Three years of disappointment

After 10 years of using a cheeper agent I hoped being a landlord with chestertons would be a step up. After overestimating the rental value a tenant was finally found who then could not pay the rent after the first month. I then had three months of uncertainty, with no rent while they took all of their fees upfront, until a new tenant moved in at £300 less than I had been getting 5 years before. They charged me over £700 cleaning check in on a 4 bedroom house and allowed the first tenant to get out of paying for the check out clean despite him breaking the contract after a month. Since then they have sent in contractors that overcharged and did the same job again and again such as fitting the same security light three times and each time at a different price. There was three new property managers in two years and they all seemed to struggle to keep up with the workload. My tenant waited three weeks for them to send a contractor to fix a leak and then their contractor left without attempting to fix it! The bath was allowed to leak for over a month before I was even told there was an issue, all the while water soaked through the floor and down the wall. Despite them breaking their own terms and conditions they still expect me to pay for rent that they are no longer collecting. I was lied to repeatedly about work that was done and when the rent would come through. My tenant was unhappy and the my experience was stressful and unpleasant

A First among equals

Try having to let a 2 bedroom, 2 bathroom flat in Holland Park on the basis of one casual telephone enquiry as to whether there would be any legal barriers if I decided later in the year to give tenants notice: only to find a Termination of Tenancy Notice had been served that day!So, no planning or market research - just 7 agencies keeping in touch promising different things.But one, a Chestertons newish (new name to me) Kensington Manager took action: provided a lift to view the flat with on location market research immediately provided instead of chatting. Every aspect of a large unfurnished penthouse one bedroom flat with balcony on offer in the same buildings was pointed out and discussed. It was offered at a rent higher than my present agency was proposing to future market mine. The flat was large but not very bright and no sunshine seen in the photos. Also the views from the balcony were a surround of building tops and chimneys: no views.The sunshine reaching the back of my living room plus in the surrounding garden were points of comparison made in addition to the two bedrooms and bathrooms. The high valuation underpinned by this current market example made it believable and exciting. But achieving that valuation depended on his team.I had met Meggan two years before when I encountered the Chestertons Portal with my inadequate ID scams and was relieved the let was not secured by thus firm. Also requests for other assistance was firmly refused.This time could not have been more different. Every problem I met, without fail, she cleared for me and explained the Portal instructions before giving swift solutions.It covers every administrative procedure leaving nothing undone. And I noticed all staff knew exactly what to do, when and why.Even the Underlet Licence which had produced problems for two previous letting agents was sailed through by Stephanie with ‘Don’t worry I’ve done lots of these’ at each stage. Looking back I was not asked to do anything at all just not to worry. Chestertons, unlike two previous agencies were not told their tenancy agreement was not compliant with the Head Lease, leaving my £1,500 payment in possible jeopardy and that of the tenant’s contract.The staff accompanying viewings were all competent and tactful: one of them being Sumyee. I saw her managing an overfull viewing list in the midst of other agency viewings with no murmur of annoyance from anyone.I saw Sumyee dealing with an unwanted, unlisted man trying to persuade her to arrange for him to see my flat unaccompanied after booked viewings were over. The Building Porters are still impressed by her awareness - and so am I.If the Chesterton team plus their Portal are the management method then both the Aim, that is the Valuation plus the team’s Management should result in the wanted outcome.There had been two positive offers and I was ready to accept one when Sumyee was still dealing with a couple who said they didn’t like the flat they loved it. She mentioned the words ‘talk business’ as she was leaving with them and I instinctively trusted from this that they might like to hear the pre covid-level rent figure plus that of the Valuation figure, hoping I had not misinterpreted Sumyee. Later that night I phoned her re accepting the other couples offer and she was very definite about waiting to hear the final offer of her couple.After the weekend I heard that the Chestertons valuation had been exceeded plus holding deposit paid. I liked them both and Sumyee confirmed they had spent the weekend chasing up on acquiring the flat. What’s not to like?I would compare most of the agents as agreeing to keep the marketing just a little higher than the covid-level rent. This ‘no risk’ approach assures a success of a let in a market with a 4.5 percentage of available flats.All the agents had equal access. Only 2 achieved near the Chestertons valuation but others all evidenced doubt ‘Oh no professionally that would not be realistic’ or group safety ‘Well your present agent wants us to join them in lowering it considerably’, ‘your valuation figure is ridiculous’ ‘that is just not a professional valuation’.But it was. Achieved though excellent market research producing a valuation which demands belief and trust and excellent methodology from a team to achieve an exciting outcome for both customer and client.

