I was so impressed with OpenRent
I was so impressed with OpenRent. My tenants are in, they seem perfect and I feel safe and protected. Note that if your tenants are from overseas you probably won't get rent guarantee insurance, but if their references check out you can balance the lack of RGI against other aspects of their profile which may give you confidence. OpenRent supported me all the way and answered my questions as well as being a brilliant easy-to-use platform. They seem to have thought of everything and **no commission!**

Do NOT USE OPENRENT!!
Landlord said she was going to get in touch to arrange a viewing and then never did. Seen on her it is now let! Rude! Would have been nice to have been told! So far OpenRent has been awful!!So far OpenRent has been useless and they don't give a s*** about the tenants it seems! We're told that if we report landlords their listings will be removed but they never are!OpenRent responded to this review...but it's not good enough. The third landlord also did the dirty but nothing was done about that one!
Hi Emma,Thank you for taking the time to leave a review and we are sorry to hear that you haven’t had an easy experience on OpenRent so far.Looking into your case, I can see that you contacted us regarding a property in Hitchin where you had chased the landlord for a response. It appears that as a result of your chase they later got back to you and you confirmed a viewing.I can also see that you chased, and subsequently reported, a landlord of a property in Stevenage for being unresponsive. As a result of this report we asked the landlord to confirm whether their property was still available. As they did not respond to us on this matter we removed their property. When a property is removed it is marked as ‘Let’ and all tenants who enquired are informed that the property is no longer available. Therefore, the property was removed directly as a result of your report.I hope you can see that our processes are designed to ensure that landlords are always responding to tenants, however, we do apologise if our messaging in this case wasn’t clear for you. We are always looking to improve our service for our tenants, so we very much appreciate your feedback on this matter. If there is another case you would like us to look into, or if you require any further information, please do contact us directly on info@openrent.co.uk.Best wishes,India and the OpenRent Team

Waste of time
Waste of time. I attempted to arrange viewings for few properties. I carefully selected options suitable for me and message the landlords. All of them (literally all) had some issues. One ignored me completely after answering list of his questions (couldn’t even send a courtesy message I didn’t “pass”), another advertised as family accepted but didn’t actually accept families and argued with me when I mentioned it. Third didn’t come for a viewing, even she knew I have to arrange my work and get Uber to be on time she requested. My friend agreed for rent but then landlord changed their mind and re-advertised property with rent higher by £100. In regular agency you at least don’t deal with such an unprofessional behaviours. Honestly waste of time.
Hi M.W.Thank you for taking the time to leave a review and we are sorry to hear of your experience.I can see that you contacted us regarding the property that was advertised as being for families and we responded letting you know that where properties are advertised inaccurately you can report this to us through the system. This is also the case for landlords that are unresponsive and do not turn up to viewings.Where a landlord is reported to us we will investigate the report immediately, contact the landlord, and if necessary, remove the listing.Properties on OpenRent are rented at the discretion of each individual landlord and they are able to advertise their property at different rental amounts until a holding deposit is placed. Having said this, we do ask landlords to always respect their agreements with tenants and follow the Tenant Fees Act (2019) at all times. As you haven't provided further information regarding this aspect of your review, please do ask your friend to contact us on info@openrent.co.uk so that we can look into this for them.Thank you again for your feedback.Best wishes,India and the OpenRent team

Feel a bit peeved 😩
Always thought highly of OR - haven’t used them in a while and feel they are a bit underhanded. They collect the first months rent and then charge you £49 for the privilege - I don’t want them to collect my rent! They then take 10 days to transfer the funds and a note to say “3 business days” to clear. REALLY 😡 Banking payments are now mostly immediate. Hope they enjoy the 0.05% interest to create customer dissatisfaction.
Hi Kaye,Thank you for taking the time to leave a review and I’m sorry to hear that you were not happy with your OpenRent experience. As you haven't responded to our request for further information we are in the process of looking into your experience so that we can respond accurately. Please do contact us directly so that we can investigate this for you and help you resolve any outstanding issues. The £49 charge is for our full tenancy creation service, Rent Now. This includes access to our tenancy agreement, deposit handling and first month's rent collection all handled by us.We handle all of the initial funds as part of Rent Now so that we can guarantee that the tenancy created is legally sound and that all legal requirements have been met.The deposit will be protected and transferred to your control within the government-approved MyDeposits custodial deposit protection scheme as soon as funds clear. The rent is then released shortly after the move in date stated on the contract.Making the initial payment is also typically easier for tenants when using OpenRent since we support several different payment methods. We'll also notify everyone as soon as the full balance is received so that you can hand over the keys when convenient. The 10 day waiting period is one of our lines of defence against misuse of the system in protection of our tenants. In an ideal world where everyone was honest, we could obviously remove this from our system. As a company, we gain nothing by holding onto this money; it is held in a client funds account which means that it does not earn any interest.I'm sorry that we can't be more precise on when the rent money will be received by you. This is due to bank functioning times and the practicality of sending the money, but landlords are always notified as soon as it leaves our account.Once again, thank you for your review and your feedback on these matters. Please do contact us on the above email address if there is anything else we can help you with, or if we can provide any further clarity.Best wishes,India and the OpenRent team

