Proper cowboys! We had the misfortune of buying through Central Estates recently. Unfortunately they're almost unavoidable, as they're popular with vendors in the area. Their success is perhaps in no small part due to the unscrupulous practice they employ to make sales. We ended up having to deal with them on 3 properties, as our 2 earlier purchases fell through and everything we wanted to go for was on their books. Our first attempt was perhaps the most infuriating. James, the agent, told us the first accepted buyer was not able to get funds together and their purchase was falling through, so the property was back on the market. In addition to this he also lied to us about the original accepted asking price, adding 30K to what we can now see the property went for (on the Land Registry). We had an offer accepted, instructed a solicitor, and booked a survey only to be told a month in that the first buyers weren't having issues after all and our agreed offer wasn't valid anymore. We later heard that 'contract chasing', or accepting a number of offers simultaneously to hedge their bets on a sale, is something Central are known for!! When we finally were in the closing stages of property no. 3 a solicitor for our buyers was being slow to put through the exchange, holding up 5 purchases in a chain. We had other estate agents up the chain lending a hand to get things rolling on Central's sale but getting help from Central was very hard. Our vendor commented several times that they'd provided very poor service. If you can, AVOID buying or renting through Central. If you're considering using them to sell or lease your property I urge you to reconsider, they may have the numbers but their service is poor and their business practice is deceitful.

I'd thought I'd try letting a property via Central being a small agent I thought they would make more of an effort. How wrong I was this is a very unprofessional company, who once they have your money you will have a nightmare dealing with them. They are unable to collect rents on time, tenants have issues reporting problems, their inventories are child like and to add insult to injury they lost the management set of keys to the house. The complaints process is beyond a joke....I still have not been paid for their failure. Do not use....I warn you.....interesting to see most of the positive reviews only have one review just for Central and nothing else..if you're going to post fake reviews you may want make more effort.

Avoid like the plague. Total cowboys I was part of a contract chasing experience - our offer accepted, survey done, fees paid - only to find out we were one of many. They basically fed us a load of lies, told us the previous offer fell through and the developer wanted a quick sale - to then demand more money only a month later. A quick bit of research showed us the property was in fact owned by one of Central's Directors and this was a common scam to try and pitch purchasers against each other. If you happen to be purchasing a newly developed property from them - save yourself a headache and check it isn't owned by Central Estates or their other company 'Castle Barrett'. It will end in tears - trust me!

We were first time buyers and new to the process, so expected to learn a lot as we went. One thing we knew going into it was that the agents are not working for us, so we didn't think we would be getting any favours from them. As expected , we got no favours. However we did get a *LOT* of pressure to use in house services. An amount of pressure that I found to be unethical, not to mention dishonest. I'm sure they get referral fee's for this so I can see their motivations, but the unscrupulous nature by which they went after this ( telling us that the vendor had stipulated that we must use their in house broker) left us with no choice but to open a separate channel of communication with the seller to check that he wouldn't pull out if we used our own mortgage broker. ( we were lucky to have a receptive seller ). As it was, in the end they had very little to do with our transaction, and any involvement they did have, (once they could no longer get more money from the deal), was slow and handled with zero courtesy. Two things I like in life are manners and honesty - Central do not display either of these qualities in their professional capacity. A bottle of champagne when we picked up the keys was a nice touch , but it didn't make up for what had gone before and I wouldn't recommend their services

I recently used Central Estates to purchase my first property and would highly recommend to anyone looking in the area. I visited every estate agent in both Walthamstow and Leyton and they were without doubt the most impressive, I registered with pretty much everyone though Central in my experience were most professional and keen to help. They send out an emails stating when viewings of new property is available, and booking of viewings was quick and efficient with them sending out email / text confirmation with the times and dates, which really helps with planning a weekend of viewings. Richard who I dealt with was honest and open and always willing to go the extra mile, providing me with recommendations and contacts which as a first time buyer was very useful.

I have nothing but great things to say about Central Estates and, in particular, Rich in sales. After several terrible experiences with other local agents (no names but basically most in E17), Rich helped us find the perfect house for my pregnant wife and I. Central are the only agent I've ever dealt with who actually listened to our wants and needs. Instead of wasting our time with regular viewings of things that didn't interest us, they only showed us properties that matched our criteria. Due to the forthcoming birth of our baby, they also helped push for an extremely quick and smooth purchase. I have several friends who have also had matching service from Central. Fantastic agency! Bet that's not said very often about Estate agents!!!

On initial impressions they seemed pleasant enough, but after trying to deal with them after finding a house to rent, things deteriorated. No-one answered calls or emails, and questions we had went unanswered. The letting team were very unhelpful and almost aggressive in their dealings with us - when we finally got someone on to talk to. We ended up walking away from the house because we could only see trouble ahead if they were going to manage the property as well. We found much friendlier and more professional help elsewhere. We are considering lodging a formal complaint as we lost money through this and caused us huge distress. I would run away now.

All the negative reviews below are accurate. I had a terrible time as a tenant with this agency. They left repairs unfixed for weeks and they also made errors with my rent payment so the landlord thought I wasn't paying properly. They also tried to charge me for a check-out when they didn't check me in. After I refused access to the property because they didn't give me 24 hours notice, I was told that they would take the spare key and come in anyway. Stay away.
