(Zero Star) **Unprofessional and Negligent Service, Avoid This Agency** We had an extremely disappointing experience renting a property at 22 Grande Road, Norbury, through this agency. Despite being marketed as "professionally cleaned," the property was riddled with serious issues. The windows were faulty, electrical systems were unreliable, and storage spaces were unusable because the landlord stored personal belongings in them. The estate agents demonstrated a complete lack of professionalism and responsibility. Not only did they fail to resolve these problems, but during a visit to their office, we overheard the receptionist disparaging us to the landlord over the phone, completely unaware that we were the tenants. Instead of addressing our concerns, she abruptly ended the call and dismissed us. The landlord L Matin Scammell, who works for a reputable organization like the British Council, showed a shocking disregard for tenant welfare. She refused to address any of the issues raised, reflecting an attitude that was entirely unprofessional and unbecoming of her position. Ultimately, we were forced to terminate the tenancy after just six months because the living conditions were untenable. Alarmingly, we encountered another family renting through this agency who reported similar grievances, highlighting a pattern of negligence and mismanagement. This agency’s behavior is not only unprofessional but unethical. They fail to fulfill their responsibilities, leaving tenants to deal with unresolved issues and a lack of accountability. I strongly advise avoiding this agency and landlord to save yourself unnecessary stress and financial loss.

James Alexander is an excellent Estage Agent. Initially we dealt with Ewa who was extremely helpful in showing us around properties. Ewa was very insightful and not overly pushy. Latterly, we dealt with Caroline. Caroline has been an absolute delight to deal with. Throughout the process, she has always made herself available and responded to my queries with care and concern. She is very supportive and happy to chase on your behalf, which has been a massive help for me, given my patience being tested by other parties involved. Her positive attitude really helps the process along smoothly and she makes it her priority to keep you updated throughout all stages of the process. By far the best agent we have dealt with.

I asked James Alexander to value and quote for acting as a selling agent as it was they were the agent who was dealing with the sale when I bought in 2008, and I was very impressed with how they dealt with me then as a prospective purchaser. It was encouraging to see that Caroline was still there when I came to sell, and I was also most impressed with Ken's initial valuation visit - he was professional but also took an interest and knew the local area well. The quoted fee was competitive. Throughout the sales process they gave good advice (including when one sale fell through) and dealt effectively with all parties, including maintaining effective communication with solicitors. I did not have to wait to ask what was happening, but was provided with timely updates. As I was selling at a distance, and in fact never met the purchaser, it was vital that I could rely on my agent and trust them to look after my buyer. James Alexander looked met my high expectations.

We used James Alexander for our Dads house as we were selling re probate so very upsetting. Ken and Caroline could not have been kinder. The sale became a nightmare because of the buyer and Caroline kept on top of it the whole way through. She has the patience of a saint! I honestly cannot recommend them enough. I think the easiest way to explain how helpful they were with what is always a very stressful time ie moving house, but especially when dealing with a probate sale is by saying the following: Our house was not the only one they were selling but they made you feel like it was!

I would highly recommend the team at James Alexander when buying in Norbury. They know the area well, and with lots of local business, it meant that although I was in a chain the team were managing the onward purchase of the vendors. This meant they were well informed of any delays or issues in the chain and could raise them early. From offer accepted to completed was 10 weeks. I have recently bought a flat that was marketed by James Alexander. Firstly, I viewed the flat with James who was really helpful and was able to answer all my questions as well as liaising with the vendor with further questions that I had. He was then very good at keeping me informed of other offers/the stage of my offer etc and I always felt in the loop. Once my offer was accepted, Caroline became the main point of contact and was brilliant at chasing the solicitors on both sides as well as providing a very quick response to any queries I had. I also had later viewings of the property with Kit who again was very professional and helpful. I couldn’t recommend the team highly enough and especially Caroline for all her help, professionalism and cheeriness throughout the whole process! It was my first experience at buying a flat and I would certainly use James Alexander if I ever came to selling my flat. 10/10!

James Alexander were a pleasure. Even after we'd exchanged (but before completion), Caroline went out of her way to ensure our contractors could access the property, although there was no longer anything to gain for the agents, we would hardly have forfeited our deposit if the builders had had to wait another week. Couldn't imagine most other estate agents doing this. They also managed to nudge things along when things seemed to be taking a long time with the other side's lawyer. Would use them again.