If you fit into a neat box I guess the system works well. If you are a contractor, have a new job recently, or just want to attach an employer's verification letter you already possess - you will be automatically rejected by the system. I suspect the idea is as a tenant you have to pay OR for a premium verification in these circumstances.
Hi Colin,Thank you for taking the time to leave a review, and we're sorry to hear about your experience here. Our referencing process is set up to handle a wide range of applicants including those that are self employed, not resident in the UK, and in receipt of housing benefits. We are also able to verify incomes in several ways, including by contacting a referee or connecting with an applicant's bank account. This is offered to all applicants - we do not have a premium verification service. If you would like to discuss a reference that we have completed with us, you can contact our team directly to do so here: https://www.openrent.co.uk/faq#i-have-more-questionsThank you again for your review, and please do get in touch with us if you would like to discuss this further.Best wishes,Joseph and the OpenRent team

Dissatisfied as the platform has several glitch
I joined openrent 3 years ago, the platform was amazing and it worked smoothly. After 3 years, i'm completely dissatisfied:- the platform sent an automatic message to all my prospective tenants say that the let was agreed when it was NOT. When i try to fix this, i realised that (i) there was NO customer service support immediately available over the phone to fix this (you need to write an email and the customer support will reply in 1 working day) and (ii) the only way to fix this was to relist the property and tell all prospective tenant to search the new property...!!!- when i prompted the "Rent Now" process, the platform started the process combining the application with 2 different tenants!!!! this is crazy as the platform has automatically select randomly an additional tenant to add to the "Rent Now" process (in addition to my chosen tenant). The platform now has realised that there is a problem and does not let me continue the tenancy application!!!!. Again, there is no customer service to help and support you during this moment.... The only help is sending an email and wait at least 1 working day....And now i'm stuck here waiting for someone to call me. I'm disappointed, dissatisfied and angry.
Hi Lucia,Thanks for leaving this review and we are sorry to hear of your bad experience on our site.We need to occasionally check in on listings to ensure that the property being marketed is still available. This is to avoid tenants enquiring about properties which are no longer available. We only contact landlords about this occasionally, and where we do, we'll contact you by email and SMS text message, and allow a window of several days for you to respond. You can always relist your property for free following this, should you miss an email. With regards to your property being delisted, this was done because we did not receive a response to our keepalive email. We apologise if your advertising was disrupted by this. I can see that a member of the team has now been in touch to resolve this for you and to advise how to proceed with your tenancy application. Thank you for taking the time to leave feedback and apologies again for any inconvenience caused here.If there is anything further you wish to discuss, you can contact us directly via our website.Best wishes,Lisa and the OpenRent Team

OpenRent DO NOT list on RightMove (UPDATE)
OpenRent have now stopped listing on RightMove - No discussion with client base, they've just refused to pay the fees RightMove want. Such a huge disappontment - I think they may come to regret what seems like a very short sighted & ill considered business decision. Possibly their 'Ratners' moment UPDATE: On the 8th Aug'24 OpenRent entered a new deal with RightMove. I'm glad they listened to feedback, but highly unimpressed by their overall behaviour. Given the significance, I'm shocked there was no clear communication with the clientbase, RightMove was just discreetly dropped form their website. These events can be verified by simply Googling 'landlord news' type websites & forumsRating Amended to reflect the return to RightMove

Hi Charlene,Thanks for taking the time to leave feedback and we are sorry to hear this has happened to you.I can't see that you have contacted us directly regarding this issue or that you have placed a holding deposit on a property using our Rent Now service. LANDLORD WITH MANNERS REQUIRED
ALL REVIEW READERS 1 STAR REVIEWS ARE FROM TENANTS.Let me begin ....I have browsed openrent for a property, it has a brief description no floorplans or internal photos, I politely asked the landlord via email message for further information, I received a reply with the necessary requested information...upon then I found that this property was not suitable for myself. I sent a reply to inform the landlord politely I had no further interest in the property as it was unsuitable...NOW THE INTERESTING IGNORANT LANDLORD BIT...The landlord replied: Landlord rejected tenant.Nothing mentioned "thank you for your interest"I'm so pleased that this was not my future landlord..Is openrent a platform where rogue landlords hide behind screens and spit vermin???A high street estate agents is my preferred choice of finding a place to live... Eye contact and to know who I'm dealing with is priority... Not ignorance wearing a mask and hiding behind a computer screen. Openrent account now deleted. As to be expected, the reply from openrent.... I find it hard to comprehend this hypocrisy. I DECLINED THE PROPERTY. THIS WEBSITE ONLY HAS THE INTERESTS OF LANDLORDS...HE WHO PAYS....PROTECT YOURSELF STAY AWAY...
Hi Alan,Thanks for taking the time to leave a review. We normally receive positive feedback from our tenants, so we're really sorry to hear about your experience here. We do rely on the courtesy of our landlords when communicating with tenants on our platform and I am disappointed to hear we have been let down here. Where the landlord decides not to offer a viewing to a prospective tenant, we always recommend that they provide a clear, and reasonable, explanation to the prospective tenant so they understand why they have made their decision.Thankfully this is extremely rare and I hope this doesn't put you off our platform entirely.Apologies again for the trouble this has caused.Best wishes,Lisa and the OpenRent Team

