DO NOT BUY FROM LINDEN HOMES COWBOYS!!!!!

I would not recommend buying a home from linden homes!! We have had so many issues with the house and the customer service is appalling!! We have had serious mould issues all around the house, bathroom floors coming up, waste water not draining away properly since we moved in causing blockages in our downstairs toilet which is still ongoing and not being resolved, this leads to waste water coming out of sinks and no use of downstairs toilets!!!! Bedroom doors dont shut, cracks in ceilings, bedroom carpets coming up along the sides, kitchen units not being stuck on the walls properly... the list goes on!!! Its disgusting how they leave you with all these issues, I have to take days off work to wait for them to resolve these and sometimes they dont even turn up!!! Customer service team always fob you off or say they cant book you in for 4 weeks. Even took the issues to the MD who send a 1 lined email back saying he would take to customer services. Our whole estate is having the same issues not only us. I would never buy a house from linden homes!!!!!!

LIARS AND CHEATS - DO NOT BUY FROM LINDEN

I feel sorry for the poor woman below. What a horrendous story. I am putting this on here to support my friends who are currently living in a hellish situation in their new home.Check out the Daily Mail article 'surrey homeowners furious with Linden Homes over sewage smell'..... it's all self-explanatory. But it rings very true with the story below. The lying and deception - the passing the buck, and the sheer callousness of this company.They also have some very dodgy dealings behind the scenes - directors with conflicts of interests; shell company set ups (so there's no money in the bank if they're sued). Corporate thieves really.......

Consistent with everyone else's review, customer service is awful.

Consistent with everyone else's review, the flat looks good and seems to be fairly well done (except for the plumbing; almost everything has leaked). But the problem comes in getting the snagging fixed. Customer services are shocking. In 9 months of living here, I haven't had a single response to emails. If you phone them you get told the relevant person is busy and will call you back - never happens. They will come round with a paint brush - anything else and you are left frustrated. We aren't a special case - all of our neighbours are also struggling to get anything done. Linden homes couldn't care less about post-sales customer service.

If I could give zero stars I would

If I could give zero stars I would. I emailed 6 weeks ago and got completely ignored (even though I received an automated email saying they would reply within 7 days). My chase up email also was ignored. When I called I had some woman telling me I had called the wrong team even though I had not, and was then dealt with by another incredibly rude woman. The customer service is appalling, and would certainly put me off buying any house with Linden Homes in the future - as soon as they have your money they don't want to know, apparently.

Living with Linden Homes 2 year nightmare construction site

HiRegarding Linden Homes: We have not bought from them but have had to put up with living in front of a huge development (flats/houses up to £Million +) nothing but noise, vibration, dust, swearing from workers, lorries delivering before 7.30am. Constant beep beep reversing tones from site vehicles before 8am. this we stopped after all complaining to noise dept at council. Broken rear fence when they just scraped their digger up and down it to clear undergrowth behind (jan '17). Still not fixed. Cut avenue of lovely trees down with TPO's on to widen access route. Workers parking in our car park spaces, lobbing lunch etc out of car windows when finished. witnessed one worker assaulting what looked like his ex wife? hit her in face, swearing, going mental over who had their kid over weekend, nice people they employ. Alarms going off over bank holiday weekends, no one bothered to come out, it was their site office alarm. They have a mix of Housing assoc, rent to buy on plans but obviously not told buyers of houses they are on a part council estate. We enquired as to what these houses were but they refused to answer.Had a lovely outlook of trees, bats, animals, birds but now covered in flats, tarmac, houses, soon to be filled with cars, noise, probably will end up moving. Linden could not care less about any complaints

Though the property looks nice and some superior materials and parts have been used, the standard of workmanship, quantity of snagging issues and professionalism of their after sales department is shockingly bad.We love the area and the development but every house in our new estate has had issues with Linden. Internally - we have had severe problems, sometime they can take 3/4 visits to rectify. External issues far outweigh any problems we've had within the house. The leadership team deflect and ignore the issues, blame everything and anyone else.My advise would be to tread carefully. We were mis-sold plenty of things and given assurances that were broken. Snag your house and keep on top of them. They strike me as a loathsome company, morally corrupt without any procedures to support consumers.

