Utterly useless

Peabody are utterly useless, I need to report damage to a communal area that needs fixing, I phone, the phone is answered and the girl immediately dorps the phone when I explained the problem.I try again and am put through to someone else who puts me through to the repairs department. After exactly 1 HOUR and 2:53 on hold just as I reach the head of the queue, they hang up on me.Whilst I was bored on the phone I set up a self serve account to raise it that way, but I can't log it as : "We only raise repairs for leasehold or freehold homes that are still inside their warranty period. As a homeowner you are responsible for any repairs inside your home." I fully understand that, but it's not inside my home and there's no way to raise it! ALSO my Buildings insurance is through Peabody so WHY am I unable to raise a concern online? No wonder they tell people on here to call them, you might as well just shout into the wind, I guarantee you'll get the same response from Peabody, but shouting into the wind is almost certainly way more satisfying! If you want proof of JUST how tone deaf they are look at the response below :)

I just want to sell my flat!

I have been trying to sell my flat which Peabody is the freeholder and manager of since May... massive delays on the management pack and it was then incomplete and now massive delays on getting answers to enquiries. Im on my 4th formal complaint, which has not been handled as per their complaints procedure. Quite shocking that they can treat leaseholders like this and prevent them from moving home.

Absolutely terrible housing…

Absolutely terrible housing association, over charging on rent and trying to sell the point they raise the rent to pay for property maintenance... where is that happening????? Speaking to rent officers trying to sell you the point being in a month's credit on the rent. It's supposed to be affordable housing or I'd go private.... I think the charity ethos of this organisation is no longer operating. I'd give no stars if I could.

Cladding

We had a cladding problem in our building that they are unable to resolve despite many options they had as insurance, to negotiate with construction company Kier . Now Peabody is taking our electricity outside the building without our consent and charging £9,500 a year for electricity being our normal £ 2,500 in our service charge . A complaint is raised with barely any response . Please do not buy anything with Peabody unless is your last option, horrible landlord, poor lease and service .

The Housing Of Lost values and Standards.

Like some people agree that they do not deserve even one star. They are never showing any concern about their duties and service to their genuine tenants. No respect or fairness in dealing with certain matters that are affecting the well being and mental health of some of their tenants who need such level of treatment. They tell you that they will pass on messages and get back to you and treat us like we are such fools to be believing them over years on end with no satisfaction to most of our problems. They say they are doing all they can but we find that if they are saying such things, why are things still carrying on in the very same manner?Very unconcerned but show us in words that how very sorry they are and that they are going to look into this and that and end with no such actions but only mere words. When will somebody like a powerful personnel do the right thing of doing a shake up of this corrupted Housing system? Why do they have a written contract of " Terms & Condotions"? Is there only a law for the rent collecting system and all other laws are not really seriously regarded as laws? Does everyone who work at this Housing have the same hearts and conscience that they are there only for their betterment rather than working for the betterment of their real vulnerable tenants? Whereas, the actual ones who are not getting any help or resource are not getting what they truly deserve and that there must be some honesty in their jobs to give that utmost satisfaction to their tenants who are paying such huge rents and working so hard to keep paying such rents etc. They allow anything that is wrong to go on unnoticed and they got their own ways of changing the laws and covering up their paths with all that is not rightful in the eyes of the law and God. God should help these people to understand that they also have families and they also need to look at ours just as they would like for them and their families to be treated.Medical evidence provided by a GP still had no affect or impact on any of the Personnel who dealt with our case and looks like they are taking matters in their own hands and supporting all the wrongful doings of the corrupted tenants/non tenants.

Peabody treats people like garbage

Peabody treats people like garbage - despite numerous alarms about the damaged roof and falling ceiling - emails with photos showing that the "repairs" made to the roof (plastering the rotten plasterboard and painting) endanger the lives of the residents... As a result, the ceiling fell in the stairwell, this could have been a real tragedy... what did peabody do? After a month, they cleaned up the debris from the stairs and secured the damaged ceiling with foil and adhesive tape - after the first rain it fell off... I don't recommend it!from October 2023 nothing change...

