Abhorrent, shambles of a company.

Truly the most abhorrent company I have ever dealt with. You can tell a lot about a company who don’t claim their Trustpilot name. Firstly - Linden Homes have been bribing customers to complete surveys. I have two previous members of staff who will go on record to say that they received pressure from management to offer bribes to aggrieved customers in order to ‘win them over’ and get them to recommend Linden Homes in NHBC surveys. This may assist in assessing the ‘motivation’ behind some of the 5 star reviews on this platform. *As I write, I am on my third ‘relocation’ in 18 months where my family and I have vacated our property to allow Linden Homes to fix it and make it conform to basic building regulations. The difference this time being that they have a) not paid the money we are owed after they asked us to relocate and offered a reimbursement to cover costs and b) haven’t showed up to do the work. The house is empty with no work taking place because despite months of notice after they asked us to vacate and agreed dates, Linden didn’t mobilise in time. This is just one small element symptomatic of their incompetence.*They continue to withhold a roofing report despite it condemning my roof which is built incorrectly and has previously shed tiles where to this day only 40% of it is secured. *To this day, two of the ridge tiles are held together with adhesive tape. *One of the aforementioned tiles (after a matter of weeks living at the property) struck my wife’s car and cost almost £3000 worth of damage. Initially Linden tried to claim it was an act of God in high winds and attempted not to pay out. *A SAR has revealed some of the work required to the roof. Linden have illegitimately withheld information from the SAR in breach of the Data Protection Act but have failed to respond to my complaint in relation to this. *Despite it clearly being directed that the roof will need to be replaced and Linden Homes previously confirming this to be the case, they have since been caught out trying to carry out a botched repair and denying that the roof needs replacing *They have completed no fewer than 4 surveys of the property which highlight a scope of works. They then misuse the NHBC in order to try and wriggle out of their own list of works knowing that that the NHBC either don’t hold standards in certain areas or that these standards are particularly low. Sure enough, by calling an NHBC inspection they manage to wittle down the list that they themselves have already committed to correct. This leaves them in further breach of contract.*They committed to pay us £7350 to cover the cost of our relocation but have since failed to pay the agreed sum. *We still live with an incomplete kitchen after it had to be refitted for a third time. Linden failed to pay the kitchen fitter who refused to return and carry out any further work for them. *All over our development, the region and indeed the country, there are aggrieved customers who complain of non existent customer service and very basics of build quality being appalling. *Management within the company are incompetent at best but intransigent and entirely unreasonable. They are motivated by profits and bonuses and are not incentivised to build quality nor address the copious issues and defects that they have been aware of for some considerable time. They have a legacy of aggrieved customers.*Senior Management in the company have refused to meet with us in order to address issues. *We have had to challenge the MD of our region due to his dishonesty. A complaint into his conduct got sent to his own PA to investigate him causing me to query how a subordinate could investigate their Manager. My email was ignored. *Calls to Galliford Try to bring this dreadful company into line and deal with their legacy of aggrieved customers were ignored. *I have provided evidence of corruption, cheating, dishonesty, negligence and incompetence to the NHBC and have insisted that matters are taken out of the hands of Linden Homes due to them being completely out of control. I am reassured that their profits seem to have been affected and am hopeful that there will come a time that the company are either closed down or that Galliford Try choose to wind up their operations. Nowadays there is a conception that you should not buy a new build. Let me tell you unequivocally that Linden Homes / Galliford Try are exactly why such an assertion exists. They lie, they cheat, they cover up. And currently, if you properly understand the industry and lack of regulation (something I didn’t before buying from them) you will understand just why companies like these are allowed to function and get away with what they are doing. Lastly, in response to myself and others going to the press, the company respond by spouting the usual rhetoric of ‘we are disappointed that this property falls short of our usual high standards.’ Since being in the press, my wife and I have been quite overwhelmed by the response we have received from Linden Homes customers nationwide. They complain about the exact same issues and the exact same scheming behaviour. ItIs abundantly clear that Linden Homes do not have usual high standards. They are a rudderless ship who continue to cause misery and quite literally inflict mental illness onto decent, hard working families. I am in the process of putting pressure on the government to force Linden Homes / Galliford Try to stop building until they address the vast issues already created to hundreds of homeowners.My parting advice...My wife and I looked at several homebuilders prior to choosing Linden Homes. We seemed to get more for our money - more square footage and an extra room in this case. If I had this time again, I would have opted for the smaller house from the ‘other’ firm. Don’t be tempted by the ‘value’ argument and the need to squeeze every last penny or square foot out of the purchase. Go for the smaller house built by the builder who takes pride in their work. Never, under any circumstance consider buying a house from this abhorrent, dreadful company.

