About Ascend Properties Manchester

Welcome to an independently-run, independently-minded estate and lettings agency. Ascend was founded on the belief that estate agents could do a lot better. We’d been working in the industry for a long time and were frustrated that most agencies were just so ordinary. Like their houses, these places were in need of a new lick of paint. Bit of rising damp in the basement too. So we decided to build our own home. This new home wasn’t made of sticks or straw. It was founded on a deep-rooted, decade-long knowledge of Manchester, from the very bricks and mortar of the city centre to its outer reaches. By a team of savvy individuals who loved the city and loved helping people invest, move and live in it. A team of quick thinkers and good listeners who did that rare thing: treat customers like people instead of transactions. Because they knew great service wasn’t just about experience and expertise. We had one philosophy: to keep the promises we made. Then we opened the doors. Welcome to Ascend. We’re built on higher standards.

THEY JUST WANT YOUR HOLDING DEPOSIT! Dealing with Ascent was worse experience that I ever had to rent in Manchester. They post advertisements with just marketing photos and they tempt customers to their property by saying sentence such “we have many applicant for this property maybe it will be gone till your viewing appointment” to tempt customers to pay holding deposit and then you will see completely different property ( in my case that property wasn’t for human living! Sink was broken, the property was smell badly the furnished stuffs was damaged and …). After asking them to refund holding deposit in the same day of viewing they IGNOR FEFUND HOLDING DEPOSIT in very early stage of processing. Your customer service deserve less that even one star. Such a shame.

Where marketing images are used, we provide an up to date video walkthrough of the property on the online listing. The video for this particular property was taken the day before it was listed to the market. Due to busy market conditions, we will advise potential tenants that the property is likely to be very popular and we do offer the option to reserve from the video walkthrough. The video link will also be provided in the email application form, along with the terms and conditions of the holding deposit payment. Prior to any new tenant moving into a property, we conduct a full clean and carry out any essential repairs where necessary. I hope this clears up any misunderstanding. DO NOT IGNORE THIS REVIEW. The customer service of Ascent is awful. They encourage customers who call for viewing to secure their property and after viewing the don't accept any responsibility if you don't want to continue your application with them. The property that they showed was completely different from what they added as a advertisement. It was the most unclean and damaged property that I've ever seen. I asked them to refund my HOLDING DEPOSIT before signing any contract and the same day as I had viewing appointment BUT THEY IGNORE. ASCENT is not even care about their reputation, If they refund my holding deposit and accept that the condition of flat was not proper to arrange a viewing for customers it would be a great opportunity for them to be reliable letting agency but unfortunately the just see customers as source of their money without take a responsibility.

Ascend Properties left me homeless for two weeks. If you're considering renting from Ascend, even if the property is lovely, heed my warning: Stay away at all costs. I was due to move into a property through Ascend on 24 July 2025. I had signed the tenancy agreement, paid my deposit and first month’s rent, and been given written confirmation on 22 July of where and when to collect the keys. Three days before move-in, Ascend informed me that the property was not ready due to a leak and that my move would be postponed by at least a week. This left me effectively homeless, as I had ended my previous tenancy based on the signed contract and their repeated assurances about the move-in date. When I asked them to cover my temporary accommodation and transport costs, they refused, despite the clear breach of agreement. I am now pursuing a complaint through their redress scheme and the courts. My advice to anyone considering using this agent: be extremely cautious and do not rely on their assurances about move-in dates. In my case, their handling of the situation caused significant financial and personal distress and left me homeless. I don't know how their employees sleep at night, I'd feel so guilty making people homeless but hey not everyone has the same moral compass. STAY AWAY! Update: 29/08 - while Ascend has tried to defend their actions in their response to me, they neglected to mention that they were sending me emails 2 days before moving in arranging about key collection. They also failed to mention that they failed multiple times to update me during the weeks just before and during my homelessness. They didn’t even give any indication of the severity of the leak, nor any detail well ahead of my move in date. Landlords - I’d seriously recommend using a different estate agent because they’ll be negligent on your behalf. Tenants - stay away! They’re evil and their head property manager caused all this. God knows how she sleeps at night. I assume quite well because she’s morally bankrupt.

