I personally have had good dealings with CKB Estate Agents in the Eltham Branch they are a great bunch of people to deal with. The are very friendly and a pleasure to deal with. They have potentially found me a flat to rent. They are just waiting for reference checks etc. If I had a flat or house to sell, i would use CKB any day! A big shout out to Cengiz, Jemma, Andy and Jodie. If they had any job vacancies, I would work there in a heart beat.

We can not thank CKB enough for their help throughout our property sale. From beginning to end Cengiz and his team were courteous, professional, friendly, and extremely helpful throughout. We first met with Andy to appraise our property and set up the listing, he was very friendly and knowledgable and made this part of the process easy and enjoyable. Once we accepted an offer, our case was handled by Sophie and Sharn who both worked tirelessly to ensure we were kept informed at every step of the way and that everything was progressing as it should and helping with any hurdles along the way. They're an asset to CKB and were on hand via phone or email whenever we needed them. Every member of the CKB team handled their part of the process brilliantly, and we would definitely recommend and use them again for future property sales.

Consistently terrible experience

Pretty difficult to sum up just how consistently incompetent CKB were across the four years we spent as tenants in one of their properties. Naturally as renters you rarely get a choice of the agents, so not sure who this review will really benefit, but it is very clear that CKB are entirely focused on looking after the landlords, with little interest in acting with urgency or care on behalf of those paying the rent. Would definitely advise those landlords who want their tenants to have a good experience to avoid using this agency. Here are just some of the experiences we had: - on moving in, we were provided with the wrong set of keys - it tool over six months to respond to our (series of) notifications on large cracks appearing in the wall; seemingly no interest in risk of subsidence to the property - repeated requests for a leaking boiler to be fixed, repeatedly unanswered; leading to damp and black mould buildup. - no response to requests for improvements made at annual inspection - over three and half weeks before the replacement of broken fridge - broken washing machine over a fortnight to be replaced - Every small issue had to be followed up by repeated phone calls, as often no response on property maintenance and administrative queries for weeks at a time At all points we were made to feel like we were being unreasonable for asking for issues to be dealt with - I have never felt like this with another property mgmt agency in nearly two decades of renting. The many poor reviews of these guys online is entirely justified.

Very disappointed with our experience. We had a scheduled property viewing at 15:45 and arrived at 15:36. Upon calling the agent, we were told she had been waiting for five minutes and could no longer stay. She then left without showing us the property, leaving my pregnant wife standing outside. We fully understand the importance of punctuality, but arriving nine minutes early should not result in a cancelled viewing, especially without any attempt to communicate in a more professional or considerate manner. This level of service was unacceptable and showed a complete lack of courtesy and flexibility.

if I could give it a -10 rating I would. This company is beyond of a joke. They treat their customers like dirt. Over the 3 x years of my tenancy they ignored reported maintenance issues multiple times, made up stories, disregarded complaints, indirectly caused a damage to my property, lied and denied any wrongdoing. Not wanting to deal with the agency any longer I sat down and wrote a complaint to the landlord - which took me 2.5hrs to write ( after multiple floodings from a blocked shower ) and the lanlord just passed it onto the agency, which shows a complete and utter disrespect to a paying customer ( btw in their reply the agency said they 'disagree' (!)). It started before I even moved in - nobody passed on the keys to me for 4 x days until I called them, and they never told me the garden in the property was shared ( but told me I would 'have to maintain the lawn' ). Let that sink in. This company is an absolute height of arrogance ( btw I always paid rent in advance, was not late a single time )

I encourage everyone to do their research before engaging with this company. The owner’s previous companies: ASLAN HOMES LTD was dissolved via compulsory strike-off on 08/2/2022 and ISLAND HERITAGE LTD was dissolved via compulsory strike-off on 16/7/2019. CKB estate agents accepted our application for tenancy and had us pay a holding deposit of £450 on 4/08/2023. After over a month of continuously assuring us we would be able to move in, they informed us 5 days before the move in date, that I did not pass referencing due to inadequate information to pass an income check. I therefore needed to pay 6 months of rent up front to move in. Obviously that was not financially possible and we were left with nowhere to live, to top it off Kemal then refused to refund our holding deposit which is completely illegal. I don’t know how Kemal can sleep at night, for the sake of illegally pocketing £450 and having just put 2 girls in a situation of homelessness. He is completely aware that it is unlawful to withhold a holding deposit due to “a failed income check” despite himself and his staff continuously providing false and misleading information to us and putting us through so many avoidable delays. 2 months later, I sent him a Letter of Advice written by South West London Legal Centres and he still refuses to refund the money owed. It is no surprise that the government has previously shut down 2 of his prior businesses. Note when doing your research, CKB Estate Agents is not a registered company with Companies House. BICER & KEMAL LTD or HEISEL PROPERTY LTD are 2 of the businesses that are registered under the owner’s name, both operating for buying, selling and letting of own or leased real estate.
