GoogleAvoid at all costs. They rip you off - my property didn't have any flooring for over a month, hot water didn't last for over 5 minutes in the shower, the washing machine was broken, the furniture was worse than basic, balcony door didn't lock, the contractors used to let themselves in into the property without even letting me know about the appointment. The worst estate agents you can let from! Avoid them and you'll have peace of mind.

GoogleDreadful. These lot will charge you for breathing. They were actually pretty good, admin fees notwithstanding. That was until they decided to rob £150 of our deposit when we left for extremely trivial reasons.
Do not use.

GoogleAppalling landlords.
They hold on to your deposit, charge you hundreds of pounds for a lightbulb that doesn’t work (after a whole year living there) and when you try to get your deposit back, they stall and stall, pass on your case to another member of staff so you have to start all over again - six months after moving out we are STILL waiting for the deposit & they are still stalling!!
DO NOT RENT FROM THESE PEOPLE THEY ARE CROOKS!

GoogleThey dont care about us the tenants.Never worked with such a money oriented selfish service in my life in any industry.
It took them 4 weeks to fix my broken respirator. The apartment was not clean at all when we moved in and the company did not offer any kind of flexibility about getting the keys in the weekend. When confronted about the quality of customer service only got yelled at when it should be quite the opposite.

GoogleMove in day today was diabolical, car park
Fob did not belong to this building, no car sticker or whatever is needed to put into car. Had to drive to Didsbury to get this sorted, Only one key for entering the building will get another tomorrow (Friday) or by next Tuesday!! Meaning when we go to work at weekend it is going to be very difficult. Do they care, not one jot. Furniture on inventory that was signed in office was not even in the apartment. Total shambles and they are just happy now as all the money has been handed over, but couldn’t care less that we are in a mess. No good just saying sorry and having us driving around you should of come with the fib to us and you should make sure the second key comes tomorrow

GoogleTerrible agency we pay the fees applies, the deposit and the rent, because they said we are going to loose the property without sign the contract. We stay 12 days sleeping in a friend house because they said that was missing paperwork to do. They are so slow and found excuses all the time. Finally we get the keys and they didn't give any money back o doing anything of that 12 days we didn't stay in the house. We get inside the house and it was a lot things broken (wardrobes, WC no fix in the floor, hob not working. Shower leaking, bulb light burst, few things disgusting). And we will see about the deposit in one year. Absolutely horrible.

GoogleThinking of renting a property through Philip James? Be prepared for extortionate “administration fees” oh, and say goodbye to your deposit too!
I’ve now bought my first home but was renting a property through Philip James for 2 and a half years. My tenancy on the property ended a few days ago. Yesterday I received an email from them informing me that they’ll be deducting the majority of the £650 deposit I paid when before moving in. £230 of this is administration charges (so just for the fun of it, yeah?) , £90 in cleaning fees despite having spent hours cleaning the property top to bottom prior to vacating (what are you cleaning exactly?), £75 for scuffs on the wall (so wear and tear basically?) oh, and £25 to replace 5 lightbulbs despite there having been no lightbulbs in the property when I moved in.
Also, if the property isn’t up to a suitable living standard, for example excessive mould and damp, a leak or appliances and fittings that are falling apart then don’t even bother complaining because they won’t do anything. Don’t worry though... on top of your rent increasing each time you renew they’ll still charge you a cheeky £175 “admin fee” each time just because they can.
My advice... I’ve rented several properties over the years and never been ripped off like this by any other managing agent. Trust me, there’s plenty of other options to choose from out there which won’t result in you being taken for a mug.
Come on... sort it out lads!

GoogleI'm not the one to leave reviews, but honestly this is one of the most unreliable lettings agency, especially if you are a student.
I've been trying to get in touch with the lettings department for weeks, and nobody was answering the phone. After calling the sales department and explaining the situation, they transfered me to lettings. I was interested in a flat and wanted to book a viewing. I was told the people who are currently staying in the flat are not in town, I gave them my contact number and I was told I would get a call back as soon as they come back.
Two weeks later, no phone call, and I just saw the property has been let. I am incredibly angry with this company.

