We recently part exchanged our property for a 4 bed Tetbury at the Cleeve View development. Our experience of Linden has been nothing but positive and we absolutely love our new home. We were offered a fair price for our property and the conveyancing process was smooth and straight forward. The house was ready on time and we moved in in time for Christmas as promised. The quality of the build and finish exceeded our expectations and the tiny snags we found here and there were rectified quickly and efficiently. After doing two diy do up properties, it was a dream to move in to a place where everything was already perfect and we can focus on family life rather than renovations. The team at Cleeve view made everything so easy and have been so helpful from start to finish. We can’t praise them highly enough. The sales team were informed, helpful, friendly and so accommodating and the site team have been fab since we moved in. Nothing is too much trouble and although construction is still on going, every effort has been made to keep disruption to an absolute minimum. We could not be happier with our decision to buy our forever home from Linden.

TrustpilotLack of concern for local people affected by Linden Homes developments
My gripe is not about the houses themselves. My elderly mother's garden backs onto what was once just a field, and the boundary was marked by a waist-high stone wall. However there is now a Linden Homes development on the field, plus of course access for cars, and so an issue has arisen concerning her security and safety. This month, January 2019, marks two years of emailing the company about this. They have sent various representatives round, who have all very pleasantly promised that something will be done. Then - silence. There appears to be a high turnover amongst their staff, so the person I have spoken to leaves and I then find myself having to spend time identifying the next employee who is dealing with this case. To be fair, last summer a far more organised employee managed to arrange for a couple of young trees and a handful of very small native plants to be planted (during one of the hottest weeks of the summer!!), but these hardly constitute the secure boundary which we are after. I am very, very disappointed with this company and their attitude to the local people who are affected by Linden Homes' new developments.

We reserved a new flat with them and used an Assisted Move scheme to buy it, selling our old flat (via New Homes Group, Linden's affiliate company) to finance the purchase. They mismanaged the Assisted Move sale (led our buyer to believe they will be able to complete earlier than allowed by the construction schedule), which caused it to fell through. Then, instead of working with us on finding another buyer, they cancelled our reservation without telling us about it! (On the phone they were promising to come back to us with "solutions".) We have incurred legal expenses which are all for nought because of their incompetence in handling our sale. On top of that, after cancelling our reservation they didn't refund our reservation fee. Don't trust their words and don't trust them with your money.Dealing with them is also unpleasant because of the fact that some of the employees (in St Clements site office) are simply rude: they talk over you and raise their voice at you, apparently thinking that this will convince you to accept their point of view even if they're in the wrong. Pathetic.

My partner and I have brought a Linden home on the Montbray, Roundswell development. We moved in a few weeks ago on 14th December so can't comment on any long term snagging issues. However the customer service that we have received from both Denise on the sales team and Stacey from the site team has been brilliant. Both have gone out of their way to get the house ready for us and help our move to run smoothly. We're very pleased with our house and the service we've received. As mentioned by a previous reviewer, there was no WiFi or phone line when we moved in. The fibre-optic cables had been laid by Linden and the wait was due to BT being busy on the run up to Christmas, so they therefore hadn't gotten around to sending Openreach out to connect them. This is hardly surprising being that we were amongst the first people to move in on a brand new phase of the development and was rectified by BT within a few days. It was hardly an issue and didn't hinder us in any way

Avoid at all costs. I bought a house from this bunch just over two years ago. In the first 2 years the house is under warranty, so any issue they come out and repair. Believe me when I say there were plenty of issues, and their excuse was always "new houses need setting in period so these issues are normal". Anyway, my two year period expired last month. Since the boiler stopped working (again), it stopped working previously and they supposedly 'fixed' it but when a British Gas engineer came out he honestly couldn't believe the state of it. Linden Homes had repaired a leak using duck tape, yes duck tape, causing the issue to worsen and ultimately boiler to stop working all together. The British Gas engineer was so appalled that he suggested I report them (which I will be doing so). Furthermore leaks and cracks started to appear/get worse, when I called them to ask why (previously they had told me this was normal for a new build), they refused to help on the basis I was no longer covered under the 2 year warranty. Honestly, it's not worth the pain. I am a month into my non-warrant period and £3k down in repairs and I am afraid I can only see that cost rising. Disgusting company, bunch of con artists!

I live on the Linden Homes Heathlands site in Frimley and have been very disappointed by the standard of finish to the development. We were told that the site would be completed to a premium level and this couldn’t be further from the truth. As well as being unsightly, some areas are actually dangerous, which is completely unacceptable. Linden Homes have not finished the site to anywhere near the standards we were promised during our purchase.

