GoogleBUTLER & STAG OWES ME £1500!!! During my moving out process I let Butler & Stag know I was able to vacate earlier, if it meant I could get a refund on rent paid. In spite of verbal confirmation from Simon Harrington - they are not paying me the rent back in spite of moving out 2 weeks early! After being rushed to move out by Simon Harrington and stressing to get everything finished on time, because their new tenants were moving in - I have now been told (after I have moved out early, and my tenancy has finished) that their new tenants weren't moving in on time, and I would not be liable for a refund. I upheld my part of the deal, Butler & Stag did not. And after moving out early, they tried to claim damages caused by tenants before me. Butler & Stag do not stick to their word. They did not tell me about tenants not moving in. They kept pushing for me to move out early AVOID!
Dear Magnus, Thank you for your review, although this is not an accurate reflection of the truth or how the events unfolded. Having found a property to buy during your tenancy, you contacted our property managers and requested to leave the property. With the landlords consent we agreed to look for replacement tenants to help you to leave early. Having remarketed the property and found a replacement tenant, we thought we had facilitated your request, so we confirmed that you would be free from the tenancy, and a pro-rata refund would be due to you upon the replacement tenants move in. Unfortunately for all parties concerned, the tenancy collapsed when the replacement tenants pulled out at the eleventh hour, just before signing a tenancy agreement and paying their required move in money. As the new tenancy didn’t go through, the terms of your tenancy still stood. There was two weeks to run before your notice period expired and the landlord held you to this which is understandable. Having had several conversations with you to explain this situation, we are disappointed to read you felt the need lay the blame on us. Please remember that you were in a legally binding agreement for a fixed term period. It was your preference to break this agreement to facilitate your property purchase. The company was also able to help me when I got almost scammed from another contractor for the EICR repairs.Inventory check company they use is fantastic, they were very thorough!!!So far I have been more than satisfied with Butler and Stag and hope it is the beginning of a long lasting collaboration.

Fantastic, responsive personalised service. Nothing was too much trouble. We hadn’t moved home for years but Butler and Stag made what is a stressful process as smooth as possible. Having met Milo O’Neill at the property valuation I immediately liked him and trusted him. This gave me confidence in Butler and Stagg and appointed them to market our property. Milo explained the process and assured me they would sell the house from an open house viewing day. Butler and Stagg did not disappointment. Charlie Parsons, property consultant, who you cannot fail to like, showed the property all day and kept me informed of how the viewings were going. By the end of the day there were several interested parties. A few days later Charlie and Milo had the buyer confirmed and in legals. Charlie was in direct contact with the buyers and kept me updated but I never felt any pressure. The whole Butler and Stagg team, Milo, Charlie, Ella and Amanda, were proactive, personable, comprehensible, confident and totally reliable. Our sale took under 9 weeks from the open to completion. Selling a property is usually a stressful task but not in this case, choosing Butler and Stagg to sell our property was an excellent decision and I cannot recommend them highly enough.

GoogleIf you want to wait for 2+ months for your heating to be fixed during the peak of winter (which we had no sort of financial reimbursement for because ‘we would have saved money from not using the heating) and want a landlord that tries to charge you £300 for ‘wear and tear’ (which is not actually legal) then Butler and Stag is the estate agent for you! After having to remind our lettings manager to release our deposit money over a week after she said she would do it, we still had to pay £150 for wear and tear. Our lettings manager did not sort out our heating quickly until we threatened to go to the council over the matter, and blamed the delay on the item that needed replacing being ‘out of stock’. One of my housemates dads had worked as a handyman and told us you could walk into most trade shops and buy one! Do not rent from butler and stag if you don't want to be ripped off

GoogleI have renting out my property with Butler & Stag for over 8 1/2 years, all while living abroad. I have nothing but positive things to say really. From the director, Neil, who first came and talked me through the process or the various members of staff throughout the years, now with Natalie, I have found them to be professional, easy to work with, friendly, and perhaps most importantly for me, human. In the sense that its not all just about numbers, they clearly try hard to make sure both tenants and landlords get the best out of any situation. I have followed their advice each time something has come up and feel that everyone has always been treated fairly with that advice.

Honestly the consultant lady who showed us the property was helpful and very kind. Even though i mentioned about the guarantor is acceptable by landlord or not. She said no worries. All is fine. Today i received a phone call that says guarantor is not acceptable by another consultant. And he says that the lady is not in charge for this information. absolutely waste of time.

GoogleI used Butler and Stag to let out my flat and would recommend them. They explained the process clearly, and all fees were transparent and up front. The marketing of the flat was extremely professional, and helped find the right tentants incredibly quickly. All of the pre-letting processes was taken care of, and any questions responded to quickly by the property manager. They certainly helped take a lot of stress off of my shoulders, and I would definitely recommend.
