After spotting a flat on Rightmove, she popped straight there after we spoke on the phone to give me a virtual viewing. Unprofessional experience with agent at FJL

We attended a viewing as buyers with agent Kyanne Neavin Martin - This was our first experience with the agency. We expected a reasonable level of engagement and information; however, the agent came across as dismissive, abrupt, and appeared eager to end the viewing as quickly as possible, showing no interest in assisting potential buyers. Given the time spent arranging and travelling to the viewing, it was frustrating to leave with no more information than was already available online and feeling our time was not valued. Unfortunately as a result of this poor experience, we will not be pursuing any further engagement with Felicity J Lord in the future.

Have not received the deposit money back yet (more than 50 days)

After visiting some other agencies, we found Felicity J Lord by chance while we were walking on Mile End Road. They were absolutely great! After talking for just a few minutes, they knew exactly what we were looking for, and showed us some nice properties. The next day we went to visit a lovely maisonette and decided to rent it. Hannah and David were very helpful. Throughout the referencing and documentation process, they always answered all our question swiftly and did everything they could to help us. They are transparent, trustful and friendly. Highly recommended!EDIT: I left the property in October 2020. It has now been more than 50 days and I have not received the deposit money back yet.EDIT 2: It is now February 2021. The deposit has not been returned yet. We have already followed all the complaint procedures on FJL website and have been ignored for more than a month. We have filed a complaint with the Property Ombudsman.I WOULD STRONGLY ADVISE AGAINST SIGNING WITH THEM

0 stars! Landlords avoid at all costs!

I would actually give 0 stars if I could. I was a landlord with their Greenwich branch. Once they had your money, they were not interested in your property. Tenants were allowed to get away with anything, but given you were paying huge management fees, they still would only get back to you when they needed something. If you needed something, they would drag their heels and required constant chasing. I had the misfortune to deal with both Lily and Annette, who were rude, disingenuous, and had a bad attitude in general. And god forbid if you dared to complain. They would allegedly go through management who would inevitably find that they did nothing wrong. At a time when everything is going against landlords, even good ones, these people just made it more difficult. Avoid at all costs! One of the worst agents I have ever dealt with! Lily is very sarcastic and condescending full of empty promises. & full of lies to cover up her job. She should be sacked and dismissed for fraudulent remarks. Never ever put your house on the market with them you will regret this for the rest of your lif. They lie to tenants and landlords All they care about is commission. Avoid Avoid Avoid Avoid avoid at all cost.

To rate this company with 1 star is simply too much of a rating. They should be rated at a freezing mark of '-20' at very least! First of all, they provide misleading and incorrect enticing details in their online adverts by posting falsified information about details of the properties (which we have a proof of). That fact on its own serves as evidence of breaching their legal duties as an estate agent. Secondly, they run a 'favourite list' of buyers and email them BEFORE the properties are even advertised online, which basically means favouritism over any new or first-time buyers. There is literally no chance to get any property with them you want. They have also breached provisions of EAA 1979 and withheld all our offers from the vendor. They blamed their vendor meaning their clients for providing false information by the way too. As if that was an excuse for their malpractice. They have failed to provide the requested by first time buyer information. Something they are legally required to do in line with legislative requirements! They provided a false information at the meeting regarding the cost of lease minimising it to less than £10k where in fact cost of the lease would be almost 4 times more! What first time buyer could afford that?! Once the property is sold or acquired the only people who would have to worry about that would be the buyer, not them of course! They run basically a 'boys club' and only offer the available properties to the ones they know. Our last experience was already passed onto the relevant authorities, and we will not let them get away with all the stress they have caused us. A scammer estate agent is a definite understatement to describe them! Avoid at ALL cost!

A nice agency. I was a clueless first time buyer and Shade took me on my first viewings. She was very friendly and explained the process involved. She tried hard to find something that would suit my needs and was enthusiastic about keeping me up to date on developments in the property market. Branch manager Adam was also nice and explained buy to let mortgages to me and why this meant their valuation made sense. They were thorough about vetting my finances, which was fiddly for me but undoubtedly good for the seller. I learned a lot as a buyer and would consider using them when it comes time to sell.

As I was unable to view the flat in person, Ivan sent me a 10-minute long video explaining the key facilities within the flat in a clear and concise manner. I was very anxious in selling my Property because it's one of the biggest decisions you have to make. I put my Property on the market with several agents but Felicity J LORD did an outstanding job, particularly Shade who got me an offer on my flat. Shade was very attentive with my needs and kept me updated with feedback with the buyers. She reassured me that I would be able to sell so long as the price is right. Shade is a bright young lady, reputable and is aware of the market conditions, which made the whole selling process a lot easier. Disastrous service from the CW office. Issue of a leaking pipe and broken kitchen shelf unresolved since October 2023. That is after 5.5 months. Almost three weeks before any emails are being picked up - have faced this for the past few years I have stayed as a tenant.Aggressive tone in emails from the supposedly experienced team members.And most recently, for over 3 weeks nothing was ever communicated nor there was any response to multiple chasers on the progress of finding replacement tenants.Avoid them at all costs.

I have never experienced property management this negligent or unresponsive.

I’ve been dealing with serious electrical faults since 27 October, and as of 4 December the issue is still unresolved. I’ve had no working oven or dishwasher for two months, and at one point they even left me without heat or electricity for 24 hours in winter. Throughout all of this, emails and calls are ignored, repairs are endlessly delayed, and no one takes responsibility. This level of neglect isn’t just inconvenient, it is dangerous. The ongoing electrical problems have put me, other tenants, our pets, and even neighboring properties at risk of short circuits and potential fire hazards. Failing to address this for over a month is a serious breach of basic safety expectations. Landlords, please pay attention: Their inaction doesn't just damage tenant wellbeing, it puts your property, your investment, and your legal compliance at risk. Persistent electrical faults, prolonged lack of repairs, and zero communication expose you to liability, safety violations, property loss, and reputational damage. In my experience, this has been the worst property management service I have ever encountered. For the sake of safety and sanity, look elsewhere.

I moved to London in March 2020 and was looking for a one bedroom apartment around Angel or Clerkenwell. Over a period of 1 week, I contacted many agents, but none of the people I reached out to were as responsive as Charlotte De Carli at Felicity J Lord. Based on her quick response and how well she tailored the apartment viewings to my preferences, I found a very suitable apartment. During the viewings, she provided very candid feedback and wasn't pushy at all. In the period between my first offer and the move-in date, she handled all steps professionally and was proactive in communicating between the landlord and myself. As I had to move during Covid-19, she ensured that despite the (many!) disruptions, I was well taken care of. Even for a minor emergency on the move-in date, she was at the apartment building within 30 minutes. I would strongly recommend Charlotte to anyone that is looking for an apartment in London and wants the best service. SR
