About Ascend Properties Manchester

Welcome to an independently-run, independently-minded estate and lettings agency. Ascend was founded on the belief that estate agents could do a lot better. We’d been working in the industry for a long time and were frustrated that most agencies were just so ordinary. Like their houses, these places were in need of a new lick of paint. Bit of rising damp in the basement too. So we decided to build our own home. This new home wasn’t made of sticks or straw. It was founded on a deep-rooted, decade-long knowledge of Manchester, from the very bricks and mortar of the city centre to its outer reaches. By a team of savvy individuals who loved the city and loved helping people invest, move and live in it. A team of quick thinkers and good listeners who did that rare thing: treat customers like people instead of transactions. Because they knew great service wasn’t just about experience and expertise. We had one philosophy: to keep the promises we made. Then we opened the doors. Welcome to Ascend. We’re built on higher standards.

I honestly can’t recommend Adam Fairhurst highly enough. From start to finish he made the whole process incredibly easy and stress-free. It genuinely felt like talking to a friend rather than an estate agent. Adam was always honest, knowledgeable and had the answers to every question we asked. You could tell he genuinely cared about doing a good job and making sure we had the best possible experience. What really stood out was his dedication. He even replied to our emails while he was on annual leave because he knew how eager we were to get everything sorted and move in as soon as possible. That level of commitment is rare and speaks volumes about his work ethic. Adam is an absolute credit to the company and in my opinion deserves a promotion. We honestly couldn’t have asked for anyone better. Thank you for everything Adam!

Worst post sales customer service team which deals with you after the contract has been signed. They aren't timely, extract money for any and every change and don't respond to phone calls , only emails. Problem is they don't even respond to emails! Wish I had known sooner before renting with Ascend Living.

Mixed review here but overall I would strongly recommend AVOIDING Ascend living unless you want to lose your deposit! Partway through my rental with Redwing estate agents, we were switched over to ascend living - without warning/notice/any correspondence, which was difficult as there was clearly an improper handover of information When we moved out of the property, I had the displeasure of dealing with Kit Dickson for the return of our deposit We initially received a long breakdown of all “damages to the house” which was frustrating because the majority of items were present before we moved into the property, and we were assured by redwing that we would not be charged for these. After informing Kit of this, he then agreed to compare the photos to the initial inventory (why had this not been done already?) and took almost 3 weeks to come back to us with an updated charge from the deposit. However, he still failed to provide a breakdown of what these charges were for and was useless at replying to any further communication. I emailed 3 times before I got a generic, unhelpful response which didn’t provide any information, and then a further 3 times until I received a list of charges. However, these still didn’t have individualised costs to each item as requested. I had to email twice more to obtain this, and it was different to what he previously said! I’ve had to dispute via TDS as he wouldn’t accept the very clear photos from the original inventory!! On a more positive note, our property manager at the time, Claire Charlton was very good. She was very welcoming during the switch in estate agents and understanding of the difficult situation we were in. She helped us secure our proper move out date and made the process including key drop off very easy and straightforward. It just seems a shame that the rest of our experience with Ascend has been so poor I can see that you reply to all reviews which is good, however concerning that you still continue to get poor reviews despite promising to speak to staff about the other bad reviews - which is a shame as it suggests you are not properly acting to improve the services you provide. That being said, I hope this review helps someone else think twice about going with your company. I am moving back to the area next year and will be avoiding properties with ascend living at that time

Hi Will, We’re really sorry to hear that your experience with Ascend Living wasn’t up to our usual high standards. Please be assured that it is industry standard for your deposit to be held with a Government approved protection scheme throughout the duration of the tenancy which in this case is the Tenancy Deposit Scheme (TDS). This ensures that not only are the funds protected by an independent body, but equally that all vacating tenants have the same right to escalate any deposit dispute for impartial arbitration should this be required to reach a mutual agreement on fair apportionment. When proposing deductions from a security deposit this is carefully considered by reviewing the findings from the check-out report against the original condition documented within then inventory from the commencement of the tenancy. Any works that are required to make ready the property for market are categorised into either tenant damage, or landlord liability based on industry recognised fair wear and tear parameters which are calculated using the TDS’ own calculator for consistency. As we understand it positively you have since spoken again with Kit and the deposit has now been settled with both parties coming to an agreed apportionment without the need for escalation. We are pleased that we could reach an amicable resolution on this case and thank you for your continued patience, now all that is outstanding is for the deposit release process to be actioned by TDS. Hell would have been a better place to rent. I have never in my life of renting lived in utter despair. Mouldy flat, mouldy furniture. It’s so poorly managed that you spend once a month reporting something that has broken due to cheap cost cutting fixes they make before you move in. I’ve rented with this agent for almost a year NO FUNCTIONING FIRE Doors. I was electrically shocked by the washing machine switch that took them 6 months to fix. A leaky sink, I had to actually clean before moving in because it was never done. The will go minimum of 3 months before fixing anything, but have the cheek to sent you an increase in rent email. They hire useless contractors, that never turn up or harass you via txt. Botched job is the best way to describe renting with Ascend. If Shein had rentals, this is what it would look like.

