In particular, Ewan was very knowledgeable and helpful and knew all the relevant information about the rental we were interested in. Let an apartment with broken lights, residual belongings from the previous tenants, filthy carpets, a broken window, and a balcony door with no lock. Breaching the contract I signed in good faith in reference to securing apartment. Claimed as was 4th floor was safe, ignoring the 12 weeks of accessible scaffolding for roofing works right by balcony. Failed to tell truth about previous tenants son, wanted by the police seen with keys on site after they were evicted, and refused to change the locks. Three years later upon leaving, they try to hold my deposit back for guess what... broken lights, due to insects in ceiling cavity, and possessions of previous left as found. Do youself a favour, avoid renting anywhere that have these as agents. 4 weeks to reply to an email despite constant requests for a response, disgraceful

GoogleThere were some miscommunications, i.e, we didn’t get to see the apartment we had booked a viewing for and ended up seeing one slightly more expensive. However, we ended up liking and going for the one Aaron showed us. Aaron was running behind for our appointment but he could answer all our questions at the viewing and afterwards throughout the process. He helped us to get through the process in a timely manner. Ascend’s fees are more expensive than other estate agents in the building but we’re happy with their quick service that is mainly done over email.

GoogleOnly weeks into our tenancy, I am astounded by the abysmal service we’ve received from Ascend.
When doing our viewings, the letting agent was totally unbothered. We were suprsised by this considering the flats were part of new development; we really thought they’d be pulling out all the stops and up-selling. Maybe the letting agent was just having a bad day.
When moving into the flat, we proposed a move in date between 1 - 8 of September, but the letting agents pushed for an earlier date. We understood they wanted the flat filled ASAP, and didn’t cast any judgement for this.
However, upon arrival at the flat, we discovered that no blinds were fitted on any of the windows, the dining table was missing, the kitchen sink was leaking and the flat covered in dirt from what was clearly a result of contractors and the likes coming in and out.
The inventory stated there was a dining table, blinds, and that the flat has been cleaned to a professional standard.
Furthermore, we had been provided with no means of opening the windows (they are all velux windows which are out of reach) and the shower head has been so lazily installed that when turned on, the force of the water threw the shower head off it’s holster and into me.
We could have perhaps forgiven most, to all of these issues had we been forwarned. It’s made all the more frustrating by the fact that the letting agent was super keen to expedite the move in date.
We reported our intial issues on 31 August, but had no response until 5 September, this was after several phone calls (when they bothered to answer the phone) and emails.
We were advised the dining table was supposed to be in the flat before we moved in, and the blinds were due to be installed on the 8th.
We came home from work on the 8 September to find there were still no blinds or dining table. We’d had enough at this point and honestly admitted defeat.
That was until that evening when the washing machine broke.
We called the following morning and was told (after several attempts of calling) that the contractors for the blinds had let them down, but would be coming on 11 September to fit them. Plus they would have a contractor arranged for the washing machine either that day or 10 September.
10 September, no contact again. We eventually got a response (after chasing) stating the dining table would be delivered the following day (which it was) and the blinds would be fitted. The letting agent also bizzarely advised us to contact the manufacturer of the washing machine to arrange a claim on the guarantee and have it repaired. We advised that because the appliance was not ours, this would be highly inappropriate and probably impossible, as we were not the registered policy holders.
It took Ascend until 12 September to arrange the repair of the washing machine (which is scheduled for 21 September). Which I honestly don’t believe will happen at this point.
As expected, the blinds were again not fitted on 11 September and contrary to what the letting agent advised, the contractor has told us they were never supposed to be. They were always only to be measured, as they are made to order.
12 September a contractor turned up at 7AM without any warning to fix the sink. We repeatedly told Ascend to arrange such matters between 9AM and 5PM and to give us at least 24hrs notice.
The blinds are still not sorted, but we are in touch ourselves (with some reluctance as it doesn’t seem appropriate arranging the fittings of a property you don’t own) with the contractor and hopefully we’ll have it sorted in the next week or so.
The issues with the flat have been relatively small and could have been addressed quite easily. But trying to arrange anything with Ascend has been excruciating.
In terms of positives, they absolutely flew through the referencing and general move in procedures. But I would hope so, seen as though this privilege cost us just shy of £500.00. There’s also a lovely fella called Scott in the Leeds office.
I actually think leaving reviews like this is tacky, but we’re so fed up with it all.

