Nested are brilliant

An excellent service, Fraser was amazing and helped me through the entire process which went very smoothly, offering great advice and expert knowledge. I couldn't recommend Nested more and will use them to sell my home next time. The way they helped with my upwards purchase was great, negotiating a better price for me than I could have done on my own. Five stars!

I can’t recommend Nested enough

I can’t recommend Nested enough, great platform, but most of all amazing work from Tom Gilcrest for selling my property and Davina Alexis-Noel for getting it over the line to exchange which can be like herding cats at times so well done! Super service from people that really care. Thank you!

Excellent, professional service

We are incredibly pleased that we chose Tom from Nested to sell our property. Throughout the process he was personable, down to earth, emotionally intelligent and professional. He went above and beyond to present the flat in the best possible way, sold it within two weeks and was proactive and on the ball throughout the sale process. I would recommend him to anyone looking to sell in the Kennington/Vauxhall area.

A Different Approach

Nested offer an unique service and attempt to solve a distinct inefficiency within the UK housing market. We had our property on the market with another agent twice in 2018. Initially in January, when we received an offer (which we rejected **well above the eventual price we sold with Nested**) after the first viewing and had numerous second viewings but after this it died down. Then again in September with very little interest. So at the beginning of Jan 2019 we decided going with Nested after hearing good things from others in our area. The valuation was uncomfortably low and we did struggle to understand why the listed price had to be below the upper range of their valuation meaning we would be foregoing any upside. The rigorous quantitative approach cannot be faulted, and the agent we initially dealt with (Elliott) was superb. The second agent we dealt with towards the end (Debora, as Elliott moved to a different dept) I believed negotiated hard on our behalf. The were however certain issues: 1) the valuations are more than aggressive, while there may be a wide bid/offer spread in the property market, the valuations are so close to the bid all upside is immediately distinguished. We heard rumours of properties similar to ours selling at 12% above our final selling price (listed 15% above the price Nested said we had to if wanted the advance), I initially wished to ignore these but after researching this it turned out to be true. Our responsibility for selling at the price we did but clearly could have achieved better had the listing price been not 15% below other similar properties.2) as it took so long to go through the process of being informed whether we would receive the advance, we did not benefit from a lower price on the property we were purchasing as we were not certain whether we would be chain free or not when we put in the offer.3) Nested appoint the solicitors / mortgage brokers we could use. The solicitors were outstanding, however the mortgage brokers were less than satisfactory and we have ended up paying £600/month over a period. Eventually, Nested did give us financial compensation on this which we thank them for. On a positive note they did offer a service where a member of their team, St John, analysed properties we were potentially looking to buy which gave an element of comfort. Nothing was too much for him, his depth of analysis and customer service was exemplary as per Elliott. I have given them 4 stars because they are brave in trying to disrupt a well established market and taking significant risk in the process. The offset of being in a potential position to be able to move chain free is that you will sacrifice on the final selling price of your property. We wish them all the best.

Hi Charles, We’re sorry to hear that you were disappointed in our service. We have vetted and chosen a panel of both solicitors and mortgage brokers who provide the highest level of service. We receive no financial incentive to recommend them, we do it purely based on their experience and expertise so we’re sorry that the mortgage broker you used did not meet your expectations. I understand there was a breakdown in communication with the mortgage broker, which led to you incurring extra costs and inconvenience with your mortgage. We are reviewing your experience with the mortgage broker in question to understand what could be done better in future. This is not something that has happened before, so we’re sorry you have had this experience with the broker. To help compensate for your experience, I understand we have offered to reduce your fee. When valuing homes, we have a team of valuation experts who look at multiple data sources on market sales and current competition to understand where you sit in that market at the point you come to Nested. We assessed your property at the end of February, at the height of market uncertainty given the various votes on Brexit. Since then, the market has seen a slight resurgence with buyers returning to the market, having a positive knock-on effect on house prices. With the latest Brexit speculation, prices are forecast to fall again. In short, it’s been a very unpredictable time to sell and we do our utmost to find the right buyer and the best price for our sellers, who always make the final decision of whether they accept or reject an offer. We wish you all the best in your future home.Rob from Nested

Flat sale with Nested

We sold our flat with Nested. We had been using another agent but we're dissatisfied with the service. We found the process very clear and we'll organised with Nested. They knew the local market well, offered good advice and we secured a sale within 2 weeks. The real standout was the support they offered during the conveyancing process and our agent Nicole was fantastic

Highly recommend for a personal service

From start to finish, we were looked after brilliantly! There a were a few road bumps along the way but the nested team (especially Nicole) acted professionally and got things sorted to get the sale back on track. Communication was great, constantly in touch and always available to reassure and advise. Right up to the end I felt informed and well looked after.

I can see the benefit for a seller of a property however as a buyer, it soon becomes very conflicted. Such as telling me that the vendor needs to approve my offer when actually it's the risk committee at Nested. I didn't feel like the best and final process was run appropriately, especially considering I knew the other buyers offer within 1% accuracy; feels more like a method to bid up both buyers (hence why it felt conflicted), as each £1 more was to reimburse Nested.

