GoogleGranite are a great letting agent & I cannot recommend them highly enough.
I first moved to Manchester in 2018 & stayed with them all the way through to 2025.
The whole check in and move in process was straight forward, it was always easy to get in touch with them, your call would always be answered & you'd get prompt replies to emails. Some of the other letting agents you had to fight tooth and nail just to get a viewing.
Once I'd moved in, any queries or issues were dealt with promptly, unfortunately I don't have any one specific staff member to call out, as there wasn't really any on going engagement with one specific person, as they were so quick & efficient at dealing with queries etc, usually one email was sufficient.
When it came to moving out time, I wanted to stay with Granite but I was moving from the area so couldn't. The whole checkout process was clear and simple, any queries I had during it were answered promptly & I was treated well. There was no trouble trying to get my deposit back or anything like that.
Sometimes when you're renting you can feel like a burden when speaking to the agent, but with Granite I felt more like a valued customer & they really look after you there! This isn't something I'd usually expect of a letting agent, due to some poor experiences in the past.
If I ever move back to the area or when it comes to buying a place, Granite will be the first place I look.

GoogleHaving just sold my house with Granite, I couldn't recommend them highly enough. The team were excellent from start to finish. The house had been up for sale for eight months with another agent as I had assumed that some local knowledge would be beneficial.
After speaking with a number of other agents we decided to go with Granite. Colin gave us great advice on how to make the property look it's best and the improvement in the pictures and videos from that of the other agent was massive.
Viewings were conducted by Sophie who was excellent and kept us promptly up to date with any feedback.
We had three offers and had a sale agreed within two weeks! The rest of the process was managed really well with Wesley and Colin chasing up the solicitors regularly and keeping us informed of the progress throughout. Thanks for a great service!

GoogleThey only rent to people who have been with same UK based employer for 3 months and have 4 years credit history within UK. They never tell you this throughout the process unless you ask. They also never answer the office phone. After arranging viewing, no contact number or email of agent was provided. Viewing was at an odd place very hard to access and no way to connect with agent. Due to these reasons I wouldn't recommend them. Also the house was worn out and extremely old with half the appliances not working during viewing.

Dear Reena, thanks for taking the time to leave a review. However, i'm unsure why you are making inaccurate assumptions about who we rent too? Unfortunately the rental market is ridiculously busy at the minute, this is mainly due to the huge shortage of rental units throughout the city. We certainly don't just rent to candidates that have been with the same UK based employer for 3 months? If you have been with your current employer for more than 3 months and have a healthy credit score, this simply helps you pass through the referencing application, without the need for a guarantor, its certainly not a minimum requirement. The specific affordability requirements for each and every property we list, is clearly explained in the description of the online property advert. The property you viewed was very popular and the landlord received multiple offers over the course of the afternoon, all above asking price and from better qualified candidates. The landlord makes the final decision on which offer they decide to move forward with. Good luck in your search!

GoogleI would not recommend this agency at all! Avoid it at all costs. See my reply to the review -Thank you for finally replying, it only took you over a month and some clearly incorrect “research” on your end. I was a tenant for 2 years, not “a number of years,” and had 2 contracts, not “several.” So let’s start by getting the facts straight.
As for your assumption that my complaint is only about the deposit, it’s not just an assumption, it’s a pattern. You might want to look at other reviews and feedback you’ve received, because I’m clearly not the only one who’s had issues with how you handle deposits. Yes, the DPS exists to offer a fair decision, which thankfully it did, but that doesn’t excuse the fact that you submitted incorrect information in the first place. That’s on you.

I’m struggling to find any correspondence with regards a compliant during the tenancy, so I can only assume the complaint stems from the result of the deposit claim at the end of the tenancy, which has since been settled. It would have been ethical to reach out to us to raise any concerns regarding that topic but as I’m sure you are aware, the deposit protection schemes are in place to offer an unbiased review of any proposed claims made by the landlord and they carry adjudication on that basis.

Granite Lettings & Property Management fully manage my Manchester buy-to-let portfolio (9 properties). I have found them to be extremely professional and diligent in their approach to property management. They are also very good and sourcing the right type of tenants and when issues have arisen they have dealt with the matter swiftly.
I have had my portfolio now for just over 10 years and the condition of my apartments are still of a very high standard and Granite Lettings should take the credit for that accomplishment.
I would recommend them highly to any experienced or novice Landlords!

