Effective, efficient, professional and fun!

For the last two months we have been dealing/communicating with estate agents - the majority have been quite irritating to be honest! Then I made a call to the New Romney WARDS ESTATE AGENTS office and spoke with a Michelle Carroll. From the get go she was fabulous. Informative, patient, listened to every word I said and gave me confidence that we were going to receive an effective and efficient service. She immediately tapped into the type of property we were looking for and arranged viewings on eight properties. Some of which she had chosen for us from her own recommendations. All our communications were excellent whether it was via emails or phone calls. On the viewing day we met Michelle at the first property - she greeted us with a big smile, a firm handshake, a friendly warm demeanour and wearing a really smart suit. All the viewings were timed brilliantly so we flowed from one property to another without any rushing. I felt that Michelle was honest, professional but she also gave her genuine personal opinion when I asked her for it. The process of viewing properties and deciding where you want to live is such an emotional journey but Michelle made it fun and we had such a laugh along the way. We hope to find our forever home soon. Thank you Michelle, keep doing what you’re doing, you are a great Ambassador for WARDS.

Sales ProgressionMaria Meddings was our Senior Sales Progressor for our recent purchase. Coming into the UK from the US we weren't aware that this was a role! But I am so grateful that Maria was assigned to us. She kept on top of both parties to ensure that progress was constant; and communicated early and often. A grotesque experience

Update:Kenny George decided to call me today to rant at me about leaving a negative review and accused me of being 'triggered'. He implied I was "hiding behind emails" and said he was talking to me "like a man". He criticised me for having done my own research on the housing market and questioning his view on the survey we commissioned, which stated that the property had rising damp. Mr George lectured me about his feelings of being insulted by my emails but could not identify what I had done wrong. He referred to his Caribbean heritage repeatedly for some reason. He was unconcerned when I indicated to him that I am on the autism spectrum by way of reasonable explanation for doing my own research and coming to my own views on the property market. Apparently, Mr George is a human too and therefore entitled to harangue and argue with me or make his feelings known whenever he wishes, despite me being a customer (or, rather, not a customer anymore... even when ditching Wards, they seem to feel entitled to call up their ex-customers to give them a piece of their minds.)***In our experience, Wards of Walderslade was dreadful from start to finish, with a mixture of bullying, rude, and incompetent behaviour. It seems lost on the agents that a buyer is a customer, not an employee to be insulted or pushed into doing things against their interests. We pulled out of the purchase after one too many rude interactions with Wards staff.

Avoid Wards Of Ramsgate

Were do I startIt all started off well, with a very good valuation of our property, however after only a few weeks on sale, we were told to reduce the price by £25,000, reason was it looks expensive compared to similar properties in the area. We held out till after Christmas, until deciding to reduce the price, which actually generated a bit more interest.Things were going quite well, viewings booked in, however no firm offers on the tableThings unfortunately took a turn for the worse, after the branch decided to breach the Data Protection Regulations 2018, by passing personal data to a third party, without our written or verbal consent. Something that shocked us, a big company freely giving out this data! We are now very concerned and anxious, in case they have passed the details to others illegally We proceeded to report this to various members of the Ramsgate Branch staff, which was not acted upon, leaving me with no option but to send a formal complaint into Wards. This complaint was actioned the same day, receiving a call from a shocked member of the complaints department, we explained our dissatisfaction, directed at the branch for not following this up and having a cavalier attitudeIn fact it took a further email to the Ramsgate branch, issuing them notice to remove our property from sale, for them to actually call. The manager seemed dis interested just following procedure, clearly prompted by his head officeOnce we were released from our contract, to our surprise, we received an email, stating terms and conditions of their contract in relation to potential buyers they have shown round, demanding we pay them if they purchase our property elsewhere within 6 months!It seems contractual terms and conditions only apply one way with Wards! I was willing to let the matter drop, however I fully intend taking this further, Wards have not only broken their own contractual agreement with us but also broken the lawI would avoid at all costs, unless you don't mind who they are potentially sharing your data with

Having to sell family home after mum passed away

After my mum passed away unexpectedly and way too soon, I found myself having to single handedly deal with her estate. Having moved in to the family home in 1988 it had certainly been lived in, not run down to disrepair but at the same time no real updates on the property had taken place over this long period of time. It was always going to be stressful and a challenge but with that in mind it was the perfect property for a family home and for someone to put their own stamp on it and personally this was my hope.Adam from Wards took the lead and on evalution and first viewing of the property he understood fully without me having to really explain anything. He was fair with pricing, clear with explaining each reason positive and negative and made me feel like he just got it.From then on it was easy for me, on visiting the office Amy was always so welcoming, helpful and considerate. She made me feel like I wasnt alone in it, in a professional and caring manner, we laughed together as well. Wards Ashford was awful, promise top rate service and fail to deliver. weekly marketing updates confirmed pitiful marketing to the point of embarrassment and a request to stop the updates as it only evidenced just how bad the service is. Contract heavily loaded in Wards favour, no open house as promised, no for sale board without chasing and then not as promised. If on-line failed to deliver leads then Wards have no proactive marketing approach.Worst experience ever,

I went to Wards on a whim! Earlier this year as my contract was coming to an end with my then Agent. I was greeted by Prince & Amrit who were both very friendly, extremely knowledgeable & polite. From the word Go! They instantly made me feel comfortable and well at ease before, during and after the whole transaction of the sale of my property.They were efficient and very hands on and took away any reservations that I had during the process. Finding the right person to make sure…

Finding the right person to make sure your property will be rented out to the right person is hard. I was extremely blessed to have Vanessa Tindal who works for Wards Estate Agents in Maidstone helping me all the way. I luckily had a conversation with Devon from the Rochester branch after I had a offer fall through. He was very understanding and encouraging even though it was a horrible situation for us. He suggested another property that I felt at the time would be out of our league, But I can not thank him enough for booking us in for the open day as a week later our offer was accepted and we have now moved into our dream home !He regularly checked in and kept my sanity during the stressful process of moving and I couldn't have been more grateful.
