About Ascend Properties Manchester

Welcome to an independently-run, independently-minded estate and lettings agency. Ascend was founded on the belief that estate agents could do a lot better. We’d been working in the industry for a long time and were frustrated that most agencies were just so ordinary. Like their houses, these places were in need of a new lick of paint. Bit of rising damp in the basement too. So we decided to build our own home. This new home wasn’t made of sticks or straw. It was founded on a deep-rooted, decade-long knowledge of Manchester, from the very bricks and mortar of the city centre to its outer reaches. By a team of savvy individuals who loved the city and loved helping people invest, move and live in it. A team of quick thinkers and good listeners who did that rare thing: treat customers like people instead of transactions. Because they knew great service wasn’t just about experience and expertise. We had one philosophy: to keep the promises we made. Then we opened the doors. Welcome to Ascend. We’re built on higher standards.

I've been really pleased with the service I've had with Ascend. My flat viewing with Katie was able to be arranged very quickly and I was able to take my time with the viewing which was much appreciated. Katie also made the process of putting in an offer on the flat very straightforward and as a result a main part of the stress of moving house has been eased due to the hassle free nature of the service. Dealing with lettings estate agents in the current market is not very easy. It's impossible to get through to them via email/phone and arrange a viewing. After arranging a viewing, it's even more disappointing when your application is rejected because the landlord decided to select "someone else" with no explanation, even when you have a perfect credit score, tenancy record, etc. Ascend were brilliant at all of the things I'd expect them to be, I viewed the apartment on Monday and signed my contract on Thursday ready to move in on an agreed date. Special shoutout to Ardent who answered all my questions and responded to my messages promptly.

Our worst experience in Manchester. Everything was more or less fine until we let them know that we were leaving our flat before the end of the tenancy contract. We told them so 2 months in advance, and not only did they make us pay 660 pounds to remarket the flat and let us leave (this amount wasnt specified in the agreement, nor the reason for such a ridiculous price), but also didn't start remarketing it until we sent them a complaint, because they weren't even publishing it. They began to delay answering our emails or simply not responding. We left the flat in December and we are still waiting for our depositNegativeProfessionalism

The property was professionally cleaned prior to you moving in, no issues were raised following you signing the inventory and assessing the condition of the property following your move in. Upon vacating, discrepancies between the move in condition and checkout condition were noted. These items were detailed to you and a copy of the checkout report including photographs provided. It was explained to you upon checking out, that you do have the right to raise a dispute over any deductions which you are not agreeable to with the deposit scheme. Information on this process is also provided within your tenancy agreement. You chose not to dispute any of the deductions and an amount to be retained from your deposit, for works following you vacating was agreed. The balance of the deposit was returned to you. We remain in the midst of a pandemic and whilst I apologise for any delay in communication and in returning your deposit, I can assure you the people you dealt with whilst arranging the return, were all trying to ensure the process was completed as quickly as possible. With staff illness, absence due to Covid related issues etc this can mean one person isn’t able to see the process through from start to finish. We thank you for your feedback and hope you have settled into your new home.

Just way too slow to action anything wrong with the properties they maintain. The lift in Block C on Chapeltown Street has been action for almost A MONTH now - I've seen people having to move out of their flat, with all their stuff, going up and down 7 floors via the stairs, not to mention disabled tenants who rely on the lift who have had to rely on other tenants for help getting up and down the stairs. It is beyond belief, not to mention illegal. It gets fixed, then breaks again one day later. Copy and pasted response to my review below as well. Great customer service.

Honestly the most law-avoiding company I've ever come across. Refusal to stick to their side of the contract, booking in viewings with a record 20 minutes notice, when you ring up they will ignore your request, offer to phone you back and never do, rude and dismissive and absolutely hell bent on keeping every penny of your deposit. Whatever is left of it, that is, after they take £180 straight from the deposit if you choose not to renew. Renewal fees, of course, are now completely illegal but it won't stop them offering you one anyway for £90 if for some reason you're even thinking about staying. An absolute joke of a company with no regard for contract law. Definitely sign with them if you love choosing between paying to stay or paying to leave!