I have used Chestertons for renting our flats in Fulham

I have used Chestertons for our properties for many years now and always find them incredibly professional. They do that by adhering rigidly to regulations which protect both the landlord and the tenant and this means it all runs very smoothly during the rental period. To whom it may concernI just wanted to write in and say what a fantastic service and experience Fergus Edwards gave us during viewings over the last week. Fergus showed us three properties on different dates including a repeat viewing.We made an offer on one of the properties but the offer was not successful as there were five other offers. However we have now secured a property and I give all the credit to Fegus. The information Fergus gave us and careful attention paid to our situation and list of objectives meant that we found the exact location we wanted.We met 5 agents from different agencies over the course of a week and Fergus was head and shoulders above everyone we met. All the agents were professional and efficient - however Fergus had other qualities on top of this. Fergus is unflappable! Positive Experience Overall

Our experience with Chesterton's was good for the most part. Viewing the rental property was seamless and Melissa is extremely personable. We had an issue with the online system in that I should have been listed as the primary tenant due to a corporate relocation but my husband was listed as the primary, which created confusion in setting up our online accounts. Also, we were under agreement to let the property two months ahead of move-in, and there were last-minute repairs that required us to move in while they were still working on the property. We managed to work around the repairmen and Melissa was great about working with the landlord to have us move in at the same time as planned without a delay. In all, our experience was positive!

Great experience at Chestertons Little Venice

Karen Davies at Chestertons Little Venice was wonderful! It was my first time going through Chestertons and my previous experience with Remax and some other agents hasn’t been the best so I wasn’t expecting such a great experience. Karen was responsive, lovely and quickly answered all my questions - even late at night on a Friday during a move of her own! Renting a place while I was out of the country at the time was a little overwhelming but Karen put my mind at ease and even met my friend and gave me a FaceTime tour of the flat. Terrible experience …

We had a terrible experience with Chestertons. From the beginning, our lettings agent Arsida was unprofessional and extremely difficult to get in touch with. Arsida would never pick up the phone when called and would not call us back when we requested. Arsida’s primary manner of communication was texting. Sometimes, we would get a text that just said “hey”, or “how are you” and nothing after. Other times we would get a text about her calling us later but she would never actually call us. This has been especially frustrating when asking for a list of furniture (twice), such that we could negotiate what to remove (our request was ignored both times). Also, when promising to put things in an email, that promise was never fulfilled. Serious deficiencies in communications aside, the worst part of our experience has been the dishonesty. Long story short, after Arsida simply refused to send us a list of furniture in the flat, we made a verbal agreement on the phone with her that only three pieces would remain, and others (including an extremely weathered sofa) would be removed. Come moving day, all furniture was there. Upon enquiring about the mistake, she sent an email saying how she “made it very clear from the beginning that the property is furnished”. We do not know if the reason she lied was incompetence or gamesmanship, as we naturally have no access to her communications with the landlord.We believe Arsida had no intentions of rectifying our issue when we informed her. Arsida promised to contact the landlord and we haven’t heard anything for nearly a month. Hence, we have had to take matters into our own hands and paid for removals. Our guess is that Arsida was quite simply waiting for this to become somebody else’s problem (most probably ours).Please consider significant additional costs, poor communication and duplicity when dealing with Chestertons.