GoogleDo not rent from them if you’re an international student. Me and my friends paid a deposit while being made unaware of the circumstances which would render our deposit non-returnable.
During phone calls with their agent, no attempt was made to bring notice to us about the terms of the deposit, the agent only asked to pay for the deposit and we complied. Only when the deposit was made, their agent made the “convenient” excuse of us not complying with the terms of the deposit hence rendering it non-returnable.
Absolute trash treatment and service. I suggest international students to use Openrent as it’s more straightforward and flexible dealing with landlords themselves, instead of stiff scummy agents that take advantage of international students for money.

GoogleDealing with Ascend has been a tiring experience. They will either gaslight you or refuse to acknowledge any mistakes, no matter how much proof you send them.
The bar they have for themselves is unbelievably low, I had a sofa in a furnished rented property that had upholstery flaking from day one and metal springs coming up through the cushions which threw you off but they did nothing, this is what they deem acceptable. Clearly it was not usable, they confirmed this themselves in the checkout report (the key detail they ignore) but still don't acknowledge they made a mistake by not replacing it. They said the landlord refused to replace but he says he never knew about the issue. It shouldn't matter, either way it wasn't usable and they should have stepped in.
They also attempted to deduct from the deposit maintenance fees for things we provided in hand to them that they accepted (with photo proof) and things that were never in the property, they still don't acknowledge this.
They will never hold themselves to the same standard as they hold their tenants. Do yourself a favour and avoid them.
EDIT: Further case of gaslighting below in their reply and incorrect information as well as sharing personal information I did not consent to. The maintenance fees were incorrect, you attempted to charge for things as they already were. You minimised my initial comment on the sofa in your reply and fail to mention I received no reply when I informed my property manager it deteriorated. Nothing in my review was incorrect.

We have provided a full response to all your questions within your emails. You requested for a replacement sofa stating it was uncomfortable in early 2020, however this request was declined by the landlord. You made no further comment or request regarding the sofa during your tenancy.
Works were required to the property following you vacating, including cleaning, bulb replacement and repairs. You dropped one bulb into our office, but the other works were still required. We have provided a copy of the contractors invoice for the works completed.
As stated within our emails, you can contact the TDS to raise a dispute should you not agree with any of the proposed deductions. This is a free service provided by the deposit scheme.

Hi Armar, thank you for your feedback. However I am disappointed to read this review as we tried to make contact with you a number of times during the application process, but we never heard back from you.
Firstly, all tenants applying for a property have to sign the Subject to Contract to confirm you are proceeding with your application. The co-tenant did not sign this and it was sent daily for 3 consecutive days with no response.
Our referencing team then emailed both applicants 7 times to ask your co-tenant to sign and submit the Let Alliance application forms online, however we never received a response to these emails either and the form was not completed by the co-tenant.
In order to try and help get a final answer on whether you would still like to reserve the property, the Deansgate branch negotiators also chased via calls and emails.
You and your co-tenant failed to respond to any of the emails and calls chasing for a response so we had no choice other than to put the property back onto the market.
We made it clear on the final chaser email that a failure to respond would result in the property going back onto market.
I hope the above explanation helps to clarify the comments you have mentioned in your review, and shows that we made numerous attempts to get your application processed so we could welcome you as a resident of ours. GoogleThiefs. Be aware ! We rent 1 year a property in Gloucester , and our tenancy agreement was till 28 , but we left the property on 24 . We left the keys at the agency on 24 afternoon and today , they are asking money and telling us that they renewed our agreement on 29 for one day because we did not left the property on 28. But we left it on 24, leaving them the keys at the office . They don't want to take future steps to release the deposit as well . I spent several days on the phone to the team trying to explain that I am heavily pregnant and could end up in the hospital anytime. After from being completely ignored to getting phone calls with silly and unnecessary questions (it's a bloody tv cable!)so they could address the problem and find out who is responsible for such repair, i spent 3 weeks waiting for someone to turn up. They did at the end - day after I came back from the hospital with a newborn!!
On another occasion after the door lock got broken i was left with no lock and not being able to lock my door for 3 days until they sent someone to repair it. With a baby in the flat!!!
Also be VERY aware of the dirty business between the agency and their contractors, made up invoices sent on the day you ask for them with wrong dates etc. When you manage to contact the contractor, you get told they are not allowed to discuss anything with you. Obviously.......
Last straw was the bill after I moved out ,it really made me laugh.... I was charged £164 for clean of the property after I left it so clean,you could literally eat off the floor.
I hope every person who works for this agency sleeps well at night, especially Nadia, Who I cought on lying to me so many times it was getting pathetic....
I would never ever recommend this agency to my worst enemy, it's beyond me how they get away with such nonsense and they are still on the market.