Hi Josh, Thank you for your review albeit we are sorry for your situation. As discussed directly, a leak was found at the property you were due to move into, this leak rendered the property uninhabitable and we were unable to fulfil your proposed move in date. All move in dates are provisional, as confirmed within all documentation. Neither Ascend, or your landlord could have predicted the unforeseen event of a leak occuring. Due to the severity of the leak, and subsequent damage caused to the property, your landlord was unable to fulfil your proposed move in date. Whilst we note you received a draft contract which you signed, this was not counter signed by the owner of the property and the move in date was not confirmed. Ascend make it very clear on all documentation that booking of services, removal companies and deliveries should not be arranged until the move in is confirmed. The alternative to cancelling your move in, would have been to move you into a property with an active leak and severe water damage rendering the property uninhabitable. If you do wish to discuss further, please contact the Ascend Team.

AVOID IF YOU ARE A TENANT. Clearly all of the positive reviews are from landlords as Ascend work with them to rip you off. They ignore maintenance requests for months on end, and avoid fixing anything. Had to chase a job bi-weekly for 6 months before a cost cutting, extremely poor, non-effective fix was completed - by which point I had lost interest and couldn't wait to move out. Completely useless from start to finish, keys weren't ready on our move in date, incomplete jobs from the previous tenancy (were still not even complete by the time i moved out 12 months later), had not been cleaned since previous tenant, only given one key despite 2 tenants, was given incorrect codes to access the building, was not informed anything about the property, eg where communal bins were. Water was included in my tenancy agreement, but had my details passed to the water company who said I was personally liable (same story for many in my building). Have sat on my deposit for 2 weeks even though the retunred amount has been agreed, they have done nothing to get the funds released to me - not ideal when it's a large chunk of cash and everyone knows we are in a cost of living crisis. My advise would be if they are ignoring your complaints (likely) go straight to their offical complaints process and property omburdsman, as it's the only way you'll get a reply/ any movement. Wish someone had warned me to avoid Ascend. Edit in response to false reply: If you recheck my inventory you will see I highlighted how grimy the flat was (with photos which I am happy to share) when I moved in, definitely no professional clean. I did not request curtains, I requested for the huge gaps in rotten window frames to be sealed because the flat was freezing cold, curtains was the poor 'fix' completed after 8 months ( by then summer, so pointless). Please check your records again as I moved out at the start of last month and am STILL waiting for a penny back. Still waiting for the kitchen walls to be painted 12 months on, still waiting for the bathroom plumbing to be looked at 12 months on. Perhaps you should put more effort into responding to your tenants pleas for repairs than your reviews. It's embarrassing that a so called professional estate agency spends time lying to honest reviews online. Sort your tragic service out.

I have looked into the history of your tenancy and can see there was a professional clean, along with various other maintenance repairs completed prior to you moving into the property. The inventory shows the property to be clean and tidy when you moved in. You made a request to your landlord for curtains during the tenancy, in additional to the blinds already fitted. Unfortunately she took a while to decide on curtains and approve this, for which I can only apologise. The other requests and repairs reported during your tenancy were attended to promptly. I note you moved out of the property earlier this month and have received a full deposit return. I hope you have settled into your new home. Cannot recommend Ascend enough. I experienced some horrendous agencies whilst I lived in London so was really nervous when joining a new property management company as I was moving up to Manchester. William was great when I was signing up and Stephanie has been incredible with managing any issues I’ve had. She has been prompt, pragmatic and friendly and I couldn’t recommend her and Ascend enough!

I would have zero star if I could . My sister moved in Tipton one day ago . Kitchen tap started leaking and no one came to fix it . She has two little kids with her and she tried ringing and lady from emergency maintenance team asking for picture and videos which were sent . She was asking stupid questions and giving useless advice without sending the help . She should find job in Macdonald not in estate agents . People need help when there’s an emergency not just random advices on WhatsApp .

Absolutely disgusting experience with Ascend. On the very first day of moving into the property, the kitchen tap started leaking from inside the sink, flooding the kitchen. I immediately contacted their emergency maintenance team. Instead of sending a plumber for what is clearly an urgent issue, the woman on the phone kept asking for endless photos and videos and giving useless instructions over the phone like I’m supposed to fix plumbing myself. I am a single mum with two young children. The leak was so bad that I had to turn off the main water supply to stop further flooding. That left us with NO running water. No toilets. No kitchen. Nothing. A plumber I paid for myself confirmed the tap needs replacing. Despite this, their staff kept demanding more pictures asking “where is it broken” and telling me to turn valves on and off, as if that would magically fix a broken tap. Completely unprofessional and incompetent. I am paying full rent for a property that was misrepresented to us during viewing (we were shown a different property and told it was similar, yet appliances were different). Now on day one we are left without basic utilities and no proper support. If this is how they treat tenants in emergencies, it says everything about this company. Avoid at all costs. Waste of time, money, and energy. Very disappointed and extremely frustrated.Tenant from Tipton

