I would like to say thank you to McHugh’s auction for making my pre auction, registration, bidding and post auction experience incredibly straightforward and smooth. In particular, (post auction) I called and spoke to Shemsi and I can honestly say he was incredibly helpful, fast and efficient at dealing with my queries. Thank you Shemsi for all your assistance, your help made a huge difference to completing on the purchase successfully today.

Be very aware of Witten clause in the special conditions that agree the buyer to Pay either 2.75 % of the sheller legal fees or £4750.00, (of which they don't have to show any evidence) They will always go with the higher of the two sums. It is very miss leading that in classes 8 and 9 these are outlines as far lesser costs only to be superseded later. I would say this is Almost criminal. They could 100% make this clearer and be more upfront that these fee's would be paid to the Seller on completion. You can't help but feel that these are hidden costs

We strongly advise all purchasers to read the legal documentation before bidding. Any fees detailed within the special conditions of sale available in the legal pack are not associated to ourselves and are paid to the sellers solicitor on completion. McHugh & Co.

My review was exactly the experience another buyer had had as below. The piece of land was worth less £1000, lawyers were threatening and charged around £5000 in fees. Why did google remove it? Buyers Beware. The additional charges levied by this company to successful bidders are well hidden, not transparent and somewhat unethical. Be aware of their charges, as follows: 1/ Buyers Fee: £1,000.00 2/ Fees for Property searches: £650.00 (usually around £150.00!) 3/ Sellers Fees: £4,750.00 !! For some unknown reason, they are unwilling to provide invoices to cover the latter two charges.....Why Not? Why are these additional charges hidden in their Special Conditions and not clearly visible on their website? No wonder this industry has a bad name for ethics

We are very transparent in that we list the fee charged by us of £1,000 inclusive of VAT in our buyers guide available on our website and the conditions of sale which you received a copy of when you agreed to them before participating in the auction. The other fees you are referring to are not associated with ourselves and are paid to the sellers solicitor on completion. We refer you to every single lot page on our website and our buyers guide which clearly states “The seller may charge additional fees payable upon completion. If applicable, such fees are detailed within the special conditions of sale. Buyers are deemed to bid in full knowledge of this.” McHugh & Co.

My experience was extremely positive starting with my first phone call to McHugh's. Marino was always very friendly and positive and I had complete confidence that he would handle things professionally. He always kept me in the picture throughout the process, and it is a tribute to his skill that he sold my house during lockdown, with tenants in situ, well within 2 months - and for a very good price.

Overall great experience! Found a flat that I really liked with McHugh and Co after looking for around 5-6 months. Shemsi was a huge help throughout the process and he was such a professional but friendly intermediary even when we came across some bumps on the road. I would definitely recommend!!

Shemsi took away a lot of the stress of the purchasing our first house and always went out of his way - often above and beyond what we would have expected - to find out information we needed and to communicate quickly. We would definitely recommend Shemsi's services!

Arrived to view a property with no agent present. Waited over 30 minutes, real shame there were many people waiting Response: already emailed yourselves with no response. Details of viewing Lot 10A - EN3 4AW Date: Oct 20, 2022 Start Time: 11:30 End Time: 12:00 I called during the booking with an agent notifying me that someone is on their way. But no one came unfortunately.

Can you e-mail details to sean@mchughandcompany.co.uk of the date of the appointment and property address you attended so we can check our records? We do not currently have our December auction catalogue out and are not currently conducting block viewings so are unsure whether this review was intended for us. McHugh & Co.

Rubbish

Definitely require a new receptionist. It's like talking to a brick wall. I just wanted the auction seller details sent to me and said about GDPR. What a joke. No wonder properties aren't selling then said they have five viewings to generate urgency. I'll leave it, consider another auctioneer if your selling.

I can't recommend McHugh & Co highly enough. Chris, James, Sean and Paul have always been so professional and conscientious whenever we have dealt with them. Our family for many years have always used Mchugh's and we will continue to do so. They are honest, reliable and their knowledge of Albert Street and Camden Town is unsurpassable. Many thanks.

Recently bid on a house

Recently bid on a house, Gladly i lost the auction, but was shown the bidding by a friend, auction due to finish at 12.00. On a bid of 75k, Only one bid, they then extended the auction progressively for the next 1,5 hours, no other bids till 1pm, and them the bidding went up, only one other bidder who won, I was told after they bid on there own auction so they won there own auction, They pray on cheap auction and resell and bid this way to make money, they them throw up lavish additional addins to make you pay even more, so once you win the bid, expect to pay over 8k more on top, John, Id love to see what they have to say about this,

Excellent service, as always, from McHugh & Co. Paul managed the sales process brilliantly, and made sure that any potential issues were navigated safely, ensuring we exchanged and completed without a hitch. Great service, even in the difficult conditions we faced with the pandemic. Would not hesitate to recommend Paul and McHugh & Co. and look forward to working with them again in the future.

We had a great experience purchasing our property through McHugh & Co. Marino was fantastic to work with. He is reliable, efficient, always happy to help and willing to go that extra mile. We couldn’t have asked for more. Thank you very much!

Like many other auction houses they now charge exorbitant fees even when you buy. McHugh are the worst in my opinion as they state the fees in words not numbers and they are hidden deep in the conditions of sale. Even worse they recently sold properties where the gardens were split up after they went online and the legal pack published, the land registry details not being updated 2 days before the auction. This would catch buyers out for sure.

English · 26 October 2021

Agent replied · 25 October 2024

We charge a one-off buyers fee for purchasing at auction which is very clearly detailed in our general conditions of sale and our online auctions buying guide in numerical values. What you seem to be referring to is the special conditions of sale and other legal documentation which are not prepared by us. We refer all bidders to check legal documentation before bidding. If you would like any assistance or further clarity in this matter, I can be contacted at the office on 0207 485 0112 or e-mail sean@mchughandcompany.co.uk, McHugh & Co.

I called up with a simple yes or no question about a plot I’d seen on right move. The man I spoke to was completely arrogant and condescending, very belittling and told me if don’t have the money confirmed with a lender yet or a rich grandad to bail me out don’t sign up for an auction. He does not know anything about my background or finances, then went on to sarcastically tell me how an auction works as if I didn’t have a clue. Couldn’t believe how rude he was, one star is being generous!

*Zero rating - be very careful* Be very careful when buying from this auction. they deliberately put very low guide prices and change the guide prices last minute. ALWAYS CHECK THE 'SPECIAL CONDITIONS OF SALE' for hidden fees and many times they dont sell the full title. Many times they sell property with part of the title. You will only find out when its too late. BE VERY CAREFUL ALWAYS GET A SOLICITOR TO CHECK THE LEGAL PACK BEFORE YOU BID FOR ANYTHING WITH THIS COMPANY.
