Since Peabody took over from Family Mosaic, the service has become noticeably worse. No adequate complaints procedures, staff who do not seem to care, or know, about the tenants concerns, an obviously corrupt tendure procedure that allows incompetent contractors to treat the tenants in a similar manner to the Peabody executive, i.e, with contempt, and certainly not a value for money situation. It seems that Peabody is an integral part of a government plan to destroy the moral of social housing tenants, and undermine the idea of social housing, or decent housing and homes for, those of us that who are not in the fortunate positions to afford to buy our own homes and live in cities like London. The executive of Peabody trust should remember why this organisation was created, and ensure that it is run for the tenants and the communities that have entrusted them with these extremely important positions, instead of politicking, increasing their own wealth and wellbeing on the backs of the less fortunate, and padding their pension packages. Shame on them all!!

Wow what can I say this should be a -1star the worst thing they could of done is joined with Peabody I have been with Family Mosaic/Peabody for over 25 years and I can say how the lack of Care and specialism this Company now have, and it's such a pity that us poor tenants are left to deal with these people on a daily basis. I agree with many of the other reviews they lie, they are Rude, and really not know how to deal with their customers as they blatantly show no care at all.

I would give minus 10 stars if I could. Money hungry thieving housing association. Duped their tenants into a pre-paid meter system that provides communal heating and charges £5 a day for basic hot water and heating. Contracts are for 25 years or more so you cannot even get out of it. But none of this was disclosed before signing agreement. Repairs service is awful. Fail to get back to you for months. You will constantly be chasing them up with zero outcome. Avoid like the plague people!

Customer service is HORRIBLE. I’ve been with this housing association for years and they have never done their job properly. SO SO stressful. So many out standing repairs which they’ll blame on COVID but these repairs have been outstanding for years. Fleas and rats in back and front garden which affects my home as I’m on basement level. I’ve been hung up more times than I can count. Just a horrible service all round.

If I could give no stars, I would. Absolutely terrible housing association, they don’t care about social housing tenants. All Peabody are interested in is making money. No one ever calls back when you request to speak with a specific person, any big repair that needs fixing takes ages to get sorted. On the whole, a terrible organisation.
