It has been a great experience with Settio. Being a first time landlord and living far away from Manchester, it is impossible for me to manage letting my property. With help from Settio, I can lay back and relax, enjoying time with my kids. I do not have to worry about fulfilling landlord responsibilities or maintaining property safety. And making repairs and dealing with tenancies no longer give me headache. The Settio team are the professionals and they respond to my enquires and needs swiftly. I could not recommend Settio more.

I started the rent via Settio in June and renewed the contract in November. all the communication with the agents about furniture, maintenance of the kitchen utilities and contract negotiations were professionally conducted and resolved without delays. The renewal was conducted by Erin and she was always happy to help via email or phone call. Over the years of renting and different experience with letting agencies, I would say this is by far the most enjoyable as one can get in rental market.

Facebook**WARNING Do not use these cowboys/thieves** Where do I start, the experience with Settio has been the worst I've ever had to deal with. My initial interaction with Settio should have been a warning but I was desperate to find a flat in Manchester ASAP. I went to Settio's office to drop off an ISTA bill to show the proof of address to start this experience from hell off. I took a long lunch to do this and was dressed in casual attire as my role is in IT. I was ignored for a good while with nobody coming to see me but clearly looking at me, with me being on a long lunch I had to go and was given a bs excuse (see attachments). Next comes move in day, we were told to meet a clerk at the building, needless to say they didn't show up and also didn't tell us. My partner had to go in heavy rain by foot to the office to pick up the keys they should have given. Next up, we moved in with horrible dusty like stuff extractors which gave me a cough the whole year. Apparently this was buildup is classed as professional cleaning! Very much double standards as we were billed for "light marks" aka fair wear and tear.(See attachments) In addition to this we were told that the dishwasher was broken and this was raised in the previous tenancy, we had an entire year of begging for the dishwasher to be fixed with no shows from the repair men when we deliberately stayed home for them. It is still not fixed and I have no faith for the next tenant. It's funny how we still have to pay full price for the flat despite broken appliances. (See attachments) We were then ousted for not agreeing to move to another contract when all we asked for was a little flexibility so we could move into our house once it was built in the form of a rolling contract (we offered extended notice). We even agreed to the greedy landlord's rent demand where the reason was stated as inflation despite him living in China basically Settio want more money from their charges. Amongst other pains in dealing with them e.g. constant property manager turnover we finally get to the end of the tenancy and surprise surprise they have hit us with the classic deposit theft tactic, despite it being left in good condition with real effort in ensure a clean flat and minimal marks from clear wear and tear as you would expect from living in a location for a year, they want to take more money off of us. Our last flat we less of a deep clean due to our anxiety with Settio and it had no charge at all. Like the others on these reviews we will fight it.
