GoogleHi they replied trying to scam me
Tried to take all my 980 deposit
Idiots in sweaty shirts, don't reply to the phone
They don't help
And taking more than what the damage is
For example they gave me the rental place without air system
Window can't open or close
They sent someone to fix it
Light in the toilet stopped working finished two weeks before the end
And I was on holiday
I can't change it
Ant they want me to pay for that
House full of spiders
Toilet with not enough air system and mold
Kitchen and bath damaged
I fixed the bath they gave it to me with a burn sign and the heater
They didn't fix it
I have the video
How can I escalate please

GoogleThe agent lied to me before I moved in telling me the back door would be fixed then when I moved in said it would be a week.. I have been going back and forward with them for 3 months for it to get it fixed and have been met with the same response. They have contacted the manufacture for the door replacement but haven’t heard back as it’s rare parts. The exact same response for 3 months.
It is a fire and safety hazard and I have told them I do not feel comfortable living there but the emails I have been writing aren’t getting anywhere.
Would not recommend renting through them they are such a pain to deal with

GoogleThe fees are INSANE. I tried arranging a viewing with Ascend. This was the process they outlined:
1) Watch a YouTube video for a virtual tour.
2) Pay a multi-hundred pound fee to secure the property.
3) Only then are you allowed to view the property in person. If you don't like the property, you lose your fee.
Absolute insanity. The organisation is a bunch of scammers taking advantage of the extremely poor regulation of the UK housing market.

Hello,
Thank you for taking the time to write a review. We appreciate all feedback and are very sorry to hear your experience with Ascend has not been positive.
Unfortunately you experienced a leak within the property during your tenancy. The nature of the leak was complex and the source was not within your apartment which added further complications. Various options were provided to you at the time regarding vacating the property or waiting for the works to be completed, these were being arranged by the landlord who you were also in contact with.
You vacated the property whilst a joint tenancy agreement remained in place. In order for the person remaining to take over responsibility for the property as a whole, we must reference them. Previously you were both referenced to cover half the rent each only, we must complete referencing again to confirm affordability and suitability for the landlord based on there being one tenant only.
Unfortunately, this referencing was never, and has not to date been completed by the remaining tenant so we have been unable to complete the transfer of tenancy. The referencing remains open and can be completed by the remaining tenant at any time, the remaining tenant is aware of the current status.
The deposit remains protected within a government scheme. As the property has not been vacated by all occupants, we are not in a position to refund.
If you would like to discuss this any further, please do not hesitate to get in touch with the property management team and we’d be more than happy to assist where we can.

GoogleThe worst estate agent EVER!
We were told leaking and electrical fitting issue would be resolved before we moved in. And they lied, the issue is unresolved, open wires are hanging from the ceiling and there is proper leakage and all they said when I called emergency contact number was to put a bucket underneath it.
The flat was handed to us in disgusting state as some works was after cleaning had been done. I have some recordings to prove this. They did not agree to come in and clean the property.
The most of the furniture is faulty in the flat and the flat stinks (mould all around)
I have been trying to call the manager and she has never returned my calls since we moved in.
Avoid at all costs!
EDIT: the estate agent has been responsive to address some issues.

Hello Naib,
I am saddened by your comments, but I do understand your frustrations.
Whilst we have provided an update to you directly, we will re-confirm the progress made.
The building managers had arranged repairs to resolve leaking from the roof, prior to the start of your tenancy, however, the issue has recently returned. The contractor has attended again and further works are imminent, we await confirmation from the building manager on this. I do note that the building managers did not arrange the replacement light fittings after the initial repairs. We have arranged for this to be done now to avoid any further delays.
This property was cleaned prior to the start of your tenancy, I believe you have raised some observations relating to the cleaning that was done. Our cleaner did re-attend but advised that by then, there was significantly more cleaning required as the property is now tenanted.
The furniture maintenance that you have reported has now been rectified.
Stephanie your Property manager has spoken to you since the tenancy started.
If you require additional help with contact our property management team on 0161 669 4982.