Unlike the other reviews on here my issues were not with the house itself but with the sales people. Patronising, unsympathetic and cold are how I would describe the sales people. You might be good at your job but you definitely are not a people person. Being rushed through a home demonstration when it’s the only chance to see the property before buying it is appalling. It definitely appears like linden homes (Roundswell) just want your money and will sweep you under the carpet once they’ve got it. How can you sell a house when it isn’t finished and you can’t say when a landline or broadband will be installed “ I’ve done all I can” is your reasoning. How are you meant to communicate to the outside world? I think it’s disgusting.

My daughter and her husband bought a linden homes house just over two years ago. They have had numerous problems including having to have a whole wall replastered because the finish was shocking. Now they have water coming through the ceiling of the downstairs toilet and have been told the house is out of warranty so it's not their problem. Don't ever but a Lindens property.

My biggest regret is buying a home from Galliford Try brand Linden Homes. The staff lied to us from start to finish - in fact we are still in the middle of the nightmare. From lies on adverts to bare faced lies in the sales office from several employees - we have been utterly shafted by this company. They lied to us about our home having 2 parking spaces, it actually only came with 1 (impractical in this day and age as well as against planning guidelines which stipulate 2.5 spaces for a 3 bed house), the overall size of the house by a couple of hundred square foot! They lied to us about the reason our house was a LEASEHOLD house saying the land was not owned by Linden Homes and that they could never sell us the freehold (we found out 6 months later Linden Ltd owned the land the whole time), we have had close to 100 defects and examples of poor workmanship and cheap materials. It's been an horrendous experience lasting over 2 years and is still nowhere near over. We are entrenched in the Leasehold Scandal and stuck with unscrupulous Maintenance Company FirstPort who overcharge us left, right and centre. Linden have breached our contract and won't allow us to become directors of our own Management Company despite this being part of the conveyancing process. My advice? Spend your money elsewhere unless you love pain and misery.

Terrible service from Linden. Since purchasing a property with them 10 years ago I and other owners have had huge problems with the building, general build quality very poor. Faulty installed cladding, boilers, balconies and a lack of fire stopping within the building. The costs of cladding replacement has run into the Millions of pounds which Linden have so far been quite happy to let the leaseholders pay for through service charge demand. A complete lack of responsibility from Linden, they build sub standards buildings, sell them on and don’t care about the consequences, even when it comes to something as serious as safety, ie, balconies hanging of the building and no fire stopping measure between flats. Awful company, unethical, selfish and completely irresponsible. They shouldn’t be building a wall let alone dwellings for people to live in.

I havent been able to find a single positive point about the whole company.Bought from them in 2017, whilst still a building site. Agreed completion for June 2018. today 8th November 2018 it is still far from finished. We have just had it confirmed that it wont be finished until March 2020! 3 years after initial viewing.I moved onto a site with car parking available. Lindens have employed a ticketing scheme and issue tickets to any car on the site. Even though there are parking spaces on the site. Customer services cannot answer phones or emails (karen Day, Kate Mcghee). Builders regularly leaving rubbish outside front door. I have personally been verbally abused by contractors.There are heating and hot water issues weekly. Avoid like the plague. St Clements, east london.

The service is absolutely terrible, bunch of crooks and 2 year warranty is worthless. Suppliers they choose and very shady and incompetent and cowboys, not a proper they can only do 9 to 5 if the best case, was left without a heating for a 2.5 weeks, they sent some cowboys to look at it with no tools and who appears to have no clue how to fix the issue. Now the claim all apparently is ok. Faulty boilers have been installed in many of the apartments.

Wish we never gave them our money. We bought a property in March and it’s caused us so much stress. Customer service is a joke and it’s clear they do not care once they’ve got your money. Most of our serious snags have been left (until we complained higher up). We were moved out of our property because the floor was uneventful - we had to pay to stay elsewhere and then they didn’t pay us back fully. Don’t spend your money on a waste of space company that is linden homes.

Awful experience repeats of everybody else's entry on this site.Everybody should hold back 10% until snagging has been completed that might bring them to their senses. It is quite unbelievable how bad the house is ! There have been and remain so many faults, problems and evidence of very poor workmanship it would be impossible to list here. We asked questions before exchange and completion which were never answered. We emailed the sales manager and sales director but never had any responses ! The site team try very hard and in fairness have resolved some problems, however, the list continues to grow rather than shorten. We really hope things can be sorted soon.