Very Happy With Our Linden Home at Cleeve View

We moved into our Linden home on the Cleeve View estate almost two years ago now and have nothing but positive things to say about it. Yes there were some snagging issues, but there are with all new homes and nothing major. The minor snags we did have were sorted quickly and efficiently by the site team. Any subsequent issues have been sorted by customer services who are always polite and helpful...maybe not quite as quick as the site team but still acceptable.The sales team at the time (Gina and Gemma) were very helpful and pulled out all the stops to ensure we got the plot we wanted and negotiated extras included such as carpets, turf etc. A.J. & Jason who head up the site team have always taken the time to check periodically how things are going and help out when needed. The whole team at Linden Cleeve View have been fantastic and we cannot rate them highly enough.I'm sorry to see that there are others on this review site who are not as happy with their homes. As with any other large home builder I suspect standards may vary from site to site and also can be dependant on sub-contractors standards. All our neighbours have said how happy they are with their houses too, and we have also recommended to friends that they buy a Linden home on this estate.In summary...very happy customers here and we do not regret our decision to purchase a Linden Home.p.s. for the person who claims that Mr Williams earlier review is fake, I can categorically state he is not fake as he's our neighbour who is also very happy with his home. Sorry to hear you are not.

This review relates to Cleeve View, Bishops Cleeve only.I am sorry to see that Linden have got such bad reviews. Our experience so far with Linden has been fantastic. We bought a five bed room house and moved in in April this year. As you would expect, there were some snagging issues but hats off to AJ, they were all rectified smoothly. In fact I will not hesitate in saying that AJ does go out of his way to resolve all the issues. The build quality is ok and plots sizes are more capacious compared to other developers. Customer service so far has been good too as we had a water leak in the roof which was rectified straight away. Although it has been just 4 months, I at this stage will definitely recommend these builders for this site and would expect them to continue providing the same service that they have delivered so far.

Avoid at all costs

Moved in June 2017, currently in August 2019 my flat has still not been completed and building work is still happening on my own flat and the site. The hot water regularly cuts out, there are massive leaks throughout the development, security issues with faulty doors, terrible building work, rude and unhelpful customer services. The sales team lied about first come first serve parking on the site, there is none. The refer a friend scheme is also non existent Linden's will refuse to pay that. The service charge, ground rent are extortionate as well as the power supply you cannot opt out of. It's a car free development meaning you cannot gain a parking permit for the area. It's not gated another lie that has been exposed after tenants have completed. They charge you for pets. This won't be finished until well into 2020 and the building at the front will never be finished as Linden's do not own this. The blue hoardings at the front will never come down giving the look of a building site forever. Overall disgusting company to deal with and should avoid at all costs.

Wilford Fields - Could not be happier!

