Attempted Theft of Holding Deposit.

Recently let a property through Wards of Kent based in Medway City Estate. I paid a holding deposit of nearly £200 which they are denying all knowledge of despite the fact that I have it in writing that this will come off my first rent payment and my bank statement shows that the payment went through separately from the deposit and their extortionate agent fees they charge for frankly very little in return - I wasn't even given a viewing, they messed up from start to finish, and now they're attempting to steal money from me. Absolutely poor service and experience all round, I would avoid their letting agents at all costs.

Unable to sell our property

We had a terrible experience with Wards. We had signed with them in late June, when the property market was still strong. They knew we needed a quick sale, but still didn't actually start marketing it until our 14-day cooling off period was almost over. They had scheduled two open houses, the first didn't get any viewers and the second a week later only had two viewers. They had initially marketed our property higher than what I thought we could get for it, and as such our property didn't get any initial momentum and we had to reduce our price within two weeks of it going live. We had managed to source another buyer during this time, but Wards refused to release us from our contract, which meant we lost the opportunity to sell. After 14 weeks, we had averaged less than one viewing per week and we told Wards to either let us out of our contract early, or we were just going to delist it and wait for the contract to expire. They finally let us out of our contract early. But since then, the housing market has fallen and though we have found a seller since then, the price was significantly less than what we could have secured back in July. They were combative with us and in the end cost us a lot of money.

Where to start.........DISAPOINTMENT

Where to start.........Communication, there is none, we have had our house on the market for over 10 weeks and we have not had one person step through the door, with this we have not had any phone calls or feedback, my daughter use to work for the company many years ago and advised me that her boss at the time insisted that vendors are contacted weekly with updates and to have a chat to see what can be done to help sell the property! Thats the biggest disappointment, as i appreciate a house sometimes does not sell the same day but not hearing from anyone is not great!! Then when we would call the branch we would be told nothing is wrong with our house. We had a open house arranged, again I heard nothing all week, so I called the branch to ask how many people to expect, to be greeted with a slightly confused person who did not know anything about it. Nick the branch manager and Katy have been very helpful and polite but I just really feel the service has massively dropped from what we was promised at the time of listing and that is not his fault if the branch staff aren't on the same page. I also called a number of times on different occasions to be put through to the call centre, who again was polite but couldn't help me with my enquries, so how can a branch sell the house when they aren't answering the phones? Just very very disappointed, I am not stupid, I know things do not happen always quickly but a little bit of communication and assertiveness wouldn't go a miss!