GoogleWon't be using them again, will recommend any friends moving house in Manchester to avoid. They're bang on the ball when it comes to harvesting your deposit and any other money they need, but when maintenance is required or there's an issue it can take up to 6 weeks for any response.
Amazingly calling them ANY time of day, the person you need to speak to "is on lunch and will call back" - Never happens, you need to get onto them in your own time, repeatedly for any action to be taken (in our case we left the tenancy after a year with issues outstanding)
Hugely unprofessional and slow to react to anything. Use someone else

Google! Please avoid! This agency is incompetent and are only focused on grabbing the money not on the customer per se!
Had my viewing done with one of the member of PhilipJames on Deansgate in Manchester. The lady basically opened the door and almost didn't say anything. I had to ask for everything. She wasn't even bothered with details about the apartment itself. Just the basics and that's it. Also, because I am a student, I asked what I need to do in order to receive this apartment. So she replied that I need guarantor and nothing besides it (she didn't mention about guarantors earning at all). An hour or even less after the viewing I got a phone call that there are other people to see the apartment and that I need to pay the deposit, otherwise there are smaller chances for me to get it. In later stage, when I paid the deposit, I found the guarantor but the agency didn't accept him. After this situation there were hundred more confusions and a lot of anger and stress caused by the agency. Honestly, I think that this lady need a long break. Her attitude and face expression when I was signing the contact were unacceptable.
What's more, there is no support or help from PhilipJames members. They are like a predator - just looking for the occasion to grab the money from you, don't care about you or your opinion at all.
I could write an assignment about immoral ethics of this agency and members working in there. I got through hell with PhilipJames Manchester and I strongly DO NOT recommend them to anyone.

GoogleThe staff is rude, unprofessional and generally incompetent. My apartment was entered without my permission, they refused to fix an electrical problem at the property I was renting by updating the wiring in the building and instead told me that I could only run one large electrical item at time. When I moved out, they refused to deal with an electricity meter mix up and refused to refund my deposit (despite no deductions and me leaving the flat in excellent condition) because I was unable to close the electricity account; even though this was due to Philip James' refusal to allow a technician from nPower access to the property, which is against the law. I would strongly recommend avoiding Philip James Property Management at all cost.

GoogleAvoid this agency, they do not look after tenants even if you have got kids under 5 years old!! ( My case)
Very disappointed with them after report a bathroom leak they keep sending contractors to the property to give them a quote for almost a year!
At the end of my tenancy agreement they ask me to pay for kitchen hub
after it be damage due bathroom leak, 10 months with provisional light in the kitchen due bathroom leak and once my tenancy agreement end they ask me to pay for a kitchen hub !!! Joking, unbelievable!!!!

GoogleNever ever again.
Ignored all queries when I had them.
I particularly liked the one where we didn't have cooking facilities for three months and I had a disability which limited me to and oven, which we didn't have. No one responded for a long time and then we were just ignored. At the end of it all they requested we pay for it even though it was far from my fault.
Try to rip desposits from you.
Very low standards

GoogleI booked a viewing for 12th August and was told on the phone it would be at 14:30pm. The email confirmation stated the time was 14:45pm.
I arrived at the property at 14:30pm just in case. I waited until 15:00pm and nobody showed up. I rang numerous times and they didn't pick up. I e-mailed to say I was waiting and e-mailed again saying I left after 15:00pm and that I was disappointed in their lack of communication and professionalism.
They have unsurprisingly not bothered to reply to my e-mail. They have my mobile number so could have rung me if they were running late, or if they couldn't make it but they didn't. I live one hour away so it was a huge waste of time. Extremely unprofessional.

GoogleAbsolutely appalling estate agent. No reply by phone, email or even in person!! No attempt to assist or give you alerts to any new properties.
Do you really want to rent with a company who just say “No, we have nothing.” And effectively tell you to just go away and have a nice day??!
I’d give them zero stars if I could. Absolute joke.