We moved into our new home in December 2018 and being able to spend Christmas in my new house was perfect! The team even brought me round a bottle of wine and a cheese board with a card the entire sales team had signed! Where else do you get that?We bought off plan and it was our first house so we weren't sure what to expect, from the first visit Andy, Hilary and Lorette have been brilliant, they helped us choose our customizable upgrades ( Hilary has great local knowledge so could even put us in touch with local trades people) and gave us great advice on what we should be doing heading up to completion like sorting out utilities and bin collections. What I love best about the team is the honesty, they don't give you loads of sales patter and try to swindle you, they just tell it like it is so you know exactly where you stand and what to expect, as a first time buyer that was invaluable. Before the house was finished Andy and co were on hand practically every weekend to let us go to the site and visit the house, which helped me plan things like decorations which sounds simple but made a big difference. It is also worth mentioning the extremely high quality finish that all come as standard and you don't realise yourself until you're showing friends around the house and they point it out. Once you move in you have a snagging visit where you go round the house and find things that aren't up to your standards, Hilary did mine and she highlighted more things than I did, the team have so much experience and have probably snagged so many houses they have an eye for things that I would never even think of, like the beading around a door frame. All of my snags were done within a couple of weeks except for my front door (which they replaced because it had a slight scratch on, they had to order it in) since I have moved in they've also done some things that are well above my expectations like accept my packages when I've been at work, they replaced my kitchen sink and tap (not because it was broken but because I preferred a different style) they replanted some flowers that I killed off in the front garden. I was one of the first homes on a large site so they are still building on the other side of the estate and all of the builders and site team are extremely courteous, they all say good morning when you're on your way to work ... once again little thingsWe all know that you're more likely to leave a poor review if you've had a poor experience and it is easy to blow things out of proportion, but the fact I am leaving this shows how incredible my experience has been, I still pop into the sales office most weekends for a chat.

Hope you have no “snags” - Wilford Fields Nottingham

The after sales process has been incredibly poor. I decided to get a professional snagger in after noticing things didn’t quite feel right in our home. This was met very negatively by the site manager who continually used the phrase he has to “justify his existence” for all snags on our list. Eventually the site manager stopped bothering to support and left us to more junior colleagues who it must be said endeavoured to support us as much as they could and were far more pleasant and adept at dealing with customers.But unfortunately contractors used are far below standard and we have had issues with flooring, plumbing, and electricians. Our issues are not resolved, and in some cases are worse than before. At my first attempt at applying pressure with a more formal email outlining my issues and how I wished to proceed I have been told to go to the NHBC. Haven’t even bothered coming to look at the details I have outlined and ignored half of my email.The NHBC will now lengthen our continuing issues and we will be escalating our complaint inwards.

Fake Review concerns

Mr Williams - another fake review no doubt...or else if you honestly expect us to believe that the Customer (don't) Care team "occasionally took a day or so" - more fool you....and if it's true you have already recommended this corrupt builder, then you have done a huge disservice to the 80% of people here who have had shocking service from Linden Homes and I wonder how you would feel if your house was uninhabitable and condemned and you'd been paying a mortgage for it to sit empty for 3.5 years?I strongly suggest anyone considering buying a Linden Home, Googles my experience. Great Experience with Linden Cleeve View Start to Finish

We part Ex'd our old house and ended up getting more than market value. Have been in the new house for 5 months now and all has gone really well. The customer care team have been great and the whole process was pain free. Special mention must go to AJ who was brilliant in getting the little niggles fixed in the couple of weeks after we moved in. Happy to recommend them to anyone wanting a great quality new build property.

The customer service is non existent

The customer service is non existent. If you lodge a complaint then they will not speak to you - just send you emails . They ‘forgot’ to put a radiator in 2 of our bedrooms - making the rooms really cold . 18 months in and still waiting - now we’ve been given a date for mid January. Not good enough Linden and your ‘Customer service ‘ team want sacking .

A fraudulent, unethical company

Linden Homes continued to market my property after I'd reserved it; I believe, because they wanted to circumvent paying the property agents fees. With one week to go until completion, they pulled out and immediately replaced me with someone they'd found themselves. I found out that they'd pulled out from my solicitor with no communication from Linden Homes. I escalated this to the regional Managing Director, who was rude and unhelpful. I will now escalate it to the ombudsman.

Underhand.....

We’ve been living in a new build Linden Home in Verwood, Kilnhurst Gardens since December. In order to be balanced I will say the on-site team were great during the building process and first few weeks. However, once the ‘all important’ survey is completed that disappears.My issue is the seeming underhand behaviour to cover their mistakes without communicating with residents. Having messed up boundaries they have offered someone the communal land opposite our house to be incorporated into their garden. While they, constantly, point out they are not doing anything illegal there comes a time when acting with integrity should count. They are aware the purchaser intends to seek planning permission to put a wall around their land (and why shouldn’t they) but at no point has Linden communicated anything to anyone here; in fact the on-site manager, Lewis, actively tried to avoid and talk himself out of a direct question when asked. It is this kind of poor behaviour that undermines confidence in a company. If you’re doing nothing wrong, you should have nothing to hide. I would have to add the head office team are worse than useless - absolutely appalling service and I would not recommend them.