Hello Alicia. Please accept my apologies for any feelings of dissatisfaction with the service received. I have looked into your account and would like to respond as follows. We do not take £180 from a deposit if you choose not to renew the tenancy. If you are referring to the check out fee, this is a standard fee and the cost is £120.00. It is also listed in your tenancy agreement as chargeable at the end of the tenancy and when you sign the tenancy agreement, you are confirming you have read all information within and are agreeable to all terms. In regards to fees, the law is that tenant fees cannot be charged to any tenancy starting after the 1st June 2019. Tenancies that commenced prior to this date are not exempt from contractual fees until 31st May 2020, therefore as your tenancy started in 2018, the fees were still applicable and we have acted in accordance with the law. I can see that this was discussed with you on the telephone but the call had to be terminated due to the verbal abuse our staff were receiving. We never intend to be rude, however we simply cannot entertain phone calls where our staff are being sworn at for advising you of the law. I have also looked into what was deducted from the deposit and can see that you had the majority of your deposit returned to you.

A V O I D I tried to read as many review as possible about them, and they seem okay. But after everything I’m guessing they were fake reviews. Deposit was over £900 and they charged a check out fee of £120, still wondering what do they do to check you out that costs £120? Then to clean minor stuff and “paint” some small marks on some walls, plus a massive white circle they left on the property £763!!!! Hahahahhahahaha WHAT A JOKE!! What are they painting? THE WHOLE BUILDING? Obviously you don’t see any bills for this, but it’s ridiculous.

Hi Micaela, I’m very to hear that you were unhappy with the deposit deductions. I have looked into your account and can see that these were not the costs that were claimed as some were charged to the landlord, so it was only a contribution that was taken from your deposit, which you agreed to. The final deductions were £272 for repairs and the check-out fee. Should you have disagreed with the final costs, you were able to raise a dispute with the TDS but I can see that this was not done. We are unable to take any money from your deposit without your agreement.

Avoid at all costs whenever possible. Also, do not believe any of the good reviews that you see about them. These reviews are bribed. In the beginning they offered me £50 discount for a good review and in the end they thought it was a good idea to create an illusion as if the apartment was not in a good condition so they could take a nice bite from my deposit and (again) bribe for a good review. 1. At first they want you to sign the house/apartment release papers without you not seeing the apartment. In my case there was a water damage on the kitchen ceiling which was promised to get fixed before I move in. Luckily I did not sign the papers just to discover that the water damage was not fixed. I did sign the papers eventually when the damage was fixed as promised. 2. You also will receive a piece of paper which states that everything in the property is cleaned professionally. In my case, nothing in the apartment was clean. 3. Eventually you will discover that some stuff does not work in the property as it should. They have a great reporting system, but the problem is that most of the things you report will not get fixed. You keep on reporting until somebody comes who will say that actually that is not his job. 4. When you move out from the property then they see your deposit as a hefty bonus that they should try to trick away from you. In my case, the apartment was in about five times better shape than when received. Everything was clean, some walls painted and some stuff that did not work before worked again. There is no words for describing my confused face when a 50 page report was provided me a few days later. That report included damages that were there before I moved in and pictures of microscopical dust particles. Fortunately I had anticipated from the beginning that there can be a case of massive idiots so photographed all the big or tiny damages that I could find in the apartment. After responding to their fraudulent report I thought that they will transfer the deposit asap, but no :) A fella called my and we had about and hour or two long philosophical discussion about how used should a mattress look after one year of use. 5. In the end I gave them £100 for using their mattress (which looked actually more than ok) and for the microscopical dust particles in two or three location in the apartment. Below there is a picture how 'professionally clean' was the floor when I received the apartment. This is just a short summary about my adventures with that particular firm. If you want to avoid spending a huge chunk of your time on completely pointless and idiotic discussions about the right usage ratio of mattresses, zero property management experience and guys/ladies with long money-hungry fingers then steer clear from this toxic firm.

