AVOID AVOID AVOID

AVOID AVOID AVOID. Absolutely useless estate agency. The initial sales pitch was brilliant to get you onboard but that's where it ends. The sales team were shocking. No follow up after viewers, viewers not vetted as stated in sales pitch, no sale board, no floor plans in property description, house not advertised at agreed price, despite many emails and telephone conversation refused to make alterations, when gave notice to leave property manager told us we were tied in for 7 months which was completely wrong and only rectified to 12 weeks by a colleague. Property wasn't removed from rightmove on contract end day and continued to be advertised. And the fee if they had sold was 1.5% plus VAT which would have been in no way justified as they did nothing to justify this fee. We as vendors did all viewings. Stick to your local agent and solicitor and don't fall for the 700 advertising platforms they claim to have to sell your property.

Express means express

My apartment was not getting the number and quality of views I hoped for through a High Street agent so I went with Express Estate Agency in the hope of accelerating the process. I was not disappointed - it sold at a fair price within the month. I felt supported throughout and the agent, Shane, definitely negotiated a better price than I could have achieved alone.

Lack of transparency

They send countless letters saying they will make a cash offer and do on. Then to make appointment can only be on video which my phone wouldn't allow.Wrote back asking what is the figure, can only be told on video apparently as needs to be explained as to how the figure is arrived at.... In other words will be insulting with excuses as to why.No transparency at all and a waste of my time.

Express estate agency set a time to call me on 28th to show me what can they do for me, when they called me they said our system is down and set another appointment next day 29th at same time, in the morning the 29th they called me in the morning to confirm my appointment at 1700, but when the time comes, no one contacted me, how can someone trust such a company.

From the beginning

From the beginning, I thought the valuation was wrong. Mr Wilson seemed to be biased towards what the buyer could afford rather than getting a fare price for the property.i can only assume this was the case because express estate agency wanted a quick sale.Mr Wilson seemed to think I should take £2500 less than I wanted for the property, and yet I'm paying him to get as much as possible. I told him I would not take less than £227,500. Due to me rejecting the £220,000 and £225,000 initial offers from the buyer, i felt Mr Wilson pressured me into agreeing at £227000, rather than the £227,500. Mr Wilson put that to the buyer, and was rejected. But the day after that rejection, I got a call to say that the buyer was willing to pay £227,000. Although I am happy with the outcome I feel it could have been dealt with a lot better with my interest being paramount.

They are simply thieves and liar estate…

They are simply thieves and liar estate agents, they are online, they don’t have any office, they don’t meet you in person. They don’t give you any service as I needed a structural engineer to conduct a survey of the property I was about to buy through this agent. But they said we do not provide these services because we are online agents. They are there to grab money from customers pocket by any means I made an offer to property and when it comes to giving solicitor details, Megan said to me we prefer to deal with solicitor we recommend, so she charged me £118 part of solicitor fee.The sale didn’t go through, and I requested Megan to give me my £118 back but she replied to me you took solicitor services. Before I started the process, I sent an email to the solicitor that do not perform any work on my case until I instruct you. I have a complete record of communication I had with my solicitor. But Megan refused to accept my words. But they never gave me £118 back. and Megan lied to me. I would not recommend this agent to anyone.

Peter was fine but what was not appreciated was how misleading the service is. The letter sent to us looks like you have a cash buyer for us at the market price. Instead you are advertising your services to become our estate agent. This wasted our time as this is not what we are looking for. More

So far Jessica has been really helpful and has responded quickly to the queries we have had. She’s also to date explained things well and has offered to support us wherever we need it.

Sale achieved

We sold for quite a bit less than anticipated but the market had moved against us. Elliott was always very polite but feedback was usually forthcoming only when chased. All in all, we mostly achieved the desired outcome.