GoogleDO NOT RENT WITH ASCEND!
Me and my friend rented for a year, tenancy ended July 29th, considering we had to pay for the full year upfront they are the worst company. Promises about our deposit coming back within 10 days once checks are done, taking their time doing this! Constant miss information, lies and false promises, when we first moved in it took 2 months for our second fob to be delivered, we had no hot water working in the bathroom sink for over a month it took them ages to fix it. My flat mate was told after numerous emails that he will not be responded to anymore until they have an actual update, brilliant customer service, they can’t handle frustrated customers clearly. When you call it takes property management about 5 attempts before they answer, sort it out. I will be escalating this as high as possible because your company is a joke.

GoogleI am not fully impressed with the experience so far and we haven't even moved in to the property yet. I have sent my mrs to take a look at the property and do all the contract part because I am working away at the moment. Flat was nothing like in photographs online and she wasn't happy with the fees as it wasn't explained clearly to us.
I still don't understand what is Checkout fee and deposit protection fees? We have properties in Manchester and we don't charge deposit protection fees from tenants as it's a free service and for check out fee, even hotels don't charge this kind of fees.
There are so many formalities to go through just to rent one bed flat. Seems like buying an house is easier than renting now a days.

GoogleScammed into overpriced Charge!
I moved out of my rental property four months ago and was hit with an outrageous bill of £105 for a broken lightbulb and a broken bathroom plug chain, items that cost less than £5 to replace. It's absurd how they justify such an inflated charge for such minor repairs. Especially considering the property was left clean and tidy with no complaints. I deeply regret renting here.

GoogleAfter looking for a flat to rent for over 6 weeks - me and a friend found a property online on Ascend (through rightmove) and we were able to view it straight away!
The whole team at Ascend have been extremely helpful throughout the whole process; replying to emails promptly, answering all questions, always reliable to get hold of. Terrie has been very helpful and friendly throughout!
We were also able to negotiate a change of paint colour in one of the bedrooms; which Ascend were more than happy to organise for us.
The fees were also considerably lower than the other agent's we had been viewing properties with.
Overall; Very happy with the whole process - would definitely recommend Ascend!!!

GoogleThe worst,unreliable and deceitful agent I ever experienced in the country I rented a 3 bedded apartment in Manchester through the agent and paid about £1400 as deposit & rented property for £850, initially they promised to change carpet in the property but they tricked me by changing only a portion of the living room carpet.when I moved in with my family with two kids including an infant noticed broken cooking range ,leaking radiator (toilet),shaky &broken furniture,stained blinds,etc.3 days I was unable to cook;ended up ordering food from outside.I stayed in the property for an year . 6 weeks we waited for a bathroom light to fix which was not working from circuit issue.Despite of all these finally when I moved out deducted around £1200 for the maintenance which is mostly the damages already existed in the property . So need to be really care when committing deals with this agent, I never recommend this agency for anyone. Thank you for your feedback, to quickly summarise the issues; the carpets requested prior to the tenancy commencing were all replaced as agreed. We appreciate that there were some maintenance issues raised during your tenure, these however were all repaired by contractors once access was granted. The deposit deductions you refer to were legitimate charges based on damage to the property that was caused during your tenancy, something which was fully evidenced by your property manager at the time. I can confirm the deposit charges amounted to £805.00, you were afforded 90 days to dispute these through the Tenancy Deposit Scheme but as you opted to not use this channel, the funds have now been allocated accordingly. You are owed £186.13 from the deposit which will be sent to you by Wednesday 14th July 2021 now that you have made contact to request this payment. We were unfortunately unable to confirm the transfer previously as you became unresponsive following the deposit discussions at the time.