GoogleAVOID AT ALL COSTS. If I could rate 0 stars I would. We were recently burgled at The Gate, Meadowside due to negligence of reception and security. The front door was left broken for weeks and the intruder freely entered our building and our apartment whilst we were home. My flat mate was assaulted. No one from Ascend, FEC or Zenith bothered to visit or check on us. It's been horrendous. Ascend have been trying to take money off us left right and centre and even charge us for our stolen key that was stolen by the intruder. Staff are rude and unprofessional, I would never ever rent with them again.
Laura · 14 June 2024
Agent replied · 20 June 2024
Hello Laura,
We are sorry to learn of your experience, and you have our sincere sympathies
Your Property Manager has been proactively discussing the recent security problems at the block with building management to see what can be done, and whilst there’s evidently factors preventing optimal security as a consequence of the faulty door mechanism, it should be noted that they have implemented additional measures to counteract this such as an extra security guard.
From the information we have it would appear that the apartment was accessed because the door wasn’t locked, and as you would appreciate we would always set an expectation for tenants to ensure the property door is locked to prevent incidents such as this occurring.
In terms of your remarks over Ascend having been trying to take money off you left, right and centre, could you could kindly provide more information to your property manager so they can look into any concerns you may hold. We would also stress that if a key was stolen by the intruder we would recommend including this within your contents insurance claim, but please be advised that if the key should not be returned when you vacate the property, the cost to replace the key/lock must understandably be charged.
Please contact your Property Manager on 01616694982 to discuss further.

paid our holding deposit , went through all the extremely invasive checks with let alliance to then be told by accend that we didn’t provide sufficient documentation to let alliance which is a total lie , Christine Thompson avoided our question in regards to why they was cancelling our application and just kept lying and blaming let alliance. GoogleAtrocious. Truly awful. Incredibly slow to respond to any issues I have as a tenant, in one case leaving me for a month with a toilet that I was unable to flush and into which waste from the other toilet was flowing. They've also repeatedly closed items in the issue-reporting system that are, in fact, not fixed. Anything that is raised seems like a hassle to deal with and there is often a tone taken that implies the issue is somehow my fault. An all-round dreadful experience.

Agent replied · 20 June 2024
Hello Lee,
I am awfully sorry that you feel this way.
After consulting the Property Management Team and your designated manager Stephanie Bates, I now believe I fully understand what has happened here.
In relation to a previous maintenance issue with the toilet, following a contractor visit to investigate, he deemed that a new plinth was required, we then required authorisation for the works to go ahead from the owner. I apologise for any convenience caused, resolving maintenance issues can take some time.
I also believe you have reported a problem in relation to the Skylight window within the communal corridor that had been left open. Stephanie informed Zenith Management, who are responsible for managing the building. The issue was closed on our repair portal because Zenith had informed us that the window had been closed and because this is not a maintenance issue in relation to the actual apartment.
If you have any further queries with regards to the property or any previous maintenance issues, please make direct contact with your Property Manager, Stephanie Bates.
Kind regards,

GoogleOne word: shocking. Boiler didn't work for the year we lived in the property. Flat wasn't ready on move-in day and we had to wait 4 hours in the office for a key. Left the flat in perfect condition when we moved out, had pictures to prove this, yet we were charged £400 for 'light cleaning', how can 'light cleaning' cost £400? Did they hire Kim and Aggie? Joke. Rent from anyone else.

GoogleRented a flat in Wilburn Basin with Ascend. 2 people in a 2 bed flat, with only 1 set of keys handed to us. Just our luck, the lock on the door was a very unique lock and not many locksmiths could cut correct keys for us (Not Timpsons, not even a hike to Ancoats did it!). 3 weeks later, reluctantly a locksmith changed the locks for us.
Come to the end of the tenancy, we vacated 2 weeks before the end of the agreement for various reasons. We cleaned every nook and cranny we could, leaving behind things that may be useful for the next tenants (you know, ironing boards, irons, hangers etc.). When the agreement ended, £180 was withheld from our deposit as we had not cleaned the flat properly, with dust on the floors (what do you expect from a flat vacated for 2 weeks?), and the cost of removal of the aforementioned items. What's more, the £30 in receipts we sent along with the keys, of costs related to transport and cost of having to get the right keys cut (all of which were unsuccessful) was never transferred to us.
It doesn't come at a huge surprise that some former employees of this place I know dislike the work ethic and operations. The Deansgate office is surrounded by much better agents...
Freddie · 11 November 2023
Agent replied · 30 December 2023
Hello Freddie,
Thank you for your email. I'm sorry to hear your experience during your tenancy was not completely positive.
I can confirm your landlord agreed to cover the cost of a lock change when key cutting couldn't be completed. I apologise if there was any delay in arranging this.
Your tenancy ended around two years ago and we are constantly working to improve our service. I have checked your deposit return and can see only £120 was deducted, to cover property cleaning and removal of a broken item along with clothing left behind. Tenants always have the option of using the free deposit adjudication service offered by the deposit scheme if they are unhappy with any proposed deduction. However, you agreed to the deductions proposed and the deposit was returned.
Whilst learning of ex-employees who have regretted their time working at Ascend is disappointing, our staff retention levels as a business is something that we are extremely proud of, not least noting the many staff who opt to return from secondments with other businesses so this would seem to be an exception, as opposed to the rule.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