Regarding the issues you have raised we have looked into it and have made the relevant notes numbered to each point below: 1. We always ensure every applicant views the property prior to the application being submitted, we would only facilitate a second viewing upon the tenants request between the end of the previous tenancy and the start of yours. The issue you advise of was one due to be completed by the leaseholder of the apartment above, we chased them and were assured the works would be completed prior to your move-in but this was delayed outside of our control. 2. The piece of paper provided you refer to was the inventory, this documents is provided to each tenant so they can make annotations regarding the condition of the property at the start of the tenancy, should the property not have been clean at the start of the tenancy this should have been raised on both the inventory document and to your dedicated Property Manager at the time to enable a prompt resolution. 3. Can you provide any further details on the issues raised that were not resolved? 4. The checkout report provided to yourself documents the full condition of the property, including issues both deemed tenant responsibility and those that are the Landlords liability. It is advised on the e-mail the checkout report is attached to that only those items listed in the e-mail are being proposed as deductions. We would always advise every tenant take a number of photographs to supplement their photographic inventory which we allow a 7 day period to allow you to annotate the inventory. 5. Should you not believe any deduction proposed is justified we would always recommend to dispute it via the third party deposit protection scheme, these enable a fair and independent adjudication decision based on the evidence provided by all parties. As advised we would welcome the opportunity to discuss any and all of the above with you to allow us to improve on the areas in question. Stay clear of this company. We moved into our house in Worsley 3.5 years ago and did all our paper work etc through living quarter in Monton. There has been numerous faults in the house throughout the years that gets completely dismissed. Aparantely if you have an issue in the house ascend now looks after you and living quarter deals with everything else.( living quarter are complete cowboys) . The worst experience was a carbon monoxide leak when I was two weeks away from giving birth to my daughter. Ascend properties dismissed this serious situation and we proceeded to call national grid who advised to remove ourselves asap. Ascend only got back to us once we sent an email to confirm how frustrated we were. I could go on and on about this company as there has been so many horrendous situations. Please do me a favour and stay clear, do not be hoodwinked like we were.

Firstly, we are very sorry that you are not satisfied with the service provided by Ascend. Ascend took over as managing agent of this property in October 2017 and are unaware of any previous maintenance issues you have reported or discussed with Living Quarter. I believe any maintenance issues reported to Ascend have been dealt with. You mention an instance with a Carbon Monoxide leak. This was reported to our office by email which we followed up with a call to discuss right away. This was late on a Friday afternoon and we tried to arrange for a contractor to visit the property right away. We actually managed to find someone that was available to go to the property Friday evening, however, the National Grid had already sent an engineer to the property to stop the leak. We therefore cancelled our contractor visit.

Wouldn’t recommend this agency at all. My partner and I have had a negative experience from start to finish. There was lack of communication throughout, no one completes a task 100%, you just get passed on to someone else and they will create charges for literally anything. Their willing to bribe you with refunding your own money in exchange for positive reviews which is why I don’t believe any of the reviews on here. Overall we’re really happy to no longer have to put up with the stress this agency has caused.

I'd had a few problems to begin with and wanted someone to listen and take ownership of the issues I was having at my property. Adam took on the problems I was having, chased things up and kept his promises to me, he also gave me his mobile number just to make it easier to communicate with a quick text so I could give him an update on what was going on. Adam has also kindly offered to be my single point of contact if I have any issues in the future. I was very annoyed at the start of this as we all are when things effect our home but having someone you can trust, rely on and actually reach when you need some help who will follow through on their promises and commitments, well you'll never know the value of it unless you're in that position yourself. Very happy I can go about my everyday things again. Gary. ----------------------- 30/09/2016 review Still 5 stars - for Adam I had problem with my shower and my kitchen tap, all in the space of 24 hours. I'd reported these issues on the website on a Saturday (24th Sept 2016), so I thought I'd get a reply come close of play on Monday. (26th) I'd still not heard anything by close of play Tuesday (27th), so I called on Wednesday (28th) to find out what was going on as I'd not even had any acknowledgement of these faults except for an automated reply by the system. The adviser whom I spoke to wasn't brilliant and advised that they had received them and that it was being looked into for authorisation, meanwhile whilst this is all going on my kitchen feels like it is about to give up on life being that it is so loose and rickety. I contacted Adam, one of the managers whom had helped me previously - quite late on Wednesday. I then had a message from him that same evening saying he'd sorted the problem and I'd back on Thursday (29th) law on behold, true to his word I had someone call me asking to come round and sort all of the issues out. By 4pm that day all the issues were resolved and some little bits replaced. I then later found out that Adam was actually on annual which I wasn't aware of when I messaged him, so really I just wanted to give him a massive thank you for going above and beyond when he wasn't in the office, this is a guy who clearly cares about the promises he makes and is very true to his word. After renting with this agency I have been careful to read reviews of any other agency before signing a contract with them. I moved into one of their properties with my sister and a friend to replace their original flatmate after a 6 month term. On their move in date they were told the contracted cleaner had been sacked so the property had not been cleaned since the previous tenants left- meaning they had to scrub the property themselves. When I was due to move in I applied, gave my details and paid the fees and waited. Days before I was due to move in I had still heard nothing back. I emailed the office to be told they hadn't begun the referencing yet and could they have the same details I had already given them. As this had been happening the agency had been contacting the current occupants and arranging viewings, having decided everyone was vacating the property and it was not just one person leaving and being replaced. 6 months after I moved in we were contacted roughly 8 times by different agents asking each of us if we were renewing the contract or leaving. We responded the same way each time- that we were staying. It would seem they have severe communication troubles in their office. Later in the year we were contacted regarding missing rent payments which was interesting as we never missed a payment. We heard nothing back after proving this. Saving the best for last. When it came to moving out! We had several appointments for viewings, some didn't show up and some came at completely different times. Some were cancelled without us being notified they were made in the first place! I spent 14 hours cleaning the apartment ready to checkout, to go over the weekly cleaning we had already usually done. Among other deductions we were charged £120 for a 'light clean' and in the photos they took after our checkout there was 1 piece of fluff on the carpet and some water marks on the glass shower panel. I was called a liar because the agent who informed us that there was no clean done prior to the move in never put it in writing. After handing the keys in it took us TWO MONTHS to get our deposit back. While I was on holiday I had to continue emailing them because we were hearing nothing for over a week at a time. During this we were accused of missing rental payments. This was due to them not taking care of their accounts properly in the first place as all money owed was paid in full and on time every time. We were promised the money day after day, week after week until finally my flatmate spent a whole day calling their office on the hour every hour. Finally she got an answer and we got what little was left of our deposits when they had finished with it. When really we should absolutely have had our entire deposits back. We were eventually just too fed up to keep fighting them; I guess this is how Ascend like to win, drive their clients into mental exhaustion and take as much money as they can grab! I hope nobody else has problems like this (given some of the other reviews, they have) but I do warn people that its more than possible for the agents of Ascend Properties to cause you an awful lot of trouble and take more money than they should. Even charges for check-outs and if you want references for another place! I've never personally known a company to be so unethical in their pursuit of extra money from their clients.