My nightmare 14 months of dealing with ascend from start to finish. Now they are holding my deposit and showing people around before inspection and then saying I need pay for it decorating aswell as loads more issues which had all been on reported on fix flo but never sorted. From the start … changing moving in date several times leading to loss of earnings booking the days off from work. ( had belongings in storage so also cost more to have in longer) -changed the moving date on the morning of move in date so lost money with removals guys. -had to go collect keys from the office in Leeds, no induction to anything with no codes so had to rely on someone we knew who lived there. -wasn’t clean when we moved in so had to scrub everything because it was all dirty from previous tenants. -electric went off and we hadn’t been told how this works -the post box hasn’t worked since moving in and still till the day we moved out hasn’t been resolved. -smoke alarms not working -moved in and some random man from the company was changing the locks for the apartment without any warning, and was letting himself in. -painted over big thick black mould which got really bad. We had to get environmental health involved because you refused to do anything about this. -kitchen sink leaking (no one would do anything) so we had to personally pay someone to repair this as we couldn’t live with a leaking sink. -extractor fan in the bathroom broken -seals on window broken -constantly poorly due to mould. (My girlfriend pregnant which caused us to have no other option but move out due to health concerns) -lights not working in bathroom, wouldn’t sort this out. -previous dealing with Alex it was Lee sidebottom who didn’t help us with one issue and caused no end of stress. -put the rent up to £800 a month after a year even though we had all these issues still on going not being solved. We tried to meet in the middle asking to pay £750 but refused and so we had no choice but to pay £800 as I’m pregnant and have no where else to go. -stated that our month period for moving out needed to be longer than it did and made us pay extra than the actual notice period.

Hello Joe, Thank you for your review, we're sorry to hear you did not have a positive experience renting with Ascend. We do have to disagree with some of the comments made. The photograph of black mould around the window is condensation due to a lack of airflow. Regardless of ventilation being a tenants responsibility to manage, your landlord arranged a contractor to attend and treat, then repaint for you. Seven appointments were offered over the period of five months from you reporting, access was denied by you on every occasion. As I'm sure you can appreciate, we are unable to resolve issues reported if access to the property is not allowed. The issue was reported to the council and we kept them updated of all the appointments offered and denied, no action was taken by the council. If you do not agree with any of the proposed deposit deductions, you can raise this with the TDS where your deposit is registered. This is a free service. Viewings with prospective tenants do start once you provide notice to vacate, this is confirmed within the tenancy agreement. Any viewings scheduled which are not convenient for you, can be re-arranged to an alternative time if you contact the office. All move in dates are provisional and this is made clear upon application. On some occasions we are required to amend move in dates for various reasons, we do completely appreciate it is disappointing if your move in date is changed and I'm sorry this happened. We did work to turn around the property as quickly as possible, this did mean the lock change was completed on the day of move in. Upon you moving in, no feedback was given to Ascend regarding any issues with cleanliness. If you had raised this with the office, we would have arranged for the cleaner to return to rectify. The information regarding the property, electricity and how to set up accounts is all provided within your welcome pack. The smoke alarm was never reported to Ascend as not working. This was tested and working at move in, it is then the occupiers responsibility to periodically test, change any spent batteries when required and report any issues to Ascend. A leak from the kitchen sink was never reported to Ascend, neither were any issues with the window seals. Any issues with the property need to be raised with us so we can arrange a contractor to attend. A blown bulb was reported, however replacement bulbs are the occupiers responsibility to replace as per the tenancy agreement. My colleague advised the same when you reported the issue. You were keen to renew your tenancy for a further 12 months, however your landlord only offers periodic agreements after the initial fixed term. The rent was increased to bring it more in line with similar properties. The notice period required for you to vacate is included within the tenancy agreement and is in line with the Housing Act. You were advised of this when you tried to move out prior to the months notice required.