I had made a formal complaint to…

I had made a formal complaint to Peabody regarding parking.I have been a Peabody resident for the past 25 years, 8 years ago we moved into the new buildings, they had parking we made a request informed we were informed that we were in line for a parking space even though it was limited priority was given to blue badge holders which of course was accepted, also to the private tenants who i was told were priority as they paid high rents. fast forward several years later and many estate managers later we still have no parking, so I made a formal complaint about 2 weeks ago addressing this issues of parking. Today I was at work and saw an email from the customer service team from the complaints department saying that the estate manager wrote to me on looking at the attachment and then reading his letter I noticed it was a different address? So I called up the customer service explained in detail and was told he was in a meeting, how can you send me a letter first to the wrong address and then say in the letter I need to click the link and apply and It's first come 1st serve. 8 years of waiting you never get to speak to someone directly and we social tenants are treated like 2nd class citizens.

Peabody are rude and unprofessional

Trying to sell our shared ownership we have a buyer and paid the fees waiting for the management pack, it’s been over a month and no management pack received!! Keep getting hung up and passed around and put back into a queue to be disconnected. Had a lady say she had already had three calls from other people about this and she’s not dealing with this me and hung up! Disgusting customer service.

I have been trying to sell our home through Peabody (who took over from Catalyst), selling our home has been an absolute nightmare. Absolutely horrendous

Absolutely horrendous. Peabody, in the process of replacing downstairs' windows, have damaged our bay window and refuse to acknowledge our continued requests for a structural surveyor to attend our property. We have submitted complaints and chase incessantly via phone and email and nothing happens. The company is a total farce, and we get to pay them rent every year for the privilege of them being absolutely useless! They can't even get my name right despite it being on.the.lease. ! We've updated it twice and I still receive post with a completely unrecognisable name - Peabody are pathetic and need to be shut down

3 years into legal battle

3 years into legal battle. Sued and won still up against the same b.s as before so started court proceedings again. WE ARE HAVING OUR DAY IN COURT!!The judge needs to hear and see the evidence and how they deliberately make vulnerable tenants lives miserable and have no duty of care to tenants. They are your worse nightmare. The CEO is in trouble too. He's promised things to my solicitor but then hides away in his million pounds home somewhere leaving the lunatics to run the asylum whilst he leaves us peasants to the lunatics. We've had interest from a media channel to cover my story which I've agreed as this micky mouse outfit has destroyed my life. So watch this space and the news in future they aren't going to get away with treating people this way. They will fl#g this review claiming it as dangerous or threatening to cover their sorry @$$e$ and get it removed or hidden like the cowards they are. Get a lawyer they won't help unless you have one but be warned they ignore your lawyer too for months on end it's disgraceful but we are sitting back watching them dig themselves a big fat hole to fall into when we go to court because we've great evidence including them talking amongst themselves about me and forgetting to leave us out of the emails. We have it all and the judge will be outraged fingers crossed. The worst housing association criminal network organization you will ever encounter with heartless thugs answering the phones when they can be bothere!Watch this space. I've already had 10 grand in compensation wait for my discrimination claim to end and how ill this housing has made me. Can't wait for my story to hit media. I will add not to look at the star rating given to Peabody because they had 1 star until people rang them informing them of the rating. 3 weeks later they had 3+ so someone has influence to change the rating to suit them. I'd hunt down Peabody review's by social media and 3rd party companies that have had no ratings all but negative and now the 3rd party companies are parting ways with them trying to build their reputation back up they've lost doing business with these cowboys. Facebook has many groups for suffering tenants everywhere and I've personally given them information and good lawyer's to seek out. Don't go for housing repair lawyer's they don't care they want you 50% in my experience they side up with the housing. Find a lawyer that isn't a criminal lawyer but unfair dismissals etc. Know your worth people make a stand against these bullies. The repairs are none existent to this organisation as Well. You have to ask what is the agenda because they obviously get paid I just don't know what for. All the good reviews on here are from accounts of people at Peabody don't be fooled. Notice all good reviews mentions a staff member by name and then mentions how good they are for vulnerable tenants. Wake up smell the b.s not one tenant is happy with them let's have it right. Like staying in hotel that gets a complaint they make up an email and leave a good review mentioning themselves by name before the manager comes back off holiday. Bunch of jokers. Just received a letter about rent increases a whopping 35 pounds for all these imaginary repairs they carry out. What a f""""g joke of a housing. Do not rent or buy from these demons they will break you. You've been warned a money making racket that's all they are. Your life is unimportant to them. Were all struggling as it is you w"" stain.

