GoogleVery disappointed with Granite after what was a positive beginning. They were unresponsive on our deposit until the last day allowed by DPS and then attempted to charge us for cleaning and a broken fridge handle which wasnt present when we started. We left the property in great condition and responded directly to their charges as we were shocked that they would have the audacity to suggest it needed professional cleaning but they refused to engage and just sent it to DPS. Luckily the DPS were reasonable and saw that they were attempting to use very deceptive photographs as 'evidence' that there were cleanliness issues and gave us the vast majority of the disputed amount back. The missing fridge handle was even missing in the evidence they submitted to the DPS as proof of original condition, which just goes to show they didnt care and were just chancing it to get whatever they could. The staff were friendly in person but the manner in which they conducted themselves in every other instance makes Granite one to avoid.NegativeProfessionalism

Each time we receive a review, we investigate the issues raised and check back through the tenancy to view the communication exchanged between the tenant and our team. On this occasion, I can see that all the issues you raised throughout the tenancy were always resolved quickly and satisfactory and because of this, I can see from the emails exchanged, you had a good and friendly report with our team throughout your tenancy.
I can therefore only assume that your negative review is based solely on the checkout inspection report your received after vacating the property and the associated proposed deductions that followed. Unfortunately, the deposit return process can be frustrating, we were not ‘just chancing it to see what we could get’, the deductions were made by request of the landlord, they own the property. On this occasion, the landlord was not willing to negotiate on the proposed deductions, based on the evidence supplied.
When a tenant and landlord can’t decide on a fair resolution, we can do nothing more but to pass the case to the adjudication team at the DPS. On this occasion, we agree with the award made by the DPS, this is what they are there for. I’m sorry you feel that us passing the case to the DPS to adjudicate was not appropriate but in some circumstances, it’s the only way to get a fair result.

GooglePretty dire agency. Fortunately we didn’t have to deal to much with them, but don’t expect any customer service when you do.
Our washing machine broke and took a full 4 weeks to get a replacement. All correspondence was done via email, as they either refused to take calls or on another occasion was told the person I was after was ‘in the toilet!’. They just lack any basic customer care, and was treated very much like another number and an inconvenience to them.
Getting the deposit back also took a full 2 months. Wouldn’t use unless you have to.

Dear Stephen Warne & Katharine Asher, thank you for you reply and i'm sorry you feel that you had a bad experience. We do appreciate feedback, both positive or negative. As you point out in your review, you didn't experience many maintenance issues whilst living at the property and I note you were living at the property for nearly 3 years. Looking at our system, the few issues you did raise, were dealt with quickly and efficiently. With regards the washing machine, our appliance engineer did actually attend to the property within a few days of you reporting the issue. On inspection and as you know, the engineer confirmed that the machine was beyond economical repair and so the landlord requested quotes for a new machine, after sourcing quotes and submitting to the landlord, we then had to wait for approval before we could proceed, which took a little longer than normal because he was away. You reported the issue on the 14th January and the new machine was supplied and fitted on the 31st January, so not quite 4 weeks. The deposit deductions were submitted to the DPS within 2 weeks of you submitting your final bills, just as lockdown hit the UK. The length of time take by the DPS to adjudicate a case is unfortunately out of our hands, made worse in this case by the lockdown situation.

GoogleWith one or two notable exceptions I was disappointed with the professional standards of this agency. I would urge caution where the letting agency is not managing the property but is involved on behalf of the landlord. Essentially in these cases they could not care less about the tenant. As guarantor I felt that I was being asked to pay for making good some ware and tear issues that were present in the flat prior to start of tenancy. I came to an amicable settlement with the landlord (who was a very reasonable chap ) but my dealings with Granite left a bitter taste! My advice is to photograph any deficiency at all as evidence prior to signing. One of the directors came over as "too clever by half" and in that sense most unprofessionall

Thank you for you review and I’m sorry you had a bad experience using our agency. However, unfortunately and as you quite rightly state in your review, we didn’t manage the property in question, this was taken care of by the landlord himself, he also registered the deposit in his own deposit scheme on this occasion. In this situation and as we tried to explain to you on several occasions, we had no dealings throughout the duration of the tenancy and so we were simply not authorised to make any decisions with regards the deposit at the end of the tenancy. Yes we directed you back to the landlord but this wasn’t us fobbing you off, it was merely because we were in no position to make any decision on what funds should be returned to you. With this in mind, we simply did not ask you to ‘’pay for making good some wear and tear issues that were present in the flat prior to start of tenancy’’. It was the landlord that asked you to cover costs and we have the emails as evidence. Therefore I feel your review is inaccurate and unfair.
Furthermore, when we move tenants into a property that the landlord is managing themselves, we always advise tenants to take photos of any discrepancies upon moving into the property, so that they don’t get held responsible come the end of the tenancy. I am unsure why the tenants / you didn’t do this, specifically when this was advised in the welcome pack we give upon moving into the property.

GoogleThe director of this company shouldn't be allowed to use a stapler, never mind be involved with something as important as your home.
My experience was such that I complained to the Property Ombudsman. After filling in a few forms the Ombudsman found that:
- They come in to your house when not invited to show other people around.
- They don't have any understanding of the Tenancy Agreement and the tenants rights.
- They don't run the business professionally or keep details of correspondence.
For very little effort I received both a moral victory and £25.00 damages. I am happy to provide a copy of the Ombudsman's report if you contact me directly and provide free advice on making a complaint.
I urge the growing army of renters not to stand for the current status quo. The truth is that anyone can set up a letting agency, you don't have to have any training and there isn't an ethical code as for many other professions. But that doesn't mean that you have to take their bs and get screwed.
If you've had a bad experience complain to the Ombudsman. It's easy. At best you will get an apology and some cash and at wost you'll give the letting agent some unwanted paperwork - disrupt their kerching for a few minutes. If you don't complain you only serve to encourage their greed.

Unfortunately because we didn't manage the property for the duration of your tenancy (you were dealing direct with your landlord) we were unable to give you a resolution to the issue that you were happy with. Therefore you escalated the case to the Ombudsman, the Property Ombudsman regulate our ethical code of practise.
I'm sure that most people that read this will be aware, there are two sides two every story. The small compensation award of £25 illustrates this.
I would also like to point out, in the 8 years we have been trading, this complaint was in fact the first ever case raised with the Ombudsman against our company (feel free to contact the property ombudsman to clarify).

GoogleWe moved into the property at the start of September and so far Granite have been great. Couple of minor issues with the property but they were very quick to arrange repair/replacement where necessary.
We primarily dealt with a Lady called April, who was both incredibly helpful and informative on the whole process and passed over some great advice. Me and my partner have rented in manchester for a couple of years now, and so far, Granite have been incredibly professional and so much better than those we rented with previously.
I have no concerns at all that there will be any issues with deposits as they use the deposit scheme, and also provide and incredibly detailed folder, which contains photographs and a detailed appraisal of almost everything in the property. If they do miss anything, they are very quick to advise that you yourself document the damage or problem at the time of moving in.
All in all, refreshingly friendly and professional. We would definitely recommend letting with Granite.

GoogleVery poor experience with granite lettings. They were always very slow in fixing things including a leaky roof which wasn’t fixed for months. They also claimed there wasn’t a mould problem before we moved in and charged us in the deposit, despite within the first month of us living there we reported the problem and reported it consistently throughout our tenancy. Lots of additional charges were taken out of our deposit for things that were there before or were normal wear and tear and therefore shouldn’t be charged for. They have been extremely slow in replying to us and have dragged out this process for months and months. I don’t know why my last review was deleted (I hope that wasn’t because it was a 1 star review).