GoogleRecently used Granite Lettings to secure a rental property in Manchester City Centre.
Their professional and friendly team guided us through several viewings until we found a property that was right for us.
Checkin went incredibly smoothly and much much quicker than previous checkins that I’ve had with other agents. Everything within the FTTA was fully explained in easy to understand terms.
Renting is always difficult and as expected on move in day you find the odd niggle or fault. Granite have been great arranging for any maintenance teams to attend quickly addressing concerns and issues. Or contacting the landlord on our behalf to put things right.
Communication via email has always been quick and friendly, replying to queries and concerns within 3 working days.
It’s really hard finding a letting agent that wants to work with you as a tenant to do the best by the landlord and ensure that the property you’re renting is being kept in the best condition. I’m pleased to say that with Granite Lettings on our side it’s been the most stress free experience and I’m very happy to be letting via them for the foreseeable future! Proof that not all letting agents are bad!

GoogleFrom the start of our contract they were a breath of fresh air. Willing to negotiate, willing to listen, and willing to treat us as people, not as a sale like other agents we've dealt with. Colin was great during negotiations, and Demi was a fantastic follow-up.
Came home to a leak in our flat one evening, and Demi was brilliant. She was straight on the case and really proactive, willing to spend her evening helping us out. Next day she followed up multiple times, and was round at the flat to make sure we were managing OK.
Although it's a rubbish situation, Demi was super helpful and really understanding, which hasn't been our experience with previous estate and letting agents. Appreciate all the extra effort - it hasn't gone unnoticed!

GoogleI movee into an apartment managed by Granite in 2015. Upon moving in it was clear it had not been professionally cleaned as promised. Dirty laundry, magazines and empty bottles were left on the floor, the fire alarms had been removed by the previous tenants. One of the windows had been superglued locked. The boiler didn’t work properly. Most of the lightbulbs had been removed or were broken. And worst of all THERE WAS A BEETLE INFESTATION. We documented everything and spent several months having repairmen, pest control companies and various engineers visit to get the property to a safe and liveable standard.
During the three years of living there, we had very few issues, but when something did come up, it would take Granite a long time to contact the landlord and authorise any repairs.
We moved out this year, and left the property in a much better condition than when we had moved in. We took photos evidencing that it had been cleaned and tidied in readiness for the new tenants.
Granite wrote to us stating the landlord wanted to claim £64.30 for THREE lightbulbs to be replaced. Two of which were in working order when we left, and one of them was never functional during our stay as the fitting was outdated and needed replacing. The landlord had been aware of this initially but never bothered to fix it. He also wanted to claim £120 to have the apartment cleaned, despite it never been cleaned when we moved in.
We called Granite Lettings to complain about the unreasonable deposit deductions, and the staff member was very rude and condescending. He seemed to have forgotten his place, and forgotten his role was to look after the tenants, not just the landlord. They sent photographs evidencing “cleaning issues”. One photo was a single hair left in a drawer. One photo was what looked like two crumbs on a chair. There were photos of items which needed to be “removed” by cleaners which included some handwash by the bathroom sink, and several mirrors and a picture - which WERE THERE when we moved in. Clearly the landlord forgot he owned these items. One photo even stated the toilet needed cleaning because we had left toilet cleaning gel in the bowl!!
It was such a nightmare, and we felt like the letting agency had gone out of their way to look for any tiny flaw in order to justify the landlord wanting to keep a large proportion of our deposit.
In the end, we disputed everything via the DPS website, and except for a £60 “check out fee” which we had agreed to in our initial contract, we were rewarded the rest of the £750 deposit back in full.
Granite Lettings were uncaring and unprofessional throughout.

