I used ludlow thompson as a managing agent for my flat in east london. The staff from the local office were friendly and enthusiastic in signing me up, and they found me fantastic tenants. However, once i was signed up their payment structure of the fees and the costs came to light over time - it had not been fully explained to me that all of these would be front loaded to the point that i would not get any payments to my bank account for 3 months, and that thereafter there would be a sliding scale of slowly increasing payments over the course of the tenancy. My tenants reported that they enquired after furniture and had only asked after a wardrobe, but LT contacted me saying that the tenants would pull out unless i provided a long list of furniture. They offered to provide this through their provider and gave a huge quote, so i went to IKEA to sort the furniture out, for a third of the price of the quote they gave me. During the process of signing the tenants up they told me that they tenants wanted a 3 year tenancy without a break clause - i had to insist on the break clause as i felt this was most fair to all parties. Later my tenants explained that they had been told that it was i who had been insisting on no break clause, which as you can imagine worried me greatly. My tenants were able to send me email proof of this. When my tenants first moved in they had a small flood with the washing machine so they contacted the agents as the managing agents but were told that they were not on the books as having moved in. They were then told it would take 4 days for them to send someone round. The tenants contacted me and i sent someone immediately. LT would have found someone and then placed a charge on top of this - finding someone myself was easier, quicker and cheaper. This was my red flag that i had made a massive mistake. Issues continued with LT trying to insist that i need a Listeria assessment on the property - i sent them the legal information stating that i didn’t need this but they kept trying to bully me. This was both irritating and continued to erode my trust in them. I have since left LT and am incredibly happy to never have to deal with them ever again. Having LT as managing agents felt a lot like having a very expensive dog and then doing all the barking myself - they are as useful as a very expensive chocolate teapot.My advice is to avoid Ludlow Thompson at all costs. They will NOT make your life easier and will definitely cost you money you weren’t expecting to pay! I understand this is an industry of sharks and charlatans but LT really take this to the extreme.

Lived in a rented flat managed by Ludlow for nine months. They were completely useless- we had no access to post for months because of broken letter box... also lived with a broken oven, microwave, three broken hob rings that all took months or at least weeks to get sorted- and that was just the big things, the hundred of little things (from painting over the marked walls and removing broken furniture) were noted on day one and still not sorted when I moved out. Estate agent options are picking between a rock and a hard place in London but avoid these guys if you can! Worst renting experience I’ve had in 12 years in London. To the point I was happy to pay close to £600 to break the 18 month contract early just so I could live comfortably. somewhere else...

Having rented 5 properties in the space of 8 years, Ludlow were by far the worst estate agent / property management company I have ever dealt with. If it hadn’t been for the help and support of the Landlord, we would have left after 6 months and looked to claim damages. Ludlow made everything very difficult and challenging throughout our tenancy. This included everything from ignoring our emails to leaving us locked outside our property after their contractor had damaged our lock with no solutions. I could write a very long list with all the times we struggled to resolve any problems with Ludlow or Ludlow actually made it more challenging for us to get stuff done.After three years, I really strongly advise not using Ludlow Thompson and looking at some of the other fantastic estate agents on the market.

Unprofessional, rude, cowboys.My experience with Ludlow Thompson - the Tooting brand specifically - has been horrendous. Repeatedly I have been shouted and sworn at while discussing contracts on the phone, and lied to about money owed upon moving out. At the end of my tenancy, they also allowed the landlord to take £1400 from our deposit for damage from 2016 - three years before we’d moved in. Absolute cowboys. I will never use this agent again.

We moved into a property 'managed' by Ludlow Thompson and have found them to be completely inept. It's impossible to get hold of your property manager. They're always on leave, in a meeting, or their computer isn't working. We've had a leak in our toilet since we moved in months ago which is causing damp and water damage. They just couldn't care less. I would avoid this company at all costs, especially if you're a landlord. They don't care about the property at all.Just read all the other reviews on here about them, I wish I had.