Do not buy a Linden Home, you'll live to regret it

Bought a house at Linden Home’s Longacre development in Basingstoke. Absolutely shocking standards of finishing inside the house. Been chasing them for a whole year now to fix snags, they've done hardly any of them. Chasing Linden Homes to come and fix their poor workmanship is a full-time job. Once they've got your money they don't want to know. If you're lucky enough to actually have someone show up to do some work, good luck being able to get them to understand what they need to do, they're mostly Eastern European and don't speak much English! Linden have clearly started using cheap, unskilled labour to try and increase profits. Some of the materials that they use are obviously of very low quality too, If they can save 20p on light switch, which is so cheap and flimsy that the fitting bends off the wall, they’ll do it. Spotlights that hang down from the ceiling by a few mm, gaps in the paint around them, 3-5mm wide cracks everywhere, collapsing floors, front doors that are not painted by the manufacturer, but rather are painted on-site by what looks like a five-year old judging from the paint on the glass and the gaps in the paint around the edges and fittings and letterbox, plumbing leaks, I’ve been waiting for them to send around the promised plumber for 4 months now, the leaks are still there! Windows of dubious quality, with 2mm gaps in their fitting where they meet the sill which are apparently ‘normal’.I know people who work in the industry and they tell me Linden used to have a good reputation, but a short while ago they were taken over by Bovis, who have clearly implemented a new strategy of grab the money and run, maximise profit and don’t deliver fair value or good after-sales service to the customer. They’re clearly still trading on their pre-Bovis reputation, but boy, oh, boy is that reputation taking a big hit now. All of my neighbours report the same experience, we’re at our wit’s end! Someone needs to bring them to book, they’re a deceptive company, who are not delivering the high quality homes that people pay a premium price for, they’re not even providing a basic level of decent finishing. It’s starting to feel like a ‘class-action lawsuit’ is going to be the only way to get them to lift their finger. My neighbours and I are in discussions on how to proceed in this regard.DO NOT BY A LINDEN HOME, YOU’LL LIVE TO REGRET IT (unless it collapses on you during the night, which is quite likely, but at least then you'll be put out of your misery).

The Linden homes does not deserve even…

The Linden homes does not deserve even for 1 star!!DO NOT BUY YOUR HOUSE FROM THE LINDEN. I have recently bought my house from them. Now, it becomes my nightmare. 1. The actual bedroom size is MUCH smaller (more then 7 cm) than the size in the brochure. 2. I have more than 100 list of defections (just for 3 months) but they did not try to resolve them. 3. They put a street light inside of my front yard without my permission. 4. They hided the uncompleted garage footing to visually see by putting a wooden panel. Therefore, it has 1.2 m depth of dig (25 cm width) between the garage wall and the garden wall of next property. And it is VERY VERY unsafe for small children. MOREOVER, I reported all of these to their customer centre (Guildford), but they did not response AT ALL. All I have is 'we will call you back'. Literally, I called them more than 100 times, but I NEVER received their PRIMISED call-back.

Good homes / execrable customer service!

Linden probably build good homes, but their social responsibility and ethics stink!. I stayed in a new Linden development last year and damaged my classic car at night on an unmarked, unlit metal barrier which they had left sticking out into an unlit and narrow car parking access road. I wrote to them politely to invite them to pay for the repair (at £250), and supplied photographs of the damage, and they strung me along for four months before saying they 'can't' defray my expense. This could have been a much worse accident. Clearly, they couldn't care less unless I could assemble a viable case for the Crown Court!

Worst ever experience, avoid

Worst ever experience,1- first they let us move in once even the building mot ready.2-from first day lift is not working till now.3- flooring is came off .4- appliances was not given what we agree.5- boiler start making noise.6- paint start to came off.7- main door alighment problem.8- my car damaged due to thier building work.9- doesn't care of health and safty.10- water start leak under the flooring .In first month we start facing this problem not sure how this will go later .