I am sorry to hear that you feel this way about your experience with the property and our management service. I appreciate that having ongoing maintenance issues can be frustrating, and I am sorry that you feel your experience has fallen below the standard you expected. In relation to the mould, this was treated when it was reported to us and has not been reported since. Further treatment was offered at the time, but this was declined. If the below imagines are recent, please raise this with property management. With regard to the fire doors, this matter was actioned as soon as it was brought to our attention, and the necessary works have since been addressed, the final door works have been approved and instructed and are waiting for an appointment date. When maintenance issues are reported to us, we will raise and action these as soon as we receive them. Unfortunately, the contractors appointed to carry out works operate independently, and as a result we are not always able to provide or guarantee a specific timescale for when they will attend or complete the works. We do, however, continue to monitor outstanding works and follow up where necessary. I am sorry that you have experienced delays with some of the maintenance issues at the property, and I appreciate that this has been frustrating. If there are currently any outstanding maintenance issues that you feel have not been addressed, please report these to us with the relevant details so that we can review them and take the appropriate action. DON’T RENT THROUGH ASCEND, they don’t care about their tenants. Scammers! My flat mate and I recently moved into an Ascend Property’s flat. On the day I moved in our fridge died. We won’t be getting a new one for 2 weeks. We immediately logged a report on fixflo and tried to contact our property manager, Lee several times to which we were only able to leave a voicemail, we sent an email to him too since we couldn’t reach him directly via phone. The day after we called Ascend since we couldn’t reach Lee and were greater with a hostile tone, absolute lack of sympathy and the statement “we don’t have a habit of leaving our tenants without a fridge for weeks on end” (well clearly that was a lie). Later that day we received a notification on fixflo saying someone would be coming to have a look at the fridge and also our washing machine that had broken a few days prior to the fridge. Despite telling Ascend several times that the fridge was completely broken and with the Easter Bank Holiday weekend coming up, knowing they would not be working and we would appreciate some form of replacement, be that a mini fridge for some small essentials, we were still sent a repair man who confirmed that the fridge was beyond repair and needed to be replaced. After the bank holiday weekend, we tried to contact Ascend on Easter Monday as they kindly sent an email informing us our their Easter working times, this again was a lie and we were greeted with an out of office notice. So, on Tuesday, a week after the fridge had broken we were finally able to contact them again. My flat mate called Lee several times and was not able to get through. I then called Ascend to which I was told the phone lines where down and that was why, I was transferred to Lee’s phone where I was informed that his voicemail is full and I cannot leave a message. How is our first point of contact with emergencies and urgent issues getting away with completely negligence to his tenants. He doesn’t answer his emails, nor his phone to the point that his voicemail is full. No matter the urgency, we will only get a response when he deems it appropriate to finally answer his emails? Anyway, Tuesday late afternoon we finally, (finally!) had our first response from our Property Manager, an email that said “We will update you once this has been approved and we have a delivery date for you”. No apology for leaving us without a fridge, no sense of urgency, in fact an email that said quite literally nothing of note, nothing helpful. Then we come to today. This morning, over a week since our fridge has broken we received an email saying “non-urgent” and “contractor has yet to offer a start date”. NON-URGENT ???We were told the day we called Ascend that this was marked as urgent, as it should be. Finally, we received another email stating that we will receive a new fridge next Tuesday, TWO WEEKS AFTER IT WAS REPORTED BROKEN. Not once have we received an apology for the times it’s taken to be replaced, for major inconvenience of this. No sympathy, no urgency, NOTHING. This company seems soulless, at every step we have felt a complete lack of empathy or humanity, not to mention the difficulty we have even getting in contact to them be greeted with nothing but neutrality or an air of annoyance that we’re experiencing a problem beyond our control. We’re two people working minimum wage jobs, trying to survive and instead are forced to live off microwave meals, pizza and noodles, buying meals when we want to eat them due to having no place to store them. Trying to find nutritious meals that don’t require refrigeration has seemed extremely difficult, we’re spending more money than we usually would because we can’t cook a meal that will last us a couple of days, or prepare food for lunch at work. It’s honestly been a highly unenjoyable experience. I did not expect to encounter a problem like this the day I moved in, nor did I expect such difficulty in resolving the issue, a lack of humanity from the staff and a property manager that is unreachable.

