I have been in contact with Tehreen from Foxton Dulwich branch since last year when my flat sale fell through via online estate agent. She has been incredibly supportive and kind, checking up on me regularly and be a great listener. I genuinely felt that she was doing that beyond her marketing aspect. She was kind, but also very professional when I needed advice. I particularly would like to recommend them for those who had/having difficulty time with online agent.

Donald has been great throughout the process of selling our flat. Highly professional and communicative throughout. He worked with us to secure the initial viewings and then supported us through exchange and completion. He has kept us informed of how we are progressing the whole way through and stepped in to help with moving the transaction along swiftly. Why is Ludlow and Thompson still in business?

Summary: Agent Alex Taylor (Kennington/Oval office) at Ludlow Thompson was unprofessional, discourteous, rude and ignored covid safety precautions when viewing a property. The property seen was different to the photos online and nowhere near the condition advertised. Appalling customer experience. tldr; My partner and I decided that we would move into Central London, against the tide during this pandemic.Initially, we were looking at one-bedroom flat but quickly discovered the two-bedroom properties were not much more expensive. We found a lovely looking place in a fantastic area listed with Ludlow Thompson. We contacted the office and arranged a viewing on the property; we will call this property X. Alex (the agent) took some details from us and added us to the system to find other properties in the area matching our budget. We received an email with several properties that we liked the look of and contacted Alex to get more information. He ignored emails asking for more details and so I politely called to talk to him about it. I have never met such resistance speaking with someone on the phone; he was rude and accusatory, stating that the system automatically sent the emails out, and he had no record of them, telling me that he "didn't appreciate my tone".In hindsight, this unprofessionalism should've been a red flag at that point, but we decided to see property X still as we both liked it on paper and had made plans around seeing the property. During the viewing of property X, Alex was disrespectful of safety precautions such as social distancing and mask-wearing. He did wear a mask, but this was under his nose, and sometimes not even covering his face. Furthermore, the property was in no way the "immaculate condition" described. The photographs must have been 5+ years old, as the property was incredibly run down comparatively. The furniture was completely different and the only things the same was the shelving unit and a room painted pink. When opening one of the kitchen cupboards the door-handles came off clean into my hand. Alex's immediate response was "stick them back on its fine; it's usual wear and tear."Nevertheless, because we liked the area (nice pub opposite, quiet street, Boris bikes very close, easy commute), we stuck in an offer less than the asking price. This offer was on the condition that my partner and I could paint the property and also replace the kitchen cupboard door handles.After putting in the offer, Alex immediately tried to lock us in by asking us for a significant amount of personal information and banking details such as credit card numbers for a holding deposit (which is no longer permitted). This was before the landlord has accepted our offer. Our property search continued, and we saw a number of other properties with much better descriptions and more accurate photographs for similar money. As Alex had not returned any of phone calls or kept us up-to-date with the progress of the property we decided to withdraw our offer. We informed him politely via email. To this day a week later we haven't even had the courtesy of a response from Alex. it was incredibly clear that during this time people are moving out of London and as a result customer service should be key. Alex is extremely unprofessional behaviour and poor communication style made us sure we didn't want to see any further properties with this agent.

If an option for a zero was there this…

If an option for a zero was there this is what I’d award them. Literally the WORST agency avoid avoid avoid at all costs. Renting from gumtree is more of a viable option then using these people. They did a fake report were the landlord told the guy doing the check out what to write and they have now washed their hands when it’s come to giving us our deposit back. No one returns calls or answers back to our emails, even top management except one agent called Jessie. Jessie is a prime example of a great colleague working for a unprofessional company and it would be unfair to drag him in such.

Lola is the one! She is just amazing. Thanks to her we found the perfect house and she strived to make it possible for us to call it OUR house! We experienced some issues and were almost giving up on renting, but she helped us in every single step and was so committed in it despite her 1000 things to deal with. I totally recommend her if you want to get an amazing customer support and service. Shoutout to Steven, the manager, who supported Lola and us with the issues we had.

STAY AWAY FROM THEM!!!!