THINK TWICE BEFORE BUYING A PROPERTY FROM LINDEN HOMES.I feel compelled to share my experience after buying 2 properties from Linden Homes. The sales pitch is fantastic, locations are great and the property developments have a lovely home setting.Unfortunately the quality of the plumbing in the properties is very poor considering I experienced 4 leaks in new properties, one of which caused flooding. The construction contractor appointed by Linden Homes had plumbers that supposedly met the highly acclaimed Linden Homes standards.Linden Homes customer services are responsive to issues arising during the 2 year warranty period but I was refused a thorough survey of the piping after the recurring leaks. I also asked them to consider extending the warranty period after the troubles I had. Unfortunately they refused despite advising Linden Homes customer service management that I will share my experience on review sites if I have another leak soon. Lo and behold, I experienced another leak days after the 2 year warranty period expired. The plumber I sent out showed me the loose pipe fitting, confirming my thoughts of sub-standard plumbing in the properties.Sadly I expected a more responsible response from Linden Homes. What impression does it give you about a company that is proud of the homes it develops? I hope this review finds its way to the management team as well as potential buyers.Be wary of Linden Homes glossy brochures and polished website especially the ‘Hear From Our Customers’ link. I would have given a similar account shortly after completion and moving into lovely new homes.Also note Pentland Estate manage the properties after handover. They are part of Galliford Group that owns Linden Homes. I was pleased the management was taken over by First Port, as it took Pentland Estate Management over 4 months to repair and resolve the flooding problems to the dismay of my tenants.

Linden Homes nice houses staff are quite good and are quite helpful until you are in then you have any issues it’s referred to customer service.I would not hold your breathe for two long as the service is poor always chasing up after them .must say service before issues is excellent as they just want your money .Once in your new home however it’s a diffferent matter not everyone will have issues but if you have you will know I am telling the truth about customer service

Customer Service a joke

Customer Service a joke, they don't listen to you, they don't believe you and.you have to fight to get anything done. Two years in our house, 7 A4 pages of snagging, tradesmen in the house 11 months out of 12 in 2016 and 11 months out of 12 months this year, 2017. The only reason it wasn't 12 months in both years was because of a health scare in 2016 and telling them I needed a break in 2017. In 2018 they are ripping up the Master bedroom and small bedroom floor because the metal frame in the wall in between the bedroom moves when you walk on the floor. They are pulling up the top landing floor and the lounge floor because it has the lifted. All 3 of these jobs were supposed to have been done and completed on the 7th & 8th December, they turned up at 10am on the 7th and were gone by 10.45am, there excuse it was too late to go and get materials! I had taken a day off work for nothing. The Customer Service department then lied and said I had agreed for them to come back in January! I had a surveyor round the house on Friday, due to the fact that the there is such a draught in the lounge, which sits above the garage they have to take part of the garage ceiling down to see if insulation has been put in, if it hasn't the whole ceiling will have to come down! I wish I had never purchased this house from Linden Homes South West. They have no customer care, all they cause two years of stress!

Disgusting company that takes your money and turns its back on you

Customer Service and management are extremely difficult to get hold of and treat you like a piece of dirt.Roof leaked - took Linden 6 months to fix it after many threats from me to sue them and have them investigated by NHBC.Boiler incorrectly installed and deemed unsafe - Not in anyway interested in rectifying it and blaming it on me! as if I'd touch the boiler in any way! - GSR are now investigating them and they may have to audit every boiler they have ever installed!!! (fingers crossed)Went to sell the property - Ended up having to go to the managing director and threaten a financial ombudsman complaint as they refused to answer my solicitors simple questions to enable me to complete - they literally put the sale and purchase in jeopardy for weeks causing me huge amounts of stress!General don't care attitude - Whenever there was a snagging issue they were clueless and generally didn't care Confusion of responsibility - between Linden and the management company first port, each would blame issues on each other and refuse to do anything blaming it on each other, I ended up being in the middle of a blame game every time I had questions or issues with the propertyHead of customer services - when I raised a complaint about how I was being treated I managed to get hold of the HOCS who literally couldn't care any less and said it's not their issue (how do you get to be a Head of Customer Service and have the audacity to speak to a customer like that?) Most of the staff are like this.The apartment - They finish the apartment with some really nice high quality units in the bathroom and kitchen and it does feel premium however lots of unfinished grout and cracks around floor/wall/bathroom joining's - they use good quality products but poor quality contractor's/builders.Smoke detectors - All the smoke detectors in the building went off one day and would not turn off, they sent some lemon contractor round who removed all of the batteries, I called to say what happens if there is a fire in the building now and none of the smoke detectors are on?! it took them weeks to fix them and trust me they didn't care and weren't happy they had to do it. I've lost count of the amount of times I've had to threaten to send them a solicitors letter or go to the FOS/FCA.Put simply if you are considering buying a Linden home, don't let the higher quality of products in the home cloud your judgement just don't buy a home from them ever, especially if you plan on selling it as they will not comply with your solicitor to sell it!!!!