Dealing with lettings estate agents in the current market is not very easy. It's impossible to get through to them via email/phone and arrange a viewing. After arranging a viewing, it's even more disappointing when your application is rejected because the landlord decided to select "someone else" with no explanation, even when you have a perfect credit score, tenancy record, etc. Ascend were brilliant at all of the things I'd expect them to be, I viewed the apartment on Monday and signed my contract on Thursday ready to move in on an agreed date. AVOID! They offer people money off their deposit if they give a 5 star rating on Google. Do not believe any of the good reviews. People in my building told me to beware of Ascend and to take lots of photos as evidence throughout our tenancy. Upon exit, we cleaned the property to an extremely high standard (much better than when we arrived!) and hired a professional cleaner and they tried to keep £250 of our deposit for "cleaning fees". They are known for this as we were warned. The property was in disrepair however we were only there for 6 months so it would do, so we overlooked many issues but ensured we took lots of photos to prove how it was when we arrived. They had the cheek to say that the inside seal of the washing machine had a "was dirty and stained". This turned out to be a faded-whiteish water stain the size of a 1 pound coin (if that) on the front of the seal. Not black or brown limescale, or dirt of any kind. It couldn't be scrubbed off. As the property was in such a state when we arrived, we didn't think to take a photo of the INSIDE of the washing machine. They charged us £50 for this. There was clear silicone smeared all over the skirting boards prior to us renting the property, that had dulled to a grey colour. They tried to say this was dirt despite us sending photos beforehand explaining that we had dusted skirting boards, however there was grey silicone stuck to them prior to us entering the property. This was also visible on their original photos as part of the entry inventory. We had to then send a patronizing video of us wiping over the silicone to show it wasn't dirt. They knew full well this wasn't dirt or dust, they had included this silicone on their original inventory of the property and we pointed this out to them and yet they still tried to charge us a cleaning fee, stating the skirting board as a reason. They are an absolutely shocking, thieving, money grabbing company, DO NOT USE! We argued to the ends of the earth and all charges were eventually dropped and our deposit returned, but the time this dragged on for was ridiculous and I think the tactic here is relying on people giving up out of sheer exhaustion!NegativeQuality

Would not recommend Ascend to a single person! Quite possibly the most unprofessional and unreliable ‘estate agents’ if you can even consider them that. As stated many times on here they do not advertise the true images of their properties, they make you sign contracts etc before allowing you to view so by the time you see the property it is too late. They then will not do repairs on the properties they let out which are below a living standard and after a year of living in a property that you have to repair yourself they then try to take your deposit. Upon moving into our property ascend did not change the locks even though previous tenants were known for being abusive and had returned to the property on different occasions plus the fact the previous tenants still had a key they did not see this as important. The law requires a safe environment for one to live in which ascend do not provide. They will also rent you properties with plug sockets hanging off the wall again completely unsafe, blood stained blinds, mice living in the property, no mattress for over a week - just to mention a few issues this is not even a quarter of what we had to deal with. To add to this when I complained to our ‘property manager’ I was told that this was not their issue as the property manager had changed since we moved in. I am sure it would be part of one’s job role to update themselves on their properties but ascend don’t think so. No matter how desperate you are do not use ascend. The staff are rude and their properties are not maintained to even a minimum standard. EDIT I can see that Ascend reply to reviews regularly and each time are trying to pass the blame. Just to be clear that whilst you claim you do not have any record of me on your systems I am still receiving communication from yourselves through emails about current issues the tenants are having at a property I left 2 years ago. The same issues I also reported too so clearly some things do not change. A completely incompetent company.

Initial viewing experience was unpleasant. Appointment started late, an apartment had no electricity to adequately view with clarity during the dark hours it took place at, and two of the viewed properties were so far from resembling the marketed photos. A disclaimer is presented online however, photos did not even remotely resemble the actual viewed apartments. Having checked online, some of the photos used for a £650/m apartment were also used, and clearly originally intended for, a £900/m apartment in the same block - incredibly misleading. Photos should have been sent in advance or a video tour per each specific marketed apartment provided online, particularly with the information that I was relocating from London and therefore very tight on time and had chosen said apartments specifically because of the marketed photos. By chance, one of the unplanned viewings was a good match and I opted to take it. Following the viewing process, everything else ran smoothly. Extra photos were provided on request to aid decor planning. Online inventory process was effective at identifying and documenting the state of apartment, and phone call with Property Manager James Madden was recovering of the viewings. I would recommend to friends and family with a note to get photos up front to avoid my experience. Edit: Have since moved out. Ascend tried charging me £50 for forgetting to take an empty cereal box and small jar of honey from the cupboard, despite there being a bin chute outside the door. They also refused to acknowledge a clear case of contract misrepresentation surrounding ‘free water’ included in rent and led to me having to progress legal proceedings against the landlords. When I raised this directly with Ascend on the phone, they quite literally laughed at me. One proceeding has been settled in my favour, the other on going. I would not use Ascend ever again in my life. Edit 2: Won both cases regarding the misrepresented free water.
