A deceptive stingy company. They informed me that there were major building works taking place, which would affect our use of the balcony for 4 entire months (during the hottest months of the year). They only gave us this information after the contract was signed. They have claimed that they were only just given this information however, the least they could do is offer us significant compensation, as we would not have agreed to the tenancy if this information was given to us prior to signing the contract. As compensation, we were only offered a measly temporary 5% rent reduction. They refused to accept my offer of a 15% rent reduction for the duration of the works. Avoid at all costs if you are a prospective tenant.

Great experience with Robert Hogg at Daniel Cobb on Bermondsey Street. Rob was super straightforward to deal with, communicative, efficient, honest, friendly and above all didn’t pressure me to make offers on properties that clearly weren’t right for me. I used a few estate agents around London Bridge in addition to Daniel Cobb in my search for a property earlier this year and most were cowboys. One in particular told me that they didn’t have a garden flat for me to view but one with big windows looking onto a park so it would feel like I had a garden!! Dealing with Rob was such a pleasure and to top it off I bought a flat that I absolutely love. I can’t recommend him and Daniel Cobb highly enough!

From the very first time we called to make an enquiry at Daniel Cobb, everyone we dealt with was incredibly friendly and responsive - unlike a lot of the other estate agents we encountered! Rob was knowledgeable about the property we viewed and after we made an offer was an incredibly useful go-between with the sellers solicitor, regularly checking in to see if there was anything he could do to push things along and readily having tricky conversations in order to get some progress from a pretty useless solicitor! Couldn't recommend DC highly enough and Rob is a really lovely guy.

Unprofessional and rude money grabbers

Anuj from Daniel Cobb was extremely demeaning and unprofessional in his communications with us regarding deposit deductions. He seemed to take our questioning of the deductions quite personally, telling us he was ‘disappointed in us’ which seemed quite patronising and unnecessary for what is a standard and well documented process. Daniel Cobb tried to deduct over £650 for things that were not supported by the independent check out report, trying to use their own personal photos and passive aggressive language to try and intimidate us into accepting the deductions and trying to persuade us not to follow the deposit dispute process. The deposit dispute process found that we were in the right, but it makes me sad that other people may have been intimidated into paying £650 to this company.

I cannot recommend Mark & Robert highly enough. There is no one else that I would even remotely trust to sell a property with in Borough/Bermondsey/London Bridge. Mark knows the area inside out, always goes the extra mile to give you the information you need to make and informed decision & genuinely wants the best outcome for you. Renters and landlords beware.

Renters and landlords beware when Daniel Cobb manage your property works. Disappointed again and again and again. I've had ongoing issues with my new rental flat that have been incredibly frustrating. For two months, the sink was blocked, causing the cupboards to flood whenever I used the sink or dishwasher. The shower cartridge was incorrectly selected and fitted, resulting in unbearably hot water. When they finally came to address it, they informed me the part needed to be reordered, leaving me with a loud, constantly dripping shower that has caused a persistent damp smell in the bathroom for weeks. Today, they came to fix the shower, but without informing me of the extent of the work, they cut up the shower tiles, leaving a thick layer of tile dust on my toothbrush, toiletries, skincare products, and makeup, basically every surface. Why couldn't they cover the items, put them away, or at least warn me about the mess? To top it off, there's no communication about when the wall will be repaired, so now I’m left with a black tarp as my shower wall indefinitely. Update: And left with no hot water, tile dust through my bedroom and kitchen, and no idea when someone will return to repair the wall. It never ends. There was apparently no request by Daniel Cobb to the contractors this week to actually come back and rectify the open wall situation, so it’s to stay this way indefinitely. I cannot believe it.

Ours was an unusual property for the area, so Mark's knowledge in securing a successful sale was invaluable. Through no fault of Daniel Cobb, the whole process was very long & stressful taking nearly 2 years to complete. Mark and his team were positive, responsive, determined & always professional throughout all of the many trials & setbacks we faced. Mark's genuinely caring and personal approach was much appreciated, as was his excellent communication. Hilarious Experience: Got a call from the morning about my enquiry, asked about my financial status, I said I’m freelancing my flatmate is a student. Required us to pay a year in advance, I said the flat we live now only requires 6 months in advance, the agent said there is a new law to protect landlord. Okay, fine, asked for the name of the law so I can double check, answer was: the law is not yet published 😅 I said well then how I gonna protect my right? What she said, here I quote: Your right is you pay the rent and you get the tenancy, other people have works so they have prove of work, you don’t so you need to bring cash. Very well said Ma’am, almost thought I was interrogated by the custom! 😆 Thank you very much indeed for trying so hard to protect the rights of your landlords and not giving shit for your tenants! Glad I didn’t see the property, can’t imagine living in a property managed by people like these ☺️