The worst decision we ever made was to purchase a Linden home. Customer care is last on the agenda. Poor workmanship, terrible built quality. Be prepared to have your life ruined.After battling for 2 years to get snags and major structural defects repaired, we are staring down the barrel of being moved out of our home whilst NHBC demolish part of our house to put it right.Customer care, directors and any trade person associated with Linden homes genuinely don’t care and never return calls, emails, letters etc.Can’t stress enough to people about never buying a Linden home. Actual rating: ZERO starsYet another leak from Linden Homes property recent development. If you are looking to buy a property do yourself a favour and make sure it is not from Linden Homes.Selection process of their contractors are clearly substandard. The plumbers used during construction must have been cheap. The contractors selected by Linden Homes are incompetent and unprofessional cowboys. This is the fifth leak in just over 2 and a half years. I was refused a pipework survey by Linden Homes customer services during the warranty period despite experiencing unusual number of leaks. My property is no exception as I hear of other water escape/leaks in other parts of the building.

Linden Homes are the worst. Customer service is non-existent and as a company, they are so unconcerned, unhelpful, uninterested - the disappointment is unmeasurable. My fellow residents and I are still awaiting our snagging lists to be completed from December 2017, and we have been recently advised that the management company will soon be taking over our apartment block with so many issues outstanding. Our electrics are now tripping due to two major leaks within our apartment, and still Linden Homes choose not to respond.In addition, we found out they'd retained a copy of everyone's keys without permission....Avoid at all costs; legal route undoubtedly pending.

I wouldn’t even give it a star. The problems I have encountered since purchasing the home 2 years ago has been honestly diobolical. I get the odd snagging issues you might get with a new build, but I’ve had endless, the list is to long to write. The service and “customer after care” is laughable. Linden are cowboy builders! DONT BUY FROM THEM! We are also starting legal procedures. It’s good others are making a stand, yet sad to hear people are having to go down this route in order to get something done.Worst mistake I’ve made is purchasing a home from linden, let the reviews speak for them selves and save yourself the heartache

Reading all these reviews.... this NEEDS A CLASS ACTION. I have been prevented from living in my brand new Linden Home since January 2016 well over 2.5 years now and have just been forced out of my second rental as the NHBC (the so called Buildmark Warranty provider) forced me into rent arrears when they refused to pay anymore rent in April this year. STILL I am paying a mortgage on a house Linden and the NHBC has prevented me from living in. They are despicable companies, corrupt and with no moral compass and their lawyers will continue to cover their backs regardless at what human cost.Linden are hell bent on trying to destroy me, simply because I dared to stand up to them. It has cost them more in legal costs than it would have done to "DO THE RIGHT THING" as per their Code of Conduct, such is their vendetta against me and their pure vindictiveness and utter contempt for their paying customers. Their arrogance beggars belief.

Message to Louise1234 You have had such a lucky escape from ever having to deal with Linden Homes or the NHBC ever again. I have written 4 reviews. Please have a read of mine - I have had 3 years of living hell dealing with both of these unscrupulous companies and their lawyers and it is still ongoing. I have been signed off sick for 2.5 years following a nervous breakdown caused by Linden Homes and exacerbated by the NHBC. They have no moral compass and they ruin lives. Linden Homes seem to think they are above the law and the NHBC is no better. Their respective lawyers will do anything to protect their clients at whatever human cost. I rue the day I ever walked into the Linden Sales Office, from the rude Sales staff right up to the spineless Chief Executive Officer, Peter Truscott, who to this day has never had the backbone to respond to a single email I have written. They have robbed me of my hard earned money for a house 'not fit for purpose'. Have a read of my reviews and you will be thankful every day that you were lucky enough to walk away, although I don't underestimate the stress the whole experience will still have put you under - at least you have been saved from a lot of heartache - I am still living mine. Linden Homes and the NHBC need to be held to account.There should definitely be an option for a ZERO star rating on this site. To anyone reading this - DO NOT BUY FROM LINDEN HOMES and be very wary of trusting the NHBC. Read the Guardian reports and do your research.

On house demonstrations just before handing over key you can find patches of not painted wall.3. We saved ourselves and pulled out of the sale at the last minute...1. Houses that were on the development that were more than a year old had terrible looking rust stains in the rendering, spreading from the balconies. When I asked, the sale person just said ' call customer service if it happens to your property'2. The houses carried at £40,000 premium over (better) second hand houses in the local area. Instant Negative equity anyone?3. The sales people were really brisk, pretty rude, and were trying to hustle us into completing before Christmas last year. Made me feel like not wanting to buy one of their properties.4. When we did pull out, not a word of acknowledgement from any of their staff. This re enforced what a wise decision this was.