Cleeve View - 4 Bed Detached

I've owned a new built property in the past so felt that I knew what to expect going into this process. I expected there to be snags. I expected to have a little disruption moving into a property next to an active building site. I expected relatively small rooms and to have to pay extra for every little upgrade or feature to make the home our own.Linden really surprised me on every point. They delivered a well designed, roomy, high spec home that we love. They talked us through the entire process, shared our excitement at picking our flooring and features and generously customised aspects for us at no extra cost. They worked hard to deliver the property earlier than they originally quoted and were a pleasure to work with throughout the process.The inevitable snagging list was mostly minor. The entire list was taken care of within a couple of weeks with priority given to anything that would have been disruptive to me or my family during the buildup to Christmas.Having lived here for 6 months the site is well managed, well maintained, and very considerate. A lot of builders should learn from this site.I've owned a Redrow home in the past, and while it was good, Linden have definitely outdone them in terms of build quality and aftercare.I looked at many similar priced new builds in the area from other developers and they all fell short.My experience with Linden has been great. I would strongly recommend the Cleeve View development to anyone. We've dealt mostly with AJ and Gemma on site and they have always been helpful and genuine. They are a credit to the company and how housing development should be done!

Linden Homes - Fox Hill

Beyond delighted with our new home and the service/process that got us here. Lynne and Laurie in the on site sales team honestly could not have been more helpful and went above and beyond with their service. We arranged a part exchange on a one bed 150 year old converted town flat, and a few weeks later moved into our whopping great big 3 bed new build in the country! The conveyancing process was a little dogged, but then selling a house always is right? Post sale we have been very impressed with the quality and finish of the house and the amount of fixtures, fittings and appliances included. We identified a few small snags with the support of lindens, and Paul the project manager was right on top of fixing them ASAP. I would recommend this development to anyone interested in a new build. We haven’t been able to fault it.

Update : 3years, 4months, 3weeks and 4 days forced out of my house...

Update. On 19/01/2016 #DawnetMcLoughlin Commercial Director for #LindenHomes checked me into a grotty hotel for 2 nights.... that's right...TWO NIGHTS, when Linden forced me out of my brand new house a MONTH after I made #GregFitzgerald (then Executive Chairman) and #PeterYoull (then Managing Director) aware that it was contaminated. I've never been able to return to my house for what is now 1,237 nights. That's 3 YEARS, 4 MONTHS, 3 WEEKS and 4 DAYS. #Injustice #Immoral #Cowboybuilders ...and if you think the #NHBC 10 Year Buildmark warranty will protect you - think again. The NHBC is in bed with the builders, as reported in the Guardian (Google it) and they and their equally unethical lawyers #DentonsLLP have been stalling since the claim fell to them on 19/08/16 when Linden Homes walked away with my keys having changed the locks to MY house. My name is the only name on the Deeds.If you believe any of these so called green reviews, read my reviews of my 4 year nightmare together with the other 81% BAD reviews..... then and only then will you know the truth as to how Linden Homes and the NHBC will treat you.

Worst property and service

The quality of the property I bought from LH is awful, worst one I’ve ever seen. Never buy from them, customer service was good in the beginning, once you changed your contract, no anyone replies you anymore. Site manager is just a liar who can do nothing for thousands snagging issues.Don’t buy from them, don’t trust them, they just wants your money.

We bought our house almost a year ago and have been really pleased with our linden home. Gemma helped us through the process of purchasing and was always on hand to help with any questions. Site manager AJ has been fantastic and is always quick to respond if we have any queries. The regional after sales customer service has required us to chase up a few issues but they have all been dealt with in an acceptable timescale. All in all happy customers!

