to apply for rental properties which exacerbate my stress.I have to ring to book for viewing in my lunchtime as the rental market is hotDespite meeting 30months salary requirements, willing to increase rent by10% and paying upfront.Manning Stainton Morley still not renting the properties despite acknowledge the situation and make us homeless.It's ridiculous that they make an excellent ash buyer who is willing to wait ，keep showing high level of appreciation,keep showing appreciation to MS staff,become homeless.After checking,the other properties offered by other estate agent at similar time can complete within 4 months even with chain,Your Move James Baratt complete within 1.5months and this firm can only complete the sale after I pull out for 1.5 years.After this terrible experience,I don't want to sell the house as they educate me house selling take 1.5 years.Even selling the properties i wont come to MS.I also get addiction to rightmove after this sell as they makes me browse rightmove to look for alternatives and rental properties everyday.It looks like

When deciding which estate agency to use to put out house on the market, the deciding factor was the superb service from Jessica & Ellie.Both were really helpful & friendly & came across genuinely interested in our property.From the first time to the last time I spoke to them their service never faltered.Jessica kept me updated with the progress throughout & always did what she said she was going to do, making follow up phone calls to keep us informed.We were unhappy with the photographs taken by the professional photographer but I appreciate this isn’t the fault of Manning Stainton but I couldn’t give 5 stars for this reason.Other than that, I would highly recommend.
