Simona, who represented the landlord of the property I ultimately rented, was consistently quick to respond to any questions and proactively shared important details, including information about new regulations coming into effect in May that other agents failed to mention. She was genuinely a pleasure to work with. We arranged a viewing, and unlike several other agents I’d dealt with, she arrived as scheduled. I rented through this branch for three years. My experience started reasonably well but ended poorly, so I cannot recommend them. I always paid my rent on time and was a good tenant according to them. Positives: The move-in process in 2022 was smooth (though they initially forgot a key for the parking, it was quickly sorted), and when there were urgent safety issues like an electrical fault in the bathroom, repairs were arranged quickly. Negatives: Renewal negotiations were handled with little care for retaining good tenants. My rent was increased by 23% after the first year (post-covid) and although this was common across the city there was zero room for discussion and it always felt like I was negotiating with the agent rather than the landlord. Three months before my second tenancy expired, I asked for another 2-year renewal after they contacted me, I heard nothing for a month, and when I followed up, I was offered a 12-month contract with a 2-month break clause at a higher rent. This offered no more security than the statutory rolling contract would have, so felt like I was being taken advantage of. I reiterated that I was looking for a long term agreement but only when I confirmed I was leaving did the agent suddenly say they could speak to the landlord about a longer term. After moving out, the service got worse: despite the check-out inventory showing the flat was left in good condition and following up four times, they always had some kind of reason for not releasing my deposit. They only acted once I raised a case with the Tenancy Deposit Scheme (TDS) and only released the money when it was about to go to adjudication. It took nearly two months to get my deposit back. Overall, I found the service unresponsive and unsupportive of tenants, with a pattern of delays and excuses. While they act efficiently when it comes to rent increases or finding new tenants, they show little urgency when it comes to helping existing tenants or returning deposits.

If I could give more than five stars, I would. I bought through Felicity J Lord Shad Thames in 2015 and have just sold in 2023 through them again. They are very market-savvy and experts in the area. In a difficult market, they managed to get a very competitive offer for my property, and were hugely supportive the whole way - before putting the property on the market, whilst marketing it and doing viewings, and all the way through the sale process. I have had no gaps between tenants over more than 10 years until a recent break of two weeks during which they got an excellent team to go in and decorate throughout, replace floors and do various other jobs in a very short space of time so I have had minimal loss of rental income. Richard had a good understanding for the type of property that I was looking for and most of the ones he sent me were definitely interesting for me. He didn't send me properties that were outside the area I was looking in or not suitable in other ways. He was very helpful with providing me with additional information whenever I asked for it. I the end, I didn't buy a property through Felicity J. Lord because I found one that was being marketed by another agent, but Richard was definitely one of the better agents that I dealt with.

Gemma Bond has been helping me to enter into a new tenancy agreement recently. She has been advising me on getting various things in the flat fixed up between tenants - and has been actively helping to find good value for money in the contractors employed. She has skilfully worked to terminate the old tenancy and get a new tenant in as soon as possible, while ensuring that the tenancy payments are in line with the market. And she has been good at ensuring that I complete all the relevant paperwork on time to get the tenancy in place quickly.
