James has been in constant touch from the beginning keeping me up to date on viewings and offers. From launching to accepting an offer has taken just nine days so hopefully the conveyancing will go as smoothly. Very pleased so far.PositiveProfessionalism, Value

No chain flat sale missed target date

No chain flat sale I am currently going thru a conveyance sale and I am the buyer. The estate agent is naturally Express. The agreed target deadline has passed and now Express and their affiliated solicitors DC Law will not recognise the original target date.It is dragging on and on and I have found express to be very disappointing and showing little empathy for their clients. Express are affiliated with DC LAW who are truelly appalling, thereby if you have to use this estate agent then my advice would be to ignore their spiel in regards to their recommendation to use the morally and ethically bankrupt DC Law. The sales progressor (SP) acts as a conduit for DC and tries to cover for their short comings and will blame the opposite buyers/sellers solicitor for all problems every time thereby the notion of helping to progress the sale does not apply in my opinion. No one answers the SP direct number so you have to go thru the mainline which malfunctions and you get an application error message then you are cut off. Moreover, you do not get responses from the SP to fundamental queries raised via email and if you do its very evasive. As a result I have give up with communicating with the SP. The only person I can get thru to is the original agent who was assigned the task of dealing with the initial seller enquires, luckily I had his number saved, as a result, he put me in contact with an SP manager but I am having similiar communication problems with him and I have had no official response to my complaints email.sincerely

Worst customer service ever

Worst customer service ever. I have done business with many estate agents in the past, this one is the worst.I simply wanted to view a property which has been on the market for a long time. It was with another estate agent for a higher price. The price has dropped now but still been on sale for a few months. When I wanted to view the property they would not give me an appointment unless I am in a position to buy. So they thought I was not in a position to buy because my property is not on sale. But they failed understand the position I am in. My property is in a highly demanding area and more expensive than there advertised property which I wanted to view. They claim the property has a lot of interests and receiving multiple offers. But it’s been on the market for quite a while. So only so-called people in a position to buy are allowed to view the property. But not little old me, who actually has property sell in highly demanding area, just because I have not officially put it on sale. And they decided not to give me an appointment. What these unprofessional people don’t realise that some properties are advertised discreetly and some areas have so much demand that professional estate agents can get them sold without even advertising. This estate agent is the worst in UK in my opinion. Very poor service.Very unprofessional.I don’t recommend them.

Good

Good: appreciated that my property is unique; that therefore it is not for everyone; seemed convinced that the buyer would be from out of the area; had researched and seen that several new properties nearby have been sold between $460K- £540K--BUT they are tiny/each-in footprint, and that their gardens are 25% of size of mine, and are only semi's and 2 bed/3, with only one reception-mine has Three receptions; valued mine at $550K-£600K; also appreciated its situation-close to open countryside, and rail links, and motorways etc; also explained that the advantage is that you have 'access to 98% of market'-therefore a better chance of obtaining a sale. Bad: I would have liked to know % commission you charge, and more details of how you operate. 'Money Supermarket' gives -mostly bad reviews and warnings about your company.

Lied about their terms!

Pestering phone calls to get hold of me to discuss my property, and not leaving any voice message so no idea whole the call was from. When I finally spoke to them, they then insisted on a video call which was a completely pointless waste of time and could have easily been done over the phone (First appointment nobody even showed up after 30 minutes of waiting). When I finally spoke to them and went through the pointless video meeting, the agent lied about the terms of the agreement stating that there was no minimum term, even though that was clearly stated as 12 weeks in their T's & C's. Avoid!

I had a video call with Stacey Wroe. She was straight to the point and clear. She did not waste my time with sales patter or wild promises. I thought it a useful conversation and see nothing to lose by authorising them to carry out their initial sweep.

James Latham and Express Estate Agency…

James Latham and Express Estate Agency have been successful in finding a buyer for my property in days. Not only that but in this climate they were able to get us our asking price. Previously we had used to of the most popular Estate Agents in our area without success. The speed in which they operate is astounding. Quick, accurate, honest and are there 24/7 to deal with your problems. Excellent service and highly recommended.

I arranged a call but the connection kept dropping out at their end so we got nowhere, they tried to call back once but I was too busy. We arranged another call but the agent didn't turn up at all. it's all feels a bit disorganised, there is an avalance of texts and emails but they don't follow through on the promises. unfortunately this makes it seem scamy and shady. I think they want to draw people in with big promises of a 7 day sale at a good price but i feel there would be a sting in the tail....

good communication and loads of statistics i could see how many people were looking at my advert, it was a little slow to start , but when i got a viewing booked ,i was happy to be the sales person , i know the house and the area better than anyone , was great fun to engage with the potential buyers , all offers done through the agency so no awkward moments , from consultation to pictures was very good, listed fast , a short wait for interest , a small price adjustment to increase interest but then cant really complain sold within 6 weeks . the previous agent had 20 weeks and generated no offers . so generally i got a good price better than expected and was sold in 6 weeks . it worked for me . sold and moving on now .

Initially thought booking system was quite good. I had quick call back and confirmation of viewing for the Saturday. Following viewing I requested a second viewing, i was left a voicemail on the Monday to say an offer had already been accepted. I have repeatedly tried to call the agents and have emailed, no one calls me back. I have had no opportunity to put my offer in on the property despite my efforts. I'll avoid if possible for future viewings.

Highly recommend Joe.

I had to ring Joe many times due to the solicitors failings and probably on more than one of these calls I was angry and gave him a hard time but he came through every single time, got things sorted and got things moving and always called back when he said he would and was always pleasant and lovely to chat to Highly recommend

My negotiator James has be amazing

My negotiator James has be amazing. I have sold many properties over the years and this sale was by far one of the best. I had put the property on the market with two different local agents and no sale in 6 months Express sold the property in two weeks and solicitors have been instructed. Great job 👏