very unprofessional company

very unprofessional company. After one of their agency employees sped out of the construction site, hit my car and drove away without stoping to give me their details, my car is now a write off and i am left with the outstanding finance on it. Linden homes did not even have this employee registered on site. No one on site knew his name, address or telephone number. I imagine this is a breach of health & safety as the employee did not sign in on site. They were however aware he was working there, as they noticed his car was facing the wrong way around on site. I do not understand why linden homes allowed this employee on site.

Worst house builders and customer …

Worst house builders and customer service!!!Moved into the property 2014 and I am still waiting for repairs to be completed. Some I have had to do myself including leaks, broken bolier and heating system - promised a cheque in may for this - still waiting. Last communication i had was from the wonderful J Jones to say that my replacement door had been ordered and would be ready to be fitted 4/9/17 - guess what I am still waiting and my emails/ Calls are being ignored. Leaking door, damaged floors, leaking taps, bodged repairs, loose shower, broken shower screen, drafty windows and loose patio doors - I could be here all day listing the problems and no resolutions.Overall this company and customer service is a disgrace - they need to take a good look at their staff and the way they speak to customers. Also there are certain private individual companies that seem to do a lot of work for this company and how they still get work is beyond me as the workmanship is shoddy. Must be those back handers is all I am saying. Even the big manager is ignoring complaints and requests!!! I will not back down and I will make sure all over social media that people know how they operate and not to buy their properties. Leaflets will be given out on their development sitesA very angry customer!!!!

The linden homes experience is disgraceful, customer service consists of blame the buyer and play the victim. I have never had such poor relations with a company that will use any trick in the book to not accept any responsibility for their shoddy work, even when nhbc agree with the poor standards they just simply ignore the report and turn it around to being minor faults that somehow you imagined. They try to enforce a two weeks deadline for reporting faults to start with and then claim that you must have damaged the property after that deadline. The most important thing you will buy in your life and then put through the mill for being so gullible, what happened to giving the customer a decent service? a fantasy at linden.

Very polite, good after sales

Sales staff and site manager very friendly and approachable. Contacted by after sales customer support within 1 week of moving in to check on problems. Quality of components and fittings generally pretty good. Only relatively minor snags found: sales staff and site manager performed snagging list after two weeks and seem to be willing to deal with them - time will tell if they live up to their promises. Overall design of home is excellent and well thought out (e.g. light & spacious, good modern layout, plenty & well placed power & TV/phone sockets etc). So far found LH a pleasure to deal with. The reason for the 4 stars is because whilst the snags are generally minor, most are things that ought to have been spotted & resolved by LH before moving in (e.g. missing runner in shower screen). Otherwise I have found the situation to be the complete opposite of the horror stories found on this and other review sites (this of course is only my own personal experience).

I would never buy a Lindon build house again...

This company sets up management agreements with a company called Hazelvine Ltd. who, due to the legal structure of these agreements, are able to treat the homeowners very poorly. See the poor reviews for Hazelvine all over the internet. It is impossible to get out of these agreements in many cases. Also, there were loads of issues with the quality of my Lindon build house which I am still correcting at my own cost, and I had many failed promises to call me back about issues when I first bought my property. Once they have your money.....

