Passed referencing a month ago and no tenancy agreement

Passed referencing a month ago, but they and the landlady keep me in limbo. They outright refuse to provide a tenancy agreement before move-in, missed the legal statutory deadline to return my holding deposit under the Tenant Fees Act 2019, and told me on the phone that they 'do things differently'. They refuse to return the holding deposit and keep sending emails about moving in.

Professional and supportive staff from initial meeting to completion of dale

After researching, Wards of Tenterden were the obvious choice from the number of local sales. Alex the branch manager was our first point of contact. He explained all options clearly allowing us to make our choice without feeling pressured. From then our main point of contact was Becky. A superstar, local resident with a good knowledge of Tenterden. She has an absolutely great manner, is relaxed, whilst remaining professional and courteous at all times. Nothing felt too much trouble and she kept us fully informed of all visits and progress during the sale. She is a great asset to Wards.

Appalling from start to finish

Appalling from start to finishThe head of lettings appeared professional at the first meeting but it was steeply downhill from there. She went away and set up a number of viewings without bothering to tell me the date. The first I knew of the viewings was when the Wards person turned up to show people around.What’s more, the head of lettings didn’t bother to brief the colleague who managed the viewings, as a result of which I had to repeat to this person everything I had already said about the property and the rental.Wards then recommended a low-quality tenant (the only one they could find) who didn’t even meet the affordability criteria. The tenant proved troublesome and ultra-demanding and Wards simply accepted everything she complained about without any scrutiny. Wards seem to think that window latches and bathroom tiles break of their own accord. As a result, I ended up paying for the damage done by the tenant, which should rightly have been taken from the deposit.I gave Wards permission to switch the utility accounts, but they didn’t just switch the names, they also put the tenant onto a terrible tariff (in my view and that of the tenant) to earn a commission. Cheap, nasty and very unprofessional.There is so much more terrible service from Wards and Arun Estates, a name they try to hide under, there will be a second review.

Highly Recommend

Morgan and colleagues were so professional when we were looking for our home. Having never bought in the UK before, we were unsure of how the process worked and Morgan took the time to explain everything and connected us with partners who could assist us (E.g. We cannot praise the experience that we had of Wards Maidstone highly enough. From sales falling through to the discovery that the inherited property we were selling was virtually unsellable Wards never gave up and never let us down. Mark and the team in the Branch were so approachable and helpful, professional to end. Tina our sales progresser was absolutely fantastic. She worked so hard to help us and our buyer get the sale over the line. I was always kept up to date and I always felt that Wards as a whole wanted the best outcome for us. Tina was so friendly, understanding and most importantly calm. I really don't think another agent could have got this sale done. I think it's fair to say that as Wards Maidstone got our sale completed that they can probably get any property sold!

The staff at the Tenterden office of Ward’s Estate Agents, especially Becky & Alex, couldn’t have been more helpful & professional in selling our property.The sale’s brochure was excellent, all staff were always extremely friendly and polite, and went out of their way to not only make themselves fully conversant with every detail of our property, but also all the benefits of its location. As a consequence they weren’t just able to sell the house quickly, but also to the right purchaser for us, a family with no property to sell and no chain.In particular we can’t praise Becky highly enough for the exceptional service she provided in persuading the purchaser to view our house when they were more Interested in another area. Incidentally she made such a good job of the sale, that the new owners are highly delighted with their purchase.

Alex and Tina did a fantastic job selling my property. The property was on for only a week with dozens of viewers lined and and an offer around the week mark. Alex and Tina were priceless in managing the soft elements of the legalities of the sale. As our buyers were first time buyers they were not sure what to do or what to expect; frankly their solicitor wasn’t much help and it was Alex and Tina guiding them on what they had to do and what to instruct their solicitor to do. Without them I’m sure we’ll still be on the market.

Nervous first timer for house purchase

As a first timer for house purchase I was nervous and unsure what to expect. Maisie M-J at Wards was assigned to me. Cant say a bad word about her, She was friendly yet professional, nothing was too much trouble for her. She answered all my queries, several times and if she didn't know the answer outright she found it out. Maisie talked me through the process of making an offer and subsequent actions, information on surveyors, stamp duty and such. Unfortunately the sale did not go through but Maisie kept in touch to offer further help and support. She put me at ease of the whole situation.

Diabolically bad service.

Diabolically bad service.Made several promises about how soon I could move in that went unfulfilled. Then when I did move in the flat was a mess, they hadn't cleaned the bath room and even left the shower filter covered in the previous tents crusty old hair in the bathroom for me to clean. I still have no milky after living here for three months and chasing them up constantly. There was no move in guide with the basics on things such as bins electricity etc. They are no help at all with anything.

I did a viewing with Abigail and I was treated very unfairly, 1. I was not even shown where to park my car ended up parking on the road just on the drive way. 2. She made the appointment but upon arrival she asked for my name so what was the point of the booking? If one has an appointment booked I assume both parties know who they are meeting at that particular time. 3. I asked if it was ok where I had parked and her response was ‘you have to view and make it quick’ how do I make it quick yet I am here to view and to make proper decisions???4. I wrote her an email after view and she never acknowledged. 5. Her body language and character showed that I was just wasting her time and I knew I was not going to get the place to rent and yes she did send an unfortunate you did not make it this time.I am not sure if there is discrimination or it was just my unlucky day.