Hello, Thank you for your review. We are sorry to hear that you are unhappy with your experience. Your property manager has worked closely with your Landlord to arrange the repairs requested. You reported your fridge freezer was no longer cooling after working hours on the 15th April. This was received by the office and reported to your landlord on the next working day, the 16th April. An appliance specialist was instructed to attend and assess whether the appliance was suitable for repair, and if not, recommend a suitable replacement. This step is essential for us to ensure we have the accurate information. The engineer attended on the 17th April the day following receipt of your reported issue to our office. They determined that the fridge freezer required a new compressor. Due to the cost to repair, it was recommended your landlord replaced the appliance. Various quotes were obtained for their approval, one of which was approved by your landlord on the 24th April. A brand-new fridge freezer was then ordered for the next available delivery date. This is due for delivery tomorrow, 29th April which is unfortunately the earliest delivery slot. This delivery comes to five working days after our engineer’s initial report and only seven working days since receipt of your report of the appliance no longer working. The 18th, 19th, 20th and 21st April was the bank holiday weekend, and whilst we do have team members working, this is reduced hours and our phone lines can be busy. I do apologise if you struggled to reach us. In relation to your washing machine repair. This was reported on the evening of the 10th April and received by our team on the 11th. We contacted you on the 11th April with a handy ‘how to’ video on a potential quick fix for the issue experienced. You advised this was not successful on the 15th April and a contractor was instructed to attend. The engineer attended on the 17th April and repaired the appliance. Please know that we are committed to resolving any issues as quickly and efficiently as possible. We always work to ensure a contractor attends to any reported issue as quickly as possible. Repairs can be much quicker to resolve than replacements, as you experienced with your washing machine repair. When replacement appliances are required, these do need to be ordered for delivery which can take a few days. Thank you for your understanding and patience. While I was satisfied with the sales process of my properties managed by Josh, my experience with the Ascend team responsible for property management was very different. My apartment remained vacant for more than two months with very little proactive effort from their side to secure a new tenant. They also charged me for maintenance related to other apartments without informing me in advance and simply deducted the amount directly from my rent. When the previous tenant left, the apartment was in a very poor condition. Unfortunately, because of the poor quality of the checkout report, they were unable to recover any costs from the tenant’s deposit. On top of that, communication was very slow and I often had to follow up multiple times just to receive a response. Overall, a very disappointing experience in managing my property.