So frustrating
So frustrating! The landlords never reply! And when they do it seems like it’s from an automatic robot! Desperate to move home and when you find one that looks lovely they don’t reply till days later and then trying to arrange a viewing they don’t reply.

MASSIVE WASTE OF TIME..At just over 50…
MASSIVE WASTE OF TIME..At just over 50 years young, I do not think I have come across a business that provided such a massive waste of my time. I applied for a property and sent the landlord a message about a viewing via Open Rent and waited and waited and waited and waited and waited (got a reply similar info the the ad but no viewing) and waited and waited, gave up after 2 weeks. Did the same again this time added a lot more info about me and offered to pay 6 months rent in advance, then waited and waited and waited and waited and waited after 1 full week I gave up...So as I say WHAT A MASSIVE WASTE OF TIME...No stick to your local agents Open Rent are about as useful as a fart in a bottle.**response AFTER receiving the open rents reply**WRONG, Open Rent you are INCORRECT in your response, on both occasions the owners replied SOLELY to acknowledge the inquiry only, and then NOTHING, by acknowledging me only, I then cannot complain about their "failure to reply"on your online system, you class this is them replying, regardless of the uselessness of the reply...No, sorry your response shows the ENDEMIC failures within Open Rent as a whole, which I guess is why landlords are getting away with so much abuse...OPEN RENT IS THE PROBLEM.
Hi Jeff,Thank you for leaving a review. I'm very sorry you've not heard back from the landlord on this property. If a landlord is unresponsive it usually means the property is no longer available, but if you go to the OpenRent listing for this property and 'Report Listing' choosing the option "The landlord has not responded to my enquiry", then we can follow up on this for you. If the landlord then does not respond their property will be removed. We do apologise for the lack of response from our landlord. Our system requires co-operation from the landlord, and when this doesn't happen it is frustrating for both tenants and us.If you would like us to look into this further for you, please contact us at info@openrent.co.uk with the property listing details. Thanks for your feedback and apologies again that you did not hear back from the landlord on this occasion.Best wishes,Lisa and the OpenRent Team

Absolute scam they take your money and…
Absolute scam they take your money and walk away - avoidI was contacted by OpenRent to act as a guarantor for a lease, after open rent had taken a sizeable holding deposit for the property.OpenRent then refused to respond to any questions or queries and failed to produce a suitable tenancy agreement. They then walked off with the holding deposit. Absolute scam and should be investigated. The police online fraud department will be contacted if they continue to refuse to return the funds which were taken in their deception.
Hi Ian,Thanks for your review and we are sorry to hear of your frustration here.I can see that we have spoken to the applicants already regarding the holding deposit.Unfortunately, where the applicants do not cooperate with the referencing process, they will forfeit the holding deposit and this will be paid to the landlord, as outlined by our terms:https://www.openrent.co.uk/termsA holding deposit is just that: a hold over the property, with the money being used to secure the property. We always offer the landlord the opportunity to refund the holding deposit to the tenants; however, they are not obligated to do so. The funds are used to cover the landlord's time and to reduce the cost of any void period in the property.I understand you are disappointed with the outcome here, however we have made the holding deposit terms clear on several occasions. The holding deposit has been forfeit in accordance with the terms the parties agreed to.If you would like to discuss anything further or provide any additional information, please contact us at info@openrent.co.uk.Thank you again for taking the time to leave feedback.Best wishes,Lisa and the OpenRent Team

Waste of time not even worth a 1 star!
feel like we are discriminated against and rejected before we even have a chance to see the property.I had no single reply, not to mention that no reason was given as to why we were not ‘chosen’.After a few days, they will give you the option to ‘chase’ the landlord saying that the ad will be removed if no reply within 24 hours which is a lie as the ad was up and running multiple days after.

Not 100% clued up about this company…
Not 100% clued up about this company and how it works. I showed interest in a property close to my work location. Was lead to believe I was texting directly with the landlord. Offered few months rent in advance and extra for a very well behaved dog. Answered questions from whom I thought was the landlord....then had blunt reply...we don't accept pets. Someone please enlighten me to how this company actually works!!!!!