We rent out a property a month and half ago throught Ascend (now unsure which branch as we went throught all checks and paid deposit at Liverpool branch then been contacted by Machester one going forward). There was a list of things to do prior our move in but we’ve noticed this was not a case when we collected keys. Days after we’ve moved in we have contacted Ascend to report a lot of small repairs and couple majors that needs doing and all got ignored. Now when we are trying to reach out to Ascend both Liverpool and Manchester landlines are cut out and emails bouncing back with a message that person left business. Unsure if they went out of business and if to still owy rent as no one available to speak to or deal with repairs at all🤷🏻‍♂️

I'd had a few problems to begin with and wanted someone to listen and take ownership of the issues I was having at my property. Adam took on the problems I was having, chased things up and kept his promises to me, he also gave me his mobile number just to make it easier to communicate with a quick text so I could give him an update on what was going on. Adam has also kindly offered to be my single point of contact if I have any issues in the future. I was very annoyed at the start of this as we all are when things effect our home but having someone you can trust, rely on and actually reach when you need some help who will follow through on their promises and commitments, well you'll never know the value of it unless you're in that position yourself. Very happy I can go about my everyday things again. Gary. ----------------------- 30/09/2016 review Still 5 stars - for Adam I had problem with my shower and my kitchen tap, all in the space of 24 hours. I'd reported these issues on the website on a Saturday (24th Sept 2016), so I thought I'd get a reply come close of play on Monday. (26th) I'd still not heard anything by close of play Tuesday (27th), so I called on Wednesday (28th) to find out what was going on as I'd not even had any acknowledgement of these faults except for an automated reply by the system. The adviser whom I spoke to wasn't brilliant and advised that they had received them and that it was being looked into for authorisation, meanwhile whilst this is all going on my kitchen feels like it is about to give up on life being that it is so loose and rickety. I contacted Adam, one of the managers whom had helped me previously - quite late on Wednesday. I then had a message from him that same evening saying he'd sorted the problem and I'd back on Thursday (29th) law on behold, true to his word I had someone call me asking to come round and sort all of the issues out. By 4pm that day all the issues were resolved and some little bits replaced. I then later found out that Adam was actually on annual which I wasn't aware of when I messaged him, so really I just wanted to give him a massive thank you for going above and beyond when he wasn't in the office, this is a guy who clearly cares about the promises he makes and is very true to his word. Thank you Adam, Ascend is very lucky to have you. Gary.