We were interested for a flat that we already saw and tried to rent from another agent, and the ludlowthompson agent that I met for the viewing told me to try again since maybe was a problem of the other agent that I did't end up with a contract for the specific property. (Mention that on the site they were advertising a different flat! pictures from another property etc thats why I was interest for a viewing). Right after the viewing, the agent called me and told that I have to give upfront a holding deposit something that I did right away without any hesitation. When I gave it to them , they come back to me asking for full bank statements etc, in order to move on with referencing process saying that this is a process that every professional agency asks from candidate tenants (!!) That was exactly the issue from the beginning with the other agent. That was something that I mention that I was not going to give them full bank statements since everything else I have provided to the specific landlord through the other agent was more than sufficient as a proof of income and they knew it before I gave them the holding deposit that I was not going to give them such an information(privacy violation-they wanted to see how and where I spend my money on!! lol!!!). As soon as they got the money they ask as for the bank statements and when I refused again, I ask a full refund of the holding deposit. They ensure us that the money are going to take 10 business days to be refunded. After 11 business days, with no refund,I send them again a message asking them about the refund. And guess what????! They didn't even bother to start the refund process.. So it is going to take another 10 business days for a refund.. My question is... WHERE is their professionalism??? Is this how they treat their customers? Is this service that as a future tenants I was going to pay them? As for David's attitude (agent), he laughed at me when I asked for the refund, like I was asking for something unreasonable.. Congratulations!! you just got another bad review. that seems that you don't even care about your customers and the people you deal with!

The request for bank statements, as you mention is standard practice for most letting agents, and forms part of an affordability check and not just proof of income. Found the property we liked online, gave them a call and organized a viewing - so far so good.Visited the place, liked it, so paid a £500 to be able to make an offer.Made an offer, offer got accepted, paid another £500 to move onto the referencing stage.A few days later, after already being fed up of constantly chasing them up, I got a call from the agent that somebody else made an offer, which was accepted, so, in turn, ours was then rejected.What is funny is that a couple of impartial agents within this company both said the second £500 payment would take the property off the market, which in our case never happened.Official line from the agent - this is not an unethical conduct and apparently is a normal practice. Totally nonchalant.In retrospect - time wasted, the money (my two payments of £500) borrowed to the agent for a couple of weeks, lost a couple of other good properties due to all this, and go figure what to do with your current landlord when you have already given a notice to move out. The fees of this agent make absolutely no sense. What I found with many other agents, you find a property you like, you make an offer, if offer gets accepted - you pay a holding deposit, which takes the property off market. With this particular agent, you first need to put down a sizable amount to even be able to make an offer. Then if offer gets accepted, you pay another sizable amount, which actually has absolutely no justification, especially since it does not take the property off the market. I was told it is for you to be moved onto the referencing stage (which has nothing to do with ref fees by the way). Really? There is nothing "to move" onto nothing, you just start the process.

I understand that you are not happy with our application process, specifically the fact that the property was not taken off the market once your offer was accepted by the Landlord.In this case not long after your offer was made and you were moved on to the referencing stage, the landlord received a counter offer on the property from another prospective tenant that worked better for her. She subsequently reneged on your offer and asked Ludlowthompson to inform you that she would no longer be moving forward with your offer.I understand that this will have been very frustrating for you, considering that your offer had been accepted initially, and I am sorry for any confusion. However as stated in our Confirmation To Let document, the acceptance of your offer and reservation fee does not imply a tenancy, which will only be created when the tenancy agreement has been signed by all parties. The tenancy agreement will only be signed off once the referencing process has been completed and the Landlord has confirmed they are happy to go ahead.During the referencing process and in accordance with the Estate Agents Act 1979 the marketing of the property can continue whilst your application is processed and until the tenancy agreement has been signed.We are sorry that the landlord decided to accept a counter offer, but unfortunately there is nothing we could do about this.I believe that your payments were refunded in full and we are continuing to look for suitable properties for you. The experience from start to finish with Ludlow Thompson was exceptional. I was in a tricky situation, and needed to find a home in three weeks. I walked into the branch on Lordship Lane to be greeted by Reece, he said he was a man of his word. I can attest that he is. Not one to leave reviews but for the reasons below I feel it is necessary this time. Holly was very helpful up until we paid the deposit, but since then has proved unwilling to provide any help or service hiding behind the ‘not managed by us’ line. We arrived to our new, fully furnished, home on the same day and time as arranged with the landlord to find no door on the property, no furniture in the property and no one to meet us with keys, not that these were needed considering there was no door. The landlord arrived and told us that someone was coming to fix the door but that it would take all day and that the people who were meant coming to move our furniture into the house had let her down. I had to take an emergency day off work to make sure that our belongings weren’t left unattended. To cut a long story short it has been two weeks and we only just have a fully furnished house with four mattresses. We have had no help from the agent whatsoever and feel very neglected and abandoned. Won’t be using foxtons ever again.

If you are selling your home in Dulwich or the surrounding area give Foxton’s a call. They helped sell my property in Forest Hill and far exceeded my expectations. Dominic Butler, Sales Manager, set a price using his area expertise, and Attiya Razaq was my estate agent. I can’t say enough good things about them both. We had viewings the same week, and the first of a number of offers came within 2 weeks. Attiya's calm and composed approach and meticulous attention to detail, ensured well organised viewings and a stress-free transaction for me. She is a superstar, and did what all excellent estate agents do - she took full responsibility for an unmanaged monster of a process, and she took everything that was outside of her control and put it into her control.