Thank you for your feedback and I’m sorry that you feel you had a bad experience using our services.
However, there are a number of inconsistencies with your review. Firstly, we agree that there were various delays in resolving some of the issues you reported during your tenancy. This was because your landlord opted to carry out all repairs on the property himself, this included the cleaning of the property prior to you moving in. As you know from the various emails exchanged, we also spent a great deal of time chasing your landlord ourselves and based on the problems you were experiencing with your landlord, even though no fault of our own, we actually made a number of goodwill gestures to resolve matters.
Secondly, the case did not go to dispute with the DPS. When you first received details of the proposed deductions via email, you were advised to reply to the email with your reasons for dispute and asked to supply any supporting evidence. Instead, Ben called the office and was quite aggressive with his manner, whilst also trying to use his police officer status as a threat to us and the landlord. My colleague was simply trying to explain that the deductions were, at this stage, only proposed deductions and that you were perfectly within your right to dispute the charges put forward. He was in no way trying to be condescending, I’m sorry if you feel this was the case. We explained that upon receipt of your evidence and feedback, we could then speak with your landlord, with a view to finding a resolution that you would both be happy with. As a result, we stepped in and persuaded your landlord to waive a number of the initial proposed charges, therefore preventing the case from going to dispute with the DPS. We were in full support of your comments and feedback, that is why the majority of charges were waived.

GoogleHorrible, Please read other negative comments about this agent and never ever work with them.
When I entered the property it was quite messy. The previous tenant did not clean the house properly. Toilets were full of mould, kitchen hub was dirty, fridge was in annoying situation, and the carpet was marked. I complained to agency the day after, but they told me I can leave the house in the condition I get. At the end of my contract I leave the house even in better condition I get. But they keep my deposit to cleaning a house in which I gave it in unclean condition. The problem is that they never use our deposit for cleaning purposes and the scenario happens for the next tenant.
During my stay in their property they never involved with something that is important for your home. Just take their agency fee and leave you alone. It is awful working with them.

GoogleThe team at Granite Lettings have been absolutely amazing during the purchase of our first home. From the first viewing at the property to the exchange of contracts, Colin has consistent, helpful, patient and always there at the end of the phone to answer our queries. The agency have been wonderful at liaising sensitively between us as buyers and the vendors to ensure a smooth purchase, and they have offered advice and reassurance during the queries that naturally arise during the house-buying process.
My experience of a variety of estate agents has been tainted by unreliable, rude and greedy service while we have been renting and viewing properties to buy. But Granite Lettings are undoubtedly the best estate agents we have ever encountered. Colin has gone above and beyond to make sure everything went smoothly with the sale. One example was when we got the property surveyed, Colin went to the flat to have a look at a number of small issues that the HomeBuyers report had raised and then liaised between ourselves and the vendors to get these issues resolved. He didn't have to do that but he takes a proactive role in ensuring his customers are happy. Colin and his team have just been great at every point of this journey and I am very grateful for the extremely professional, reliable and personable service received over the past 5 months. GoogleI have zero faith in any letting agency after the ordeal these guys had me go through.
Getting the keys to your new place should be a good day but finding a massive dead rat just outside the porch should've been a sign of things to come.
Every fixing in the property was a bodge job and every complaint made about the quality of the furnishings were simply met with a "did you want us to do anything about it or just for the record of the inventory".
6 months into the contract we get notified that we need to leave because the landlord is looking to sell, really annoying but fine. We put a deposit down elsewhere and request to leave by a certain date. - "oh the landlord isn't selling now and he doesn't want to release you from contract".
They then do an inspection at the property after the 12 months, everything is fine, they have someone come out to re do the silicone around one of the showers.
9 months extension offered (strange length but fine).
End of tenancy and we move out, I then have no correspondence with Granite for 3 months to which I receive an email asking for over £1000 for cleaning, damage and remedial work.
This is abysmal and ultimately what service have I paid for to go through a letting agency. I challenge the amount and this is taken to an adjudication in which we end up paying just over £300.
Do not bother with this company, do not bother with letting agencies all together, they're useless.
Find a private landlord and save yourself the stress.

GoogleWhen my husband was relocated for work, we decided to rent out our first home. We needed to find tenants fairly quickly. Colin and Wes were extremely responsive and we've had issue-free tenants in the property for a number of years now. Granite Lettings manage the property for us, which is great as we are not local, and it's much more convenient for our tenants. Regular checks are made on the property and Granite Lettings facilitate communications between the tenants and us very effectively. Very recently, we decided to put the property up for sale on the market and we did not hesitate is asking Granite to manage this for us. Once again, they've been very thorough and responsive to our requests, and have offered a great deal of advice on attracting the right buyer for the property. We have recommended them to several friends and have no negative experience of working with them.
