First impressions of this company were good - we thought they were friendly, professional and transparent with a unique business model. But if something seems too good to be true then it generally is and that was ultimately our experience. Following an initial discussion we received, in writing, a detailed 'Nested Indicative Offer' for our 'fantastic property'. This included a market analysis of key comparable properties. However, the company then subsequently declined to give us their 'Nested Guaranteed Offer' because they suddenly deemed it too risky. All they were prepared to offer was the services of a conventional estate agent at, unbelievably, a significantly higher commission rate than that of our local estate agents! Be prepared for a 'Nested Disappointment'.

As we give home sellers an advance amount, usually 95% of what we think their home will sell for, it means we can only provide the advance when we're confident of the valuation. This means we sometimes can't help sellers with particularly unique homes or those who live in areas without recent sales of similar homes. We've sold hundreds of homes across London so far and are trying to help as many people as we can, sorry we couldn't help you in the case. All the best with your home sale.

Negative Experience1) These guys are impossible to get hold of. Compared to your traditional estate agent who you can call 7 days a week, these guys are rarely available to talk2) If you have any pre-fab or SIPS in your property - no guarantee. We only found this out AFTER we handed in notice to all our agents, on the advice of Nested3) Surveyor report implied incompetence. Viewed entire side extension as one construction, failed to notice it was two separate constructs!

In the event where things come up in the survey which mean it may be difficult to get a mortgage on the property, this can have a knock-on effect on the saleability. Therefore, we would need to solve any issues first before we can offer the guarantee. We viewed the project property we wanted to buy and had the keys within 2 months! With the Nested guarantee and early draw down option it took all the stress, waiting and drama out of the purchase. We were also able to stay on in our flat for 3 months enabling us to get the first renovations done on the house without having to live there. Now moving into the house the whole process is done and dusted within 6 months. The Nested team are professional and quite frankly, brilliant!

I wanted to establish if it was possible to sell my place quickly without the risk of price fluctuations, so I called nested.They worked on the project with some good science and research behind them before coming up with their view on price, which certainly didn't result in an overvalued property like some other estate agents... it was realistic, but guaranteed, and you have to price the risk in somehow.Ultimately, I retained my property rather than selling, but I will certainly consider giving neated a call back when I'm ready to move on.
