GoogleSharky, Unethical and Unprofessional business tactics. Avoid, Avoid, Avoid!!! It was clear that Credential Estate Agents wanted to squeeze every single penny out of us. Following a year of tenancy with credential we were left with a sour taste in our mouth after dealing with Ollie. Upon giving back our keys, his demeanour totally changed and he told us that we would be charged £50 for two parking permits which had expired months before as they had not yet received new ones. We had left the flat almost absolutely spotless and moved out a couple months before our contract ended assuredly leaving in the same state to which we moved in. During this time, as per Credential's report few dust had built up on the surfaces after we stopped living there. Ollie told us that we were to be charged upwards of £210 for cleaning fees, solely for "Light debris on surfaces". Yet he was unable to provide receipts from the cleaning company for what should have been much under an hour of work, as the quote was allegedly "verbal" - despite our requests for proof. Limescale and dirt on the carpet were the only other two things for which we were charged for, although credential's report and our own photographic evidence suggest that these were already there when we moved in. Limescale due to dripping water on the sink basin was as a result of a leaky tap which credential did not address at all in their report and denies. I would like to underline that it is ILLEGAL for an agent require you to pay for a professional end of tenancy cleaning service. Despite us having a cleaner come in to assist with the end of tenancy cleaning and most certainly leaving the flat in the same state we had moved into, if not better. Uncountably, they will respond to this review with an excuse but do not be roped in by their justifications as reading the rest of their reviews this is not the first time swindling their customers. We are currently in the process of a legal battle disputing the matter as it is clear we have been treated unfairly and unethically. An extortionate £210 is most definitely not the "industry standard" for cleaning "light dust debris" and a quick wipe down of "water marks" on the sink of a tiny empty 2 bedroom flat. Ironically, "credential" is an oxymoron - Do yourself a favour in advance and deal with a more credible agency to save yourself the headache... **UPDATE - RESPONSE** Mr Ozman, You are correct in saying the condition of the property in the checkout report is explained by the tenants vacating the property considerably earlier than the termination date, before that point I believe that It was left in at a professional standard. I appreciate your role in the process to ensure the property is handed over in an acceptable state - this is not the reason why I have a quarrel with your company. The way in which your employee treated the matter, both rudely and as unhelpfully as possible in person and over messages was absolutely unacceptable. It certainly seemed like instead of ensuring a smooth transition to the next tenants, he just wanted to get as much money out of us as possible and didn't care about providing a good service as we were no longer going to be customers. As a result of these actions we were treated unfairly and the quote provided by him was not based on factual evidence at all. I would like to reiterate that such a sparse amount of cleaning should not have invoked such egregious and inappropriate charges of upwards of £210, as the conditions listed in the report suggest that much under an hour of work is necessary, let alone a couple days of cleaning wages. If you would like to contact me to rectify the situation and take the matter into your own hands, as our previous experiences dealing with Sarah have been mostly positive and helpful. Unfortunately we have been ignored and not received any responses with updates regarding the costs / status of cleaning or status of the deposit. ***********************************************
Dear Karol, I refer to your review. I am disappointed to learn that you were not satisfied with the service provided by Credential. I have now investigated this matter and can confirm that the property occupied by yourself was not handed back in a suitable condition following the termination of your tenancy. Unfortunately as managing agents it is part of our job to ensure a property is handed back to us in a suitable condition and if it is not then any issues will need to be rectified or deductions will need to be made from a deposit. We still have to continue to carry out our obligations to landlords in this respect and any action we take is based on factual evidence. I note that you mention in your review that you vacated the property considerably earlier than agreed termination date. This would explain the condition of the property when the checkout report was carried out. In respect of your point about current legislation on professional cleaning, please note that at no point did we ask you to pay for a professional clean. All our correspondence states that tenants should clean a property to a professional standard. Unfortunately the property was not cleaned to this standard and as such we have to make the appropriate deductions. Furthermore, at the time of asking, an invoice was not available for the cleaning of the property as it had not yet been carried out. Once work has been carried out, we can then share invoices with tenants. Finally, I would like to stress that due to the nature of our role in this process, it is inevitable that tenants like yourself will not be satisfied with our end of tenancy process, and as such will choose to leave reviews such as this. However, like I have said, any action we take is based on factual evidence. Should you have any questions regarding this matter then please do not hesitate to contact me. Rizwan Osman Director

He was incredibly efficient, consistently keeping things moving and informing me of where things were at in the process. He estimated the buying process would take about 12 weeks and I completed exactly at 12 weeks. I was very at ease during the process with Brandon and fully recommend him.

GoogleI've been with BASEPS since 2019. They've been fantastic all the way. They did a brilliant full refurb of the flat, which it desperately needed. They've found two great tenants, which is gold - especially considering the pandemic. They are on top of everything, from my end and the tenants. I know the tenants are in good hands and are well-treated. That's also key. They are responsive and available. If something's on my mind, we can chat pronto. Basically they're a dream.

Whilst viewing multiple houses in the area we found this one to be in the best condition and offering great value for money. Victoria was fantastic and one quick viewing resulted in us putting in a successful offer. The process from offer to keys was quick and easy with plenty of information along the way. The use of online signature for contract and inventory meant my partner and I could review and sign at times that suited us and with no rush or pressure. So far the process has been great and we hope the services continues this until the day comes that we decide to move on