This company is the worst thing that could happen to an estate agency claiming that I signed a contract giving them sole agency to sell for more than 30 days and looking at the contract I don't see were they claim I signed as I would never ever agreed a 16 week contract with them, please please don't ever deal with this company as they think they can bully people as they are trying to do to me even the contract they send doesn't even have my signature and the name that's there is not my name, basically they lack organisation skills and communication skills is minus zero. When speaking with Nik you would think here comes a professional but no he will be only listening to his head and dreaming of going holidaying, I wonder how many people have been tricked and cheated, avoid this organisation

Please do not self destruct the value of your house/flat and your hard earned money by listing with this legal but criminal estate agency. First they will approach you with super high value of your property (this is the reason why you will contact them) 1. When you contact them, you will be met by lovely and friendly Tracy or another amazing person who will tell you your house/flat is amazingly beautiful, in a great area with high demand and high value and the price you are asking for is the right price or maybe they will suggest to listed for even higher. 2. You will be over the moon with the super friendly and more than agreeable agent on the phone. 3. You will hurry and sign the contract/agreements but you will have one worrying question about the contract/agreement……and that is called “GUIDE PRICE” the guide price, which is up to 30/40% lower than the actual price of your property. 4. Now you are a little bit anxious and maybe upset for being misled so you call the estate agency with your worry/concern but the lovely agent will tell you to keep your hair on and not to worry and the guide price is only to lure in bidders and soon the Remaining the price will skyrocket. 5. You feel much better because it makes sense, right? 6. Now your property will be listed with over 800 websites nationwide (not just Zoopla & RightMove) Every person in the UK now knows your property is cheap as only the guide price suggests. 7. At some point in the next month or two someone will eventually bid for your property at the listed super low price and if your lucky someone else may bid for a 1k more then everything will go quite because no one wants to pay more they need to for a low value property like yours. Just like you wouldn’t want to (despite the listed price undervalues your property by 30/40%) 8. You are now frustrated and seriously worried about why your amazing home is not getting the offers expected or promised. 9. You call the express estate agency with your concerns regarding why your property is not getting serious offers but you will be given some explanation to calm you down and after a few phone calls or and emails they will just not respond to you at all (they automatically forward your calls not to be answered and emails just ignored) 10. You are now F….d. Your property now is forever listed for the guide price as maximum value and there’s nothing you can do about it. You can google your property on Zoopla and RightMove. You will see the true value of your property as the guide price listed by the express estate agency! What they say about estate agents and car salesmen is unfortunately true. They are super friendly and bubbly but all they want is your money. It’s amazing how their demeanor changes in a blink. They don’t care about you. It’s all about the commission. It makes no difference to them how much your property sells for. They get their full commission no matter what. It’s up to you now. You have been warned. Good luck 👍🏼

This company really should reconsider their platform when it comes to offering viewings for a property. I emailed through Rightmove and was set up with an account I didn’t ask for to book a viewing where I could choose 3 options (there was no such option) only have to wait 24 hours for a response if not longer - to be told no viewing available. I have moved a lot and never had this issue. Can’t call either as no one picks up. It shouldn’t take that long to arrange a viewing. Booking system is shocking and doesn’t work, I should be able to actually speak to a person. Will be avoiding and recommend others do the same after seeing other reviews

Shambolic service

We were buying a house through this agency, working to a tight schedule due to our own completion date. Our survey identified possible structural issues requiring further investigation. The sales negotiator, Lauren Moore, failed to respond accordingly. She never emailed us and rarely spoke to us regarding this issue or seeking the seller’s agreement to a structural engineer’s visit, having previously forwarded the surveyor’s concerns to her for discussion with the seller. We chased her repeatedly, though she was rarely available. Eventually, we got a text from the seller saying that maybe we had concerns about a structural issue and he was in the dark as he had had little support from Lauren (or his solicitor). By this time, we had had enough and withdrew our offer. Our experience says use this agency at your peril! We even had a follow up email from Elise asking if she could help us with completion! Shambles!
