1 star is too high praise for the customer service and treatment I received from Daniel Cobb, their incompetent staff, and their inadequate contractors. A property that I was renting from Daniel Cobb experienced a leak in the en-suite bathroom. Maintenance issues occur, but the way it was handled by Daniel Cobb (who were supposed to managing the property) was diabolical. We were left without a functioning shower for more than 3 months, and the whole fiasco lasted upwards of 6 months, and was never resolved before our move out date. The leak caused highly toxic black mold to grow on the flooring under the carpet of the room I was sleeping in. I informed Daniel Cobb of these hazardous living conditions, and they made no effort at all to rectify them. The initial damp was just left to dry out for a few weeks - any competent contractor would have recommended getting an industrial dehumidifier in. To make matters worse I felt like my house mate and I became project managers. On multiple occasions we had to chase Daniel Cobb, update their staff on contractors movements, and conduct quality control that they were clearly too lazy to do themselves. On top of this, the contractors made zero effort to protect my belongings from the dust created. They left valuable musical instruments and computer equipment to get completely coated in dust on more than one occasion. The workmen also damaged the property, breaking tiles, scratching the toilet, and generally doing more harm than good. There is no way that I would ever use Daniel Cobb as an estate agent again, and I would advise tenants and landlords to avoid them at all costs.

I would like to preface this review by saying that individually, some of the ladies at Daniel Cobb Bermondsey (Alice and Lia especially, very sweet) were very nice, and I would like to think they wanted to help us, if not constrained by the legalities and barriers presented by their agreement with a very difficult property owner. WARNING - if you are even thinking of renting at Leathermarket Court in Bermondsey, from Daniel Cobb or otherwise, please do your research and feel free to be in touch. There is one landlady in particular that made our lives hell, including entering unannounced, screaming and verbally abusing us, not fixing a boiler for 3 days in the winter then blaming us for 'not bleeding the pipes' (when they were plastered behind a wall) and in general treating us horribly. All the while we were paying over 2000 a month to live there (paid in advance every month, as well as exceptional maintenance of the property). We were so paranoid of her rash behaviour we started taking photos and videos of the flat every week to document that we were taking care of the place, in case we needed them to back up any claims against us. We did. (Furthermore, we learnt from a neighbour that the former tenants had to take this landlady to court as she without notice changed the locks on them - the neighbour submitted an official court witness statement. Daniel Cobb failed to mention this.) With that story as the basis, we were very disappointed in the lack of help offered by Daniel Cobb. We KNOW that they are constrained by the fact they were not hired to manage the property we were living in, however we paid this agency exorbitant fees AND our rent every month. Clearly they were a slave to the landlord contract, as at each and every stage we needed help and advice they refused to get involved. This city will ruin arrivals from abroad (high earning professionals at that) with this gutting rental market - agencies should be doing all they can to keep everyone content, notably with rents as astronomical as they are. We hoped that going to an agency like Daniel Cobb, that manages very expensive properties in high-end neighbourhoods, that we would have some support. (Notably re fees and the fact our rent went to them every month, as noted.) In the end we left this property after six months, at the first possible instance, after constant bullying from the landlady and zero help from the agency. I had the opportunity to rent another property associated with Daniel Cobb after this situation, and chose an alternative. Nice people at Daniel Cobb - please step up, we need you. And it will only serve you well. (Once again I caution ANYONE renting at Leathermarket court in Bermondsey.)

GoogleArranged a viewing of a flat with Sarah and received a confirmation email however she never turned up to the viewing. After waiting 20 minutes outside the flat I called the agency and was told by a curt staff member my message would be 'passed on'. No apology was given and the matter was not treated with any urgency. It's now been several days and I was never contacted back regarding the incident or given an explanation (or apology). Awful experience, certainly would not recommend this Estate Agency.

GoogleAfter an extremely difficult time with two sequential would-be purchasers and two different estate agents, we had almost lost heart with selling our beautiful Bermondsey Street building. Luckily, we gave it one last try, with Daniel Cobb - which made all the difference in the world.The whole team weighed in to advise on, market and promote our house, but a special call out to Mark Andrews who steered us (even when he was supposed to be on holiday) through tricky timing and negotiations when we had two buyers both wanting the property. His cool headed, steady advice and ongoing support saw everything through to the ideal conclusion. We had great buyers, we got the right price and we sold.

GoogleDaniel Cobb are head and shoulders above the rest. Mark Andrews dealt with my property purchase from the outset. He is a consummate professional. At the first viewing, he pre-empted all my questions, volunteering all the information that I could possibly want to know. Throughout the process of making offers, and having an offer accepted, he was excellent at keeping in touch, and was realistic and candid - a breath of fresh air, particularly in comparison to my experiences elsewhere. The whole process could not have gone more smoothly or quickly, in no small part down to Mark. I had struggled for almost 2 years to buy a property in the London Bridge area, and dealt with innumerable estate agents in that time. It was an unsuccessful nightmare and constant struggle. But, within weeks of first viewing a Daniel Cobb property, I'm now it's proud new owner! I cannot rate Daniel Cobb highly enough.

GoogleShowed a flat by Sarah Kelly which I was told had not been lived in before. Had been on the market 2 months, no offers. As soon as we registered interest, a mysterious other offer was placed the same day (as they always seem to). Put down the holding deposit and viewed the flat again a week before move in when everyone is fully committed. The bed was unmade and clear signs the flat was being lived in at which point we were told there was actually another tenant living there and we had never been told anything different. LIARS AND CHEATS, avoid at all costs
