We rented a property from Portico in…

We rented a property from Portico in 2019 and from beginning to end it has been an issue. Rupa who showed us the flat was disorganised and sloppy. But we didn't realise the worst was to come. Upon entering the flat we were hit with the pungent smell of urine and found a flat that was basically in a state that it should not have been let to us in. We requested a professional clean which had evidently not been done and we were dismayed to hear our landlord was charged £300 for this as this house was no cleaned to any standard. While we appreciate that the house was trashed by the previous tenants it appears no cleaning was done. Additionally we should have been notified that it was in a terrible state to allow us or the land lord to arrange further cleaning. We have established that the previous tenants had a dog living in the house that was urinating on the carpets, there was urine (animal and human) and animal faeces on the walls which we had to clean off as well an animal faeces left on the balcony. Had one of us had an allergy animals this could have been more serious. The mattress that was left for us to sleep on was also soiled and it appears faeces was wiped on this too. I dread to think what the state of the other mattress was if it was deemed bad enough to be removed. Additionally we found black mould throughout the house, which is a health hazard, again I know this isn't the responsibility of Portico however we should have been notified to allow us to make arrangements. Everyone we dealt with at Portico was dismissive of our complaints (Melissa, Kristian) and I had to escalate this to regional director, Sophie who eventually apologised and refunded our admin fee. There was more difficulty to be had with Portico upon check out. Our landlord provided them with the check out report and advised to refund our deposit in full. Then we heard nothing... I then chased up with Spyros, Simon and my email was ignored. I chased again almost a week later with Melissa in copy and received a curt response from Simon stating Portico did not hold the deposit and it was basically not their problem. Our deposit was in fact held with Portico and I provided copies of emails detailing this. We were then contacted by the deposits team to organise the refund. No apology for the delay or confusion in process from Simon or Spyros. I would never recommend Portico to anyone, avoid them if you can and if you can't be prepared for terrible customer service.

Portico Fulham- very kind gesture

I accidentally sent what was meant to be a surprise gift for my friend to the Portico Fulham office instead of her own address. When I got in contact, office manager Molly went out of her way and personally delivered the gift to my friends address as to not spoil the surprise! A ridiculously kind gesture which was very much appreciated. I was not familiar with Portico but will definitely be using and recommending them in the future.

Impressed with Megan Buchel

I recently had my first email exchange with Megan Buchel who is the person responsible for managing our property. I had asked her a number of questions spread across 3 emails, asked one question twice, and in one of my emails had accidently put some misleading information. I was really impressed that she answered all the questions in full, at the same time making me aware of my misleading question. In my experience this is pretty rare and as a first impression I have to give it full marks.

Efficient Phone Communication is Key

My working relationship with Portico goes back 11 years from Spencers time. I always find them professional and responsive. Although it is getting hard to get hold of some of them by phone (which I prefer as a personalised way of communication instead of cold emails) Marc continues to be excellent communicating promptly and addressing all the issues arising renting the flat in these difficult conditions. I recommend working with him as he gets things done! Similarly, Lara is great for solving many issues communicating by phone to speed up the process.

Annie has been amazing very helpful and sincere.The first agent I dealt with which I won’t mention was quite rude and it seemed to be so hard to get things done when things went wrong in the flat and there were a few things that did! I’m just grateful I had a fantastic landlord who stepped in to help. But Filiberto has also been good throughout my tenancy and they were flexible due to the current Covid situation. Above and beyond the help I'd hoped for

Portico in general has been very helpful. Helene in particular has helped me out on several occasions. She helped my wife and I find a great place when first moving to London.On the day we moved out of our first house, the garage door broke. We clearly couldn't leave it like that for the new owners so we told them we'd handle it and contacted Helene for advice. Within a day she had a handyman looking at the garage and giving us options. Helene and Sonya kept us updated throughout the Christmas period and took care of everything.When I first spoke to them I was hoping for some advice but they just handled the issue completely, quickly and professionally far exceeding any reasonable expectation I might have had.

Communicative and honest

I'm still in the process of securing a sale via Portico, but would like to share that my experiences so far have been really positive. Dealing with Sean and Samuel has been great - both have been very communicative and honest, which is exactly what I was looking for in a new estate agent. The great thing here is that their honesty in how I should approach the sale of my property (in light of the current situation) has resulted in a recent influx of interest, and an offer! Hoping it all goes well from here on in, but either way I would really recommend getting in touch with Portico if you're in the business of selling your property in Walthamstow. Thanks!

AVOID AT ALL COST! HORRIBLE EXPERIENCE!

Since the beginning of the tenancy we encountered numerous issues. When agreeing on the flat with the letting agent, we signed the tenancy agreement for £748 per month, which after 2 days or so was changed by Portico and they emailed us with a change in rent per month to £800 as Landlord "wanted" more and earnt more before. We were unable to negotiate, as we had to move, and when Tenancy Agreement was signed, we felt like that it is too late to change things around. Just a few months after moving in, despite it being a "long term let", we received calls and emails saying that the landlord "changed his mind" and wants to sell the flat now. We therefore needed to go through the huge amount of stress and anxiety as nobody told us exactly what is going on, and how this will affect our contract. Additionally, we were without hot water and heating for more than 4 months despite it being a health and safety issue during the winter (our boiler missed an important part as per the engineer who came to check it, and was not able to complete the yearly gas certificate and test, as it was faulty and Portico/Landlord had no money to fix this urgently). At no point have we received an apology or a decent compensation for this from Portico. We decided to leave after a year, when our contract ended, however due to COVID19 we had to extend for an extra month, which happened after a long discussion, as they tried to force us to extend for another year!!! Needless to say that the rent would have increased of course! When moving out, I asked to be present when doing check-out inventory, but was greeted with Simon Martin, who were arrogant, rude, and belittling. They tried to keep all of our deposit £800, and even when trying to dispute with them, they were not listening, did not respond to emails or calls, and were not helpful at all. After a 2 month or so dispute process with TDS, thank God we managed to get most of our deposit back from this useless agency. Fellow tenants, please ensure if you at any point sign a contract with Portico, make videos and pictures when moving in, and before moving out. Otherwise the best is if you avoid at all cost. A total rip off, with unexperienced and unhelpful individuals, who will not care about your wellbeing and concerns.

Samuel Johnson was incredibly helpful, polite and professional. The property I was enquiring about was no longer available yet Samuel immediately found me a similar property that met all my requirements. He even went a step further to check out all the requirements I would need for my particular circumstances and found an easy and achievable solution that would work for us. I really appreciated the effort he put in to accommodate us and help us find a home. I will gladly be using Portico again as my first choice when searching for homes.

Above and beyond!

Sean and his team go above and beyond when it comes to customer service, which is a the most important consideration when buying a property in the Walthamstow area, and the London more broadly. They ensure an honest and straight-forward purchasing process. Having had property viewings with a number of Portico's competitor agents, we found them to be incredibly aggressive in the way they market homes and hold bidding processes to unrealistically inflate prices. I did not find this approach ethical or customer friendly at all. With Portico, I was very pleased with their clean-cut approach. I would not hesitate to recommend Sean and his team to friends, family and those looking for a new home in the Walthamstow area.

Avoid at all costs.

Property was not cleaned during move-in. None of their numbers on their website actually work. Nice office doesn't cover their unprofessional team.Worst situation has been that 3 calendar months after moving out of one of their properties, Portico's Property Manager Charmaine Fernandes has refused to respond to my emails or phone calls regarding my deposit. Unresponsive during the quarantine and somehow just as bad before.They will effectively hold your money hostage and do NOT care a lick about their tenants.Avoid at all costs.
