We hadn't actually heard of Express Estate Agents until we received their letter . After being accepted by Express to advertise our property they sent a photographer to do some layout photos of which we didn't see until after the property was put on the market and unfortunately gave her a low score which on reflection was definitely incorrect on our behalf as she done a brilliant job .We were then introduced to Lucy the negotiator of Express Estates who would call us every week with updates and give us an honest opinion of why we were not getting viewings but was being viewed on line. We can now confirm that Lucy telephoned again to advise us of a potential buyer and today we had an offer of which we thought was a little low having dropped the price but Lucy came back within an hour of a much better offer of which we have accepted as of today. Once again Lucy has secured a second viewing with the prospect of a completion sale very soon. So it is with anticipation and Lucy doing her utmost as always for a happy conclusion for all parties.

I have been kept well informed of any offers, viewings, feedback from viewers. My house has been on the market 2 weeks and already going through the selling process. Luke has been in constant contact via calls and emails.

It was great speaking directly to a human being. Matthew was prompt and did what he said he was going to do. He also explained clearly the next steps. Thank you

We had a very good experience with Express Estate Agency. Engaged them after our house had been on the market for five months with no offers - once we were with Express, we received and agreed on an offer after four weeks. Whilst this may have been luck, Express really proved their money's worth when it came to dealing with the solicitors up and down the chain - our assigned agent was Natalie Jenkins and she did an outstanding job in helping us through to exchange and completion. Natalie was efficient, helpful and always communicated what was going on, also gave advice on how we could get the part of the chain to move that she was not directly dealing with. I cannot praise Natalie enough - we couldn't have done it without her!

Complete waste of my time

Complete waste of my time! I called after receiving a Mail Drop to find out how it worked and what could be expected, all I got was the start of a sales pitch as if I had agreed to sign up. There was never any agreement to that. It was only ever an enquiry as I stated on the original call.

We haven't yet used the service provided but the initial contact and two subsequent calls have been really useful. Charlotte was clear, listened to our questions, provided answers and didn't shy away from the trickier subjects of money and timeSo first impressions seem promising

False charging and poor communications

Took advantage of our inexperience in purchasing a home and asked us to pay 150 pounds to get the process started after our offer was accepted. Later on it became evident that this was (seemingly) to engage their recommended conveyancers to act for us (not communicated nor asked - we had our own conveyancer). Perhaps my fault for paying it without challenging the request but I have since asked many times to have this refunded and for the invoice for the payment. All requests over a few weeks have been flatly ignored. This is from a Sales Manager no less. Needless to say, I will be avoiding this company in the future.

Recently purchased through this Estate Agency and have had a really good experience. Gareth initially who dealt with the negotiation and then my case manager, Katie Lowe have both been excellent. Even though they are remote I felt fully updated (Katie was able to get hold of my solicitor more than I was). My only negative comment is that I was asked for my solicitors details within 2 hours of the offer being accepted. I was chased for this later that same day and the days after. I was a first time buyer and didn't have one in place, being pressurized to make a decision on what I consider to be an important element wasn't great. Apart from that blip, they have been excellent to deal with! Thank you Gareth & Katie!

And am I not the client Do Not argue with me - lost faith in he’s ability of a smooth transaction- not only me but my buyers 15 years of experience he says - totally unprofessional

Anderson Bailey were very easy to deal with and explained things in an easy to understand manner. When trying to get in contact with them they were helpful, easy to get ahold off and dealt with things in a timely manner. A good level of customer service.

Potential Property Marketing

Ieva was very helpful particularly in echoing what other people have said that they are surprised the property hasn’t sold. My property has been on the market 4 months and I’ve only had 4 viewings….

BEWARE..Worst Estate Agents ever! They have no ethics! They accepted my cash offer in writing. I have nothing to sell and would have bought at the buyers convenience! However, they then ignored my emails for two weeks and then allowed someone to gazump me without even letting me know! Terrible customer service, ignored telephone calls, and even emails to the complaints email address!! They don't care if you have incurred costs, just pure greed on their part. I wouldn't view or buy from this Estate Agency ever again!