Poor finish for a lixury house

Moved in on 26th April 2019, Abbey Farm, Swindon. I did snag list on 27th and the surveyor found 98(!) faults. Good that under 5 were major. I found additional afterLinden Homes successfully ignores us, but I don’t intend tolerating it much furtherThe house is nice, but all small faults make it bad experience. It is a second house I bought brand new, plus had one still under 10 built warranty, so definitely this one has way more faultsI suggest you all haggle hard with them when buying because you will need to spend a lot of money after fixing problems

Linden Homes at Olive Farm…

We are residents in a property next to a new Linden Homes site. Cystomer service has been disgraceful. We have been left with multiple damage to our property which despite assurances over 18 months was not rectified. We also have continual noise from rattling flags which keep us awake at night but they refuse to remedy. If this is how they treat customers then beware!!

Cleeve View, Bishop’s Cleeve.We moved in here just before Christmas, cannot recommend Linden here highly enough, it was a complicated move as we were selling our business and a small rental property and Linden were extremely helpful and their part exchange scheme made everything possible. Lindens Sales Co-ordinator Gemma nursed us through the entire process and since arriving here the assistant site manager “AJ” is always on hand he has dealt with any minor issues usually on the same day. The only negative that we can come up with is Linden regional After Sales Service we only had one snag which could not be rectified by the on site team and that took over a month of continual chasing for it to be dealt with.

The Grange, Wroughton, Wiltshire

Snagging List submitted in January, still not completed. It has dragged on for months. TBF to a new site manager he has tried to do a lot of the jobs himself, but we still have a garage door with a dent in it, which on the inside of the garage door has a sticker showing it is DAMAGED but it was put on regardless. Not the best experience we have had overall with buying a new property and we have bought a few from other builders who were not as bad as Linden.

The truth about Linden - uninhabitable house 3+ years

Try not being able to live in your brand new Linden Home for almost 3.5 years (since they forced me out 19/01/16) changed MY locks to MY house in April 2016 and walked away with MY keys in August 2016 .... try paying more than £47k in mortgage payments on an uninhabitable house before you believe any highly suspect Green Reviews. I have been asked to warn prospective buyers in Wolverhampton

Word spreads and I have just been asked to warn the people of #WOLVERHAMPTON. If you are thinking of buying a Linden Home from their new site (Linden Homes Press Release "linden homes acquired land for new development in Wolverhampton) first read these reviews but be wary of the Green Star reviews appearing since January this year. If you want the truth about Linden Homes, then in particular read my other reviews (just click reviews under 'Yvette') as I made the fateful mistake of buying from these unscrupulous builders almost 4 years ago and haven't been able to live in my uninhabitable house for the last 3.5 years and still counting. I will continue to do everything I can to help save people from the misery I've suffered and still suffer at the hands of these life wreckers.

Priory Fields, Plymouth

Been in one of their homes for a year now at their site in Plymouth, Devon.Initially, snagging was dealt with promptly on site but now they keep feeding us rubbish so we don't bother them!Problem one. The render on the side of the house (gable) has fractured/cranked the whole length of the house. They say it's not an issue and have so far refused to do anything about it.Its a crack in the render, you can see it with the naked eye and if/when we come to sell the house, the price would be reduced.They've also just finished rendering another new property behind ours. They laid it during really bad weather and part of it fell away. All they have done is patched it and you can see the scar! Good luck to the family who buy that one! I do have pictures as well.Our home isn't the only one with this happening so we'll be getting together to see where we stand legally. Problem two. They have left a gap between our property boundary and a wall. They failed to remove all the plants behind and these are now encroaching into our garden. The plants are ivy and brambles so you can imagine how quickly they grow! Again, they have said they don't own that land and it's nothing to do with them.Absolutely disgusting behavior. If they had sorted the issues with the ivy and brambles prior to putting our boundary fence up we wouldn't have an issue now. I have also asked countless times to find out who needs to sort this but no one ever gets back to you. Its been going on since we moved in.I am going to have to speak with our solicitor to find out who owns this 'no mans land' to get it sorted.This is the first time we've bought a new build and probably won't do it again. Galliford Try Partnerships and Linden homes are hopeless. Happy to take your money, and a lot of it, but not happy to fix issues that are major problems and shouldn't be happening.I don't know what the other sites are like but by going through reviews on here, they're just as bad!
