Thoroughly Professional.

Settio have been managing my buy to let apartment for a year now. From the beginning they have been extremely helpful and dedicated to catering for all my needs. And whenever necessary they are more than happy to go the extra distance.Recently I needed assistance to raise a mortgage for another property, and although not part of their normal business, they were quick to put me in contact with the right people in another institution and then followed up continuously to make sure that everything was being done to secure this facility.Samuel Fitz-Hugh and his team at Settio are thoroghly professional in all their dealings and I would highly recommend them, if you are looking for an appartment to rent, or in need of someone to take care and manage your own.Well done and good luck!And thank you very much.

No morals, no responsibility; an appalling company.

We rented a townhouse in Mount Yard Manchester through Settio back in October 2022. The property we rented was advertised with 'driveway parking.' On viewing the property, the agent pointed out the parking space immediately behind our house, in a secure covered parking area. This was really important to us because we are in and out of the country and need a safe place to leave our car when we are not in the UK. The undercover, secure position of the parking space was also reiterated in an email before we took the property 'Joshua, Wed, Oct 12, 2022, 12:18 PM to me : Hi Clare, Yes that leads to back door where you put your rubbish and your secure allocated parking space will be' (sic)To our dismay after moving in, we were told that the parking space was in fact, 150 m away from the house, on the street. To this day, we have tried to make Settio put right their mistake and provide us with a parking space in the area that was promised. They have failed to do so. That would be bad enough, except that they gave us a key for the covered secure parking area and told us to keep parking there, as they were empty spaces. We did that for eight months without an issue, then they suddenly changed their advice and told us not to park there. In the last couple of months, we have been issued 3 parking tickets, £100 each time, by the management company of the block. Settio have refused to cover the costs of those tickets or provide a reasonable solution. Their suggestion was actually that we move out again (at our cost and associated stress) and find somewhere else to live. I would not trust, nor recommend this company. They have no morals and have failed to rectify their mistake adequately by putting their hands in their own pockets and arranging/paying for the type of parking space they promised us. They admit making a mistake by the way, but god forbid they should actually pay anything for it. Furthermore, we had a serious flooding event 5 weeks ago (literally hundreds of gallons of water pouring through the house coming from the parking area in very heavy rain). I called the Settio 'emergency number' and was told that no one was available to help us. It took me 3 hours of hard work to brush the water (which was around 3 to 4 inches deep throughout our ground floor) out of the house. Even though it's been weeks, no one has been to inspect the damage.

Reall Bad Experience

As a tenant whose been renting a property from settio for the last two years. I have mostly had a negative experience with them. Firstly it is incredibly reach the agents for any problems or questions. It feels like you are the one who needs to do the job for them. As I worked with other agencies mostly the agents are the ones who are the ones trying to sort things out to get the job done and earn the money tagt they are being paid for. However with Settio it is the other way around. It took a month to make a simple extension contract to be prepared even. When it comes to property management its not the best but it is okay. Overall I wouldn't recommend working with them since the process management is extremly poor.