Shocking treatment/service from…

Shocking treatment/service from peabody.I’ve been waiting ten months to get a blocked toilet repaired. I call them up i either get hung up on or told someone will be in touch, no one ever calls. My emails are ignored despite the fact my case handler and the complaints team leader are copied in. It’s shocking i cant believe it’s acceptable to them to leave us with a blocked toilet for 10months.Filled in a form as instructed and called up as instructed and nothing has been done. My case handler is still ignoring emails.

This would be -5 star

I would strongly urge anyone considering a shared ownership property with Peabody to stay away! We have had nothing but problems with our house and trying to get hold of anyone seems impossible, when you do get through on the phone eventually the line just 'dies'. I have had a huge whole in my 3 year old sons bedroom ceiling now for over 3 months, written 2 formal complaints, received an automated email that I would receive a response within 10 days yet 2 months later- no response. On top of the absolutely awful service we receive from Peabody we finally did have some communication from them! Just to let us know our rent & service charge would be going up by £180 per month!!!!! Absolutely disgusting & we will be looking to leave the house at the earliest opportunity. The letter stated building insurance has gone up hence the increase- well I'm not surprised with the state of houses! 2 year snagging list? Yeah right- if you can get through to them!

Flooding with no Resolution

My upstairs neighbour had been flooding both the inside and outside of the property willingly, she was advised not to do it however of course she has. I had to silicone the outside fan myself to stop water from getting into my property and the only response from peabody is that she does not let them in and they can’t forcefully enter. Its quite laughable as logic will tell you its easier to fix the boiler now rather then repair the damage of damp and mould to the wall caused by the water pouring on 24/7 14 weeks straight. Ridiculous company

Disappointing Experience with Mis-Sold…

Disappointing Experience with Mis-Sold Property and The Worst Customer Service. I recently purchased a property from Peabody and have been extremely disappointed with my experience. The property was advertised with amenities that were missing upon moving in, and attempts to communicate these concerns have been met with silence. The customer service is non-existent, and there seems to be no way to formally address complaints or faults with the property. Additionally, a majority of the doors in the new build property are not locking properly, posing a significant security risk. Overall, the lack of communication, misrepresentation of amenities, and poor customer service have made this a thoroughly unpleasant experience.

INADEQUATE SHARED OWNERSHIP

We have been trying to sell our 'luxuary' shared ownership apartment for the past 2 years, we had to go with estate agents as peabody didn't advertise our sale efficiently to get people through the door. We have had 2 buyers pull out due to how long the process was taking as peabody take an ASTONIGHINGLY long time to reply to emails or phone calls, to instruct solicitors and they pass you around from team to team where no one can help you. We are now at risk of losing our third buyer and in the process have lost out on tens of thousands of pounds as house prices have significantly decreased. nobody at the company seems to want to help sell the property and have no idea how the process works. The communication is dismal, phone calls go unanswered as do emails. DO NOT BUY SHARED OWNERSHIP WITH PEABODY!

They stop replying to E-mails

After being assigned a “complaint handler “ the lines of communication have now stopped when further query’s have been raised. This seems to be a familiar pattern throughout the whole complaints process with Peabody. Service charges are becoming insurmountable and they seem to be basing the majority of costs on estimates…Buildings insurance has also been bundled with the entire Peabody stock. As of today’s date e-Mail communication has now stopped (again) .. Highly frustrating.