Hi Haitham, We were so pleased to receive your positive review regarding the sales process with Josh. I'm sorry to hear you are unsatisfied by the recent events relating to the property management. In relation to the leak, this originated from your property and affected the neighbouring property. As this leak started in your apartment, it is your responsibility to cover the costs related to the damage caused by the leak, in line with the standard procedure followed in such situations. As previously discussed, you have been notified of the excess charge to claim on the building’s insurance. This charge covers damages to both properties. We are currently waiting on the insurer to release the funds, following the approval of the insurance claim. We are doing our best to chase the insurer to expedite this, but unfortunately, the time this is taking is out of our control. We will continue to follow up. With regards to the checkout report and the TDS adjudication. The tenants raised a dispute in relation to the proposed deposit deductions. An independent adjudicator then awarded an amount that they felt was fair based on the condition of the property at the end of the tenancy. I appreciate this may not have been the outcome you were hoping for, however, Ascend did act appropriately throughout this process, ensuring the evidence was submitted. The apartment was on the market for two weeks before new tenants were found. This slight delay was caused by the condition of the property when the previous tenants moved out. Once the necessary works were completed, including those relating to the leak, the property was let successfully. IF YOU CARE ABOUT YOUR MENTAL HEALTH, DO NOT RENT THROUGH ASCEND. After a year of dealing with Ascend Properties, I finally feel comfortable saying this and promised myself to post a review. Our move in day was changed less than 24 hours before move in offering nothing but an email apology. Upon arrival, the flat was an appalling, disgusting, inexcusable mess. Problems we had included: - No hot water. - Unflushable USED toilets with stale urine and no connection to running water as the water was switched off. When flushed water started flooding. - Unusable toilet and shower for 3 and a half months. This was due to a “soil pipe” issue (basically they didn’t have a cap on the pipes for the toilet, so any human excrement from anyone that previously used it just filled the wall cavity and water cupboard with whatever was flushed. This toilet was on the third floor). - Urine, water leak and mould in the water cupboard. - Mud and footprints all over the stairs and living room floor. - Burnt food in the oven - Mouldy leak in the ceiling with brown stains on the living room floor. - Balcony light fixture broken. - Dog poo all over balcony. - Missing washing machine (for a fully furnished place. One was organised for installation after a month of living without one). - Only gave us 2 fobs in a house for 4 (didn’t get the rest for another 2 months). - An extractor fan that’s not piped into a vent/wall, so it doesn’t work and just blows all the smoke back into the flat and not out, with the cover blowing off the top and falling on our heads (which once reported, it was never fixed). They knew all of this, and still marked our property as good, if not great with regard to the inventory. This is also all evidenced in the mountains of email exhanges and dated photographs from the past year. We were passed around different property managers, with poor replies, no accountability, and actively avoiding calls and emails. We even tried asking for the landlords details which they are legally required to provide within 21 days (stated under Section 1 of the Landlord and Tenant Act 1985), and they tried avoiding it unitl I called them out on breaking the tenant’s right to information about a landlords identity after exceeding the 21 days. However, credit where credit is due, the only person that has been professional, proficient, helpful, responsible, speedy, kind, attentive, organsied and made the last few months of dealing with Ascend less stressful was Alexander Keane, so thank you to him. Apart from that, PLEASE AVOID ASCEND LIKE THE PLAGUE.

We have had one of the most stressful and frustrating experiences imaginable with Ascend. After moving out, they tried to take majority of our deposit, claiming £812.70 for supposed “cleaning, damage and redecoration”. For two months we chased them just to get basic information (invoices, breakdowns, or even clear responses) and were met with delays, silence and vague claims. When we finally took the matter to the Tenancy Deposit Scheme, the adjudicator completely rejected Ascend’s claims and awarded 100% of our deposit back to us. What makes this even worse is that Ascend failed to provide the correct tenancy agreement for our property, even after being given extra time by the adjudicator. They submitted paperwork for a different tenancy, meaning they could not prove we had breached any obligations at all. As a result, none of their claims were allowed. We lost months of our time and endured unnecessary stress, all because Ascend pursued deductions they could not justify and failed to handle even the most basic legal paperwork correctly. If you are renting, remember that your deposit is your money first and foremost. Agents/landlords do not have an automatic right to it. Ascend either do not know the law as a relates to tenants responsibilities and rights, or they are relaying on you not to. Based on our experience, I would not trust Ascend to handle your deposit fairly.

Note: Giving one star as there is no option for zero. I am deeply disappointed with Ascend Properties. The property was falsely advertised, and upon moving in I found a broken stove, shower, tap, and other essentials, with mold and dirt throughout the house. Basic living standards were ignored, and the property manager showed no honesty, care, accountability, or professionalism, calls were left unanswered and issues unresolved. At the end of the tenancy, they attempted to claim almost the entire deposit without valid reason. Thankfully, the Tenancy Deposit Scheme helped me recover most of it. I would not recommend dealing with this company. If you choose to, do so at your own risk and take plenty of photos when moving in to protect yourself.

At the end of the tenancy, the independent Tenancy Deposit Scheme reviewed both sides’ evidence and awarded £309 to the landlord for damages, confirming that the property was not returned in its original condition. Best letting company in Manchester Ascend properties has amazed me with the quality of service. It’s absolutely impeccable down to the T.