I have just sold a house on behalf of an elderly relative using the services of James Alexander , Norbury . I had three agents to come and value the house . The valuation was not straightforward as the house had not been modernised and required a lot of remedial work . Like finding the a really good hairdressers or dentist, where once you've found them you don't intend on continuing your search - that is my experience with James Alexander. I wish every experience moving could be like the one I had! Jack was such a pleasure to deal with, as were all the staff! Even walking into the office, you feel welcomed and all of my requirements and needs were met with a smile and nothing but helpfulness. I felt that I was always treated with honesty and the entire process was explained clearly with no hidden fees or unexplained small print. I needed to move quite quickly and James Alexander was so accommodating; chasing down references, keys and even going the extra mile to ensure the property was completely up to scratch (to the point of repainting in the morning!) before my move. I may just have to base all my future moves around locations on their listings as, honestly, no other agent will do.

My husband and I we both gave deposit signed the contract and after we sighed and gave the deposit he was telling that the landlord changes he’s mind so now we are out of the flat with no deposit from our last flat because we gave notice to our old agents that we are moving!! The worst estate agents ever!!! doing a viewing a moving was all nice and easy. However after a couple of months we had a few issues within the property, we followed there steps to complain about any problem via there website ect. We still didn't get no response and nothing was being done about the issue. Then i used to call to follow up on request made about the issues yet nothing was being done about it. Having a new born baby with dampness in the flat, windows handles broken, so i couldn't open the windows for ventilation. it was ridiculous. Also, they would tell me that they have spoken to the landlord and are waiting for them to communicate back to them. They also gave the impression to landlord that we were horrible and rude people, as eventually the landlord came to property and met us, and told us that Ken said we were like. When we questioned the landlord regarding the issued and showed him around, he was unware of these problems. However we have moved out and the landlord has left this agency to and moved to someone else. But i must say they were very efficient in ringing and asking for rent!! which i still paid on time regardless the issued not being sorted out!NegativeResponsiveness, Quality, Professionalism

To this day I have NEVER had a call back via a property website. I enquired about James Alexander properties on Rightmove perhaps five times, to no response. On the 6th enquiry, because I really liked the property, I called them myself, but on a Monday they apparently only receive calls after their morning sales meeting which ends at 11:30, so they have a very 80s-seeming voicemail message going out (rather than investing in a receptionist). Not very responsive in general (via calls or emails) and one of their EAs was 10 minutes late to a viewing. After I made an offer at asking price, it took several days to get confirmation it was put forward and I had to chase several times about the status. They seemed to drag their feet at every turn and immediately tried to encourage a bidding war between me and someone who had also offered at asking price, without first taking both offers to the seller. The tone of every conversation I had about my bid was one of resignation that asking price wouldn't be enough, despite the strength of my position (no chain, large deposit). It strongly felt like the house was earmarked for someone else. I indicated I would increase my bid if it came to a 'best and final offer' situation but nobody came back to me on this for several days, and I had to call up myself to find out that the house had sold. This lacklustre process, plus the lack of the response to inbound enquiries, makes me feel like listings and viewings by this agency are largely a sham. All in all, an unsavoury experience. Not because I didn't get the property, but it seemed like they were favouring known customers over new ones, and weren't very interested in progressing my offer at all. I have the feeling some unethical practices are going on behind the scenes; I was told that the successful buyer was an investor they work with regularly. Maybe this process was bad because of low resources, rather than anything unethical, but either way, major improvement is needed. Would-be buyers should not be made to feel like they're chasing to bid for (or even view!) a property, or that their good offer is not valuable, especially in this market. My wife reached out to Ken for advice after seeing him on Homes under the Hammer. My wife had several lengthy conversations about the housing market, stamp duty, renting out our property, you name it and Ken had time for it all. It was never under the assumption we would do anything, it was more just weighing up our options. Ken has provided invaluable advice and is a real, genuine person with years of expertise in Norbury and housing in general. After a month or so we reached out to Ken to sell our house and what a smooth service they have provided. Ken had Jack manage the sale who has been brilliant. Jack has clearly learnt well from Ken and was able to answer all our queries and concerns and on the odd occasion reassure us when couldn't see the wood through the trees. We have never felt like a number to them and they have been incredibly personable.