Terrible customer service

Bought a new build almost 2 years ago and filled in our snagging list. 23 months later and they still haven't done anything about our shower that doesn't drain, and our water boiler is missing an important part meaning it breaks down and needs replacing every 6 months (they're covering the repair while we are in the 2 year period, but not installing the vital part!)Their customer service is appalling. I email them, I ring them, I speak to builders on site, and nothing gets done. My emails get ignored (except for the confirmation email to say they've received my email and will respond within the next 7 working days), my calls, if I manage to speak to someone, they promise me they will sort this out for me but nothing changes. I've been to the sales suite and they've given me contact details for specific people in the customer service team, but they ignore me too.I want to submit a complaint, but to submit a complaint you email their customer services team - the same people who are ignoring me already, I doubt sending another email will change anything! They should have a department specifically for complaints, so when you submit a complaint you get to deal with someone other than the people you're complaining about.In just over a month, we will be out of the 2 year period where they are responsible for things that break, and I feel like they're just holding on until that date when they will say that it's no longer their problem. Unfortunately for them I've documented our correspondence and will be taking this further!Buying a home is stressful enough as it is... 2 years later and I have a shower that doesn't drain and intermittent hot water, and all Linden are doing is causing me more stress and frustration.

Absolutely atrocious customer service.

Absolutely atrocious customer service.If you are thinking about buying a house from them, don't! We moved in some 2 years ago into a new build and whilst the service was good whilst the sales team were on site, the Chiltern region customer service who took over once all the houses had been sold has been appalling.We are a group of 10 houses. All of us have had snag lists in excess of 100 items and 4 of us have suffered floods/water leaks through poor plumbing. In our case, the plumber clearly identified that the fault was with an incorrectly fitted pipe. We sent a letter, with photograph and statement from the plumber and yet over 3 weeks later we have not even received an acknowledgement from them (apart from their automated email response which says they will respond within 7 days). The fault happened just outside the 2 years guarantee in which they have to take responsibility and so they seem to be doing everything they can to avoid accepting any responsibility.When you phone customer service, the phone either rings out with no-one answering, goes to answer phone but you don't receive a call back or your call is answered but getting them to actually come and correct faults is a constant uphill struggle. The head of customer services seems to avoid direct customer contact, leaving it to more junior staff to deal with angry customers who seem to struggle to know where they are with getting faults fixed.Buying a house is the most expensive purchase most people will ever make and yet this company do not seem to care after taking your Mahoney and will do anything to avoid taking responsibility for the poor workmanship of some contractors they employ. We are having to have 2 of our ceilings replaced due to the incorrectly fitted pipe and 2 independent builders we have had out have said that the wrong boarding has been used to make the ceilings in the first place!I have never known such bad customer service in all the companies I have dealt with over the years and would never recommend a Linden Homes to anyone. If I could give 0 stars I would! It's the first time in my life that I have written a review of a company and I actually feel like going to the local newspapers (they are building in the local area again) and TV because the service we have had has been so appalling and I would want to warn others that their lovely new build may not be the dream home they want to believe it is.

Wow - Frosty Much?

Unbelievable that a company with such dreadful reviews would not fix these issues at ground level. Maybe even redressing those reviews so that posters can re upload them.Granted these are a small percentage of the overall sales volume, but they are there and everyone can read them. My experience was similar, yet I did not even get to the sales process. So disenchanted was I with the attitude of the Swindon management. £150,000 + over regional market value equivalent. Wow that is some uplift for a new home.Such a lack of warmth, patience or empathy ...in fact quite a hostile reception. Naturally I would not be spending money with them, let alone making myself mad with their apparent aftersales apathy. People buy from people,It seems to me they are all over first time buyers, help to buy or those who don’t do their local index research, and not so keen to deal with people who do.Despite claiming how fast their development are selling and how in demand they are, I seem to still have around 21 text messages offering me deals, discounts and offers!Wouldn't move my family on the basis of company values alone.

Terrible customer service.

Lovely house, but circa 250 snags including 5+ serious leaks that took more than 2 years to resolve. Same story from all of the neighbours. Linden were slow, an inefficient in resolving the issues. They handed the house over basically unfinished, some walls not painted, some plumbing not working - for example they didn't connect the dishwasher so it leaked on first use and ruined multiple kitchen cupboards.

6 months into our new home at Ensleigh

6 months into our new home at Ensleigh. So far no serious problems but trying to get site manager or anyone to deal with small annoying issues, forget it. You must go through customer care i am told, so we wait a week to put right something that could be dealt with in an hour max. Try to speak to site manager on mobile ( his phone does not work ).