Service from Express Estate Agency was OK, not great. When an offer came in I was told to consider it as quickly as possible, so I contacted my wife at work and agreed. But then I was unable to get back in touch with Richard Brogan as he didn't answer his phone and it didn't go to voicemail. I tried 5 mins later and still no response. I then phoned the main Express telephone number and left a message to be passed onto Richard. I did not hear back from him that day, so I had to contact the buyer myself and let her know that I had accepted her offer. So not a great start.

Do not use this Estate Agents!

My experience was awful their communication is appaling it took 2 weeks from when I made an enquiry for anyone to even respond. They very rarely answer the phone it just rings out until you give up. But much worse is that the particular member of staff I had to deal with caused so much stress between myself and the seller, he constantly lied and tried to play us of against each other. It wasn't until we spoke directly to each other that we realised how many lies he told to us and our solicitors. It caused so much stress and made a hard situation absolutley hellish. He didn't care at all and in the end another agent had to clean up his mess. He shouldn't be working as an estate agent at all. avoid!

Luke was great to talk to about putting down an offer. Throughout the process he made sure i understood what was going on and he understood my personal circumstances and therefore was very patient with me. I would 100% recommend going through a process like this with Luke.

Mis sold an unsuitable service

I first contacted Express after recieving a letter after my house had been put on the market. I decided to call and see what they could offer. I was spun a very convincing sales pitch, and dispite my concerns about having to do my own viewings because A, I work away Monday to Friday and B, I live a 45 minutes drive away from the property making it quite inconvenient for me. I was told this wouldn't be a problem and they could work round my situation. I was told they specialise in selling properties in 28 days, although I wasn't told what that meant and how they achieved that, despite me asking. I got 2 viewings booked in the first week so I was optimistic that it could work. Unfortunately I didn't receive any feedback and didn't hear anything from anyone for about 6 weeks. I decided to ring them and see what was going on but it took until the end of the week for me to get any kind of response. After hearing back, the recommended course of action was to lower the asking price so I reluctantly agreed. I got 2 more viewings but still had to chase up the feedback. Since then I've had no further viewings because the requests are coming in for mid week, which I can't do, so I'm actually losing viewings despite being told weekends only wouldn't be a problem. This service is totally unsuitable for me, but the sales team didn't seem to care and just wanted to reel me in without a consideration for my circumstances. On top of that, the proposed fee is the same as a high street agent who would do the viewings for me. In short, I have to do my own viewings, arrange the times AND chase the feedback. What exactly am I paying you to do? Think very carefully before getting suckered in by the sales pitch. I would seriously avoid using this, and any other online based estate agent. I certainly won't be using express again, nor will I recommend them.

Know why you're asked for £150 deposit by the estate agent!

I was requested to provide a £150 for a house purchase. I viewed a property and immediately contacted Express Estate Agency to say I wanted to purchase the house. I asked what they needed from me to proceed and Richard said "£150 deposit, proof of funds and proof of ID". I provided these as requested. At no point was I told the deposit was to secure a solicitor they recommend and receive £495+vat for the recommendation! I found out when the details of the house purchase was sent to me. It was at the bottom of the supplied information in an email. I was annoyed because I had a solicitor already lined up. It took a few weeks to get my money back. Richard tried to say that the process would be quicker if I used their solicitor but I wasn't interested because I wanted to choose my own conveyancers. What's more, I wasn't happy that they get £600 for the recommendation. It is wrong to not state clearly and upfront when requesting a deposit that its to secure their solicitor and they are handsomely renumerated for doing so. I wish i knew how many other people don't know about this arrangement. If you're happy with the arrangement then great but, to make an arrangement without being clear what it's for and that there is a substantial financial reward for doing so is unprofessional and in my view unacceptable. The estate agent did the same to the seller who had no idea what the deposit was for and about the payment Express Estate Agency received. They have so far avoided any attempt to return the money! Just terrible behaviour!
