The whole transition was smooth and hassle free. You both went the extra mile to help me with paper work, advice and extremely kind at all times. Unethical.Initially contacted them about a property I was interested in but was no longer available. They have started sending me automatically generated text messages about similar properties without ever taking my details down or asking for my consent. Later on an agent contacted me via text message and I did not know that each of the replies I sent cost 46p, which I was in no way informed about. I also clearly stated my budget and in the reply, the agent asked me what my budget was. Thoroughly disappointing and would never recommend to anyone.

I advise anyone looking to rent/sell their property to NEVER use this firm !!! Up front all seems ok and professional, but it is very clear once you are involved with them and under contract they have absolutely no idea what they are doing nor do they care. Why would they - they have your money and you’re now stuck !!! They are an absolute embarrassment when it comes to customer service. But once you’re signed up you’re stuck. The whole firm (not just the branch I used) is unprofessional, dishonest and frankly an embarrassment to the profession. It’s firms like this why estate agents have a bad name and it’s clear to see why. If you use them, expect the following - Poor communication Rude / dismissive corrrespondance High feesHidden chargesMistakes (over charging)Confusion StressComplaints from tenants You name it, you’ll face it... the fact that you actually pay a fee (a very high fee at that) for a service that you will not receive is just not acceptable. Yet you are stuck, as you’re signed up and it’s very difficult to do anything about it. The industry is not regulated properly and so they get away with it. Use a smaller / professional firm, stay way clear of Ludlow Thompson - trust me the fees - Ridiculously HIGH - a complete rip off... and they do nothing for it. You will end up dealing with everything yourself. You pay them a fortune to do NOTHING.... honestly they will only cause you more “issues and stress” and the time you spend chasing the agents you might as well do everything yourself. Do yourself a favour and run away - you will regret using them I promise you. Honest Review

If I could give zero stars I wouldAside from high management fees, my main grievance with this appalling company is its lack of basic communication. We've only been with them six months and each time I need them to help explain something or sort something out with the tenant, it takes two weeks for them to reply. I nearly always end up calling head office and begging someone to call me. They do not manage your property, they handle your money - that is all. Most recently, they allowed two people to move in prior to the correct checks and before they'd even had a signature. Then, a tenant's email to the company was simply forwarded onto me, there was no attempt to manage the situation themselves. The situation? Half of it was valid, stuff we needed to sort out, but half of it was changing lightbulb sort of stuff. I don't understand what I get for my fee, it certainly isn't full management. I work with clients and the most basic of lessons is that when managing a client you send them a holding email if you cannot address a situation immediately - none of that at Ludlow - just a wall of silence and incompetence. Don't do it.