Agent replied · 10 June 2024

Hi Richard,Thanks for your feedback and I’m sorry to hear you weren’t happy with the bidding process. If the seller has received an advance on their onward purchase, the process can be slightly different from a regular sale. When the offer level is lower than the amount Nested has already advanced, the decision to accept an offer is made by Nested. We aim to give all purchasers an equal opportunity to secure the property by operating a best and final process if we have multiple buyers interested in the property. However, in the spirit of fairness offers from buyers should not be disclosed, so we will look into this and thank you for bringing it to our attention. Thanks again for your review and have a good day.Ben @ Nested

Michael/Nested

We really enjoyed working with Michael on our recent purchase. What stood out was his honesty from the outset. He told us the positives and negatives and we felt we could trust he would give us the details. He also was honest in that if he didn’t know the answer he would say so and then come back when he did. We enjoyed working with him.James and Sadhbh

Nested were brilliant during what was a pretty complex and drawn out flat sale process. Excellent seller and the progessing agents we worked with were all incredibly sharp and pleasant people. Of all the estate agents I've dealt with Nested have been the most pleasant and personable. An easy recommend.

Be Careful

The relationship with Nested started well - good proposition and knowledgable staff. The issues arose when we moved to contracting - they relied on clauses that were not made apparent and adjusted the Nested Advance value post contract signature.I originally signed the Nested contract with a Nested Advance figure agreed in writing with no contractual clause to alter (and I also served notice to the existing agency I had previously instructed, making them a sub agent). Nested later made me aware that they had listed the property and were taking enquiries without having countersigned the e-contract. Without countersigning, Nested could alter and behave however they liked...which they did. They will keep their side of the contract unsigned until such time they need to call upon it...but you will have signed up to Ts&Cs that are essentially worthless. They turned out to be quite unscrupulous and that was enough to dissuade me from continuing with them...if they can act like that before you have drawn down the advance, they will not work with your best interests in mind.Do take caution.

Hi Will,Thanks for the review and we’re sorry about the disappointing experience you had with us.First thing - we messed up and we’re really disappointed in the experience we gave you. Your Relationship Manager left Nested after you signed the contract, and our communication following that wasn’t as good as it should have been. We should have done a better job explaining how our processes work, and we’ve put a number of solutions in place so this doesn’t happen again in future. We did try to rectify your experience by offering reduced fees, paying your legal fees and providing assistance in helping you find and secure your next home, but after the bad start you decided to use another estate agent which you’re well within your rights to do - we’re sorry we couldn’t provide you with the experience we aim to deliver to all our customers. We wish you all the best of luck with your sale and we’re on hand to help you value and secure your dream home when you find it.

Sales pitch doesn’t match the marketing claims

They basically say they calculate their price for your house based on market data. When you ask them to show you completed selling prices your area for he last few months they then say we also base it on our views of where the market is heading. I found their sales pitch confusing and it bordered on misleading in my opinion. It feels like they just bid very low in the hope that only the most desperate seller will use them.

Londoner1 · 16 September 2018

Agent replied · 10 June 2024

Hi Londoner1,Thanks for your review, we always appreciate the feedback. We have a very data-driven approach to how we value homes. You’re right that we use past sales as well as future indicators of how a market of performing to assess what we think a home is most likely to sell for. When we value a home, we’re usually very accurate. Over the last 9 months we are accurate within 1.5%. Unlike any other estate agent, we publish all of this data for anyone to access: https://nested.com/performance

A great experience with Nested

I got Nested's details from GetAgent and spoke with them over the phone. They were polite and friendly and well informed. I asked quite detailed questions and pressed it when I the answer wasn't clear. They stayed with me until I was satisfied that they had answered it in full.We agreed to speak again, as this is part of their process to give you think time. They call when they said they would and were again prepared to take as long as I needed. They are not cheap at 2% but not much more than those who charge 1.5% plus VAT. However, the draw down from the value of the property before the sale is very attractive to me and shows that there has been consideration given to people caught in chains or other financial situations. I have also recommended that a friend look at working with though. If either of us works with them and their standards are maintained, I'd be very happy to add the final star.

Really loved working with Nested

Really loved working with Nested, they are smart, genuine and they sold my flat for much more than I'd expected. All my doubts were totally disproved. Also, the best thing about them was actually how good they are at selling houses, not just the Nested Advance. Their use of analytics mean they price your property right first time, and get the right buyers through the door. Special shout out to the wonderful Alex! Only reason why it was a 4 not a 5 was things were not quite so smooth after offer acceptance but these are only minor grumbles.

Hi Laura, thank you so much for your kind comments. We're so glad that we helped you sell your home! We like to think that we're the most data-driven estate agent out there and that we can give you the best marketing advice available to get you the right buyer, not just the awesome advance. As always getting the exchange over the line often has some speedbumps. We're working hard to minimise these but glad we got there in the end.

On investigation the model doesn't work out in your favour but the customer service might make up for it

Intrigued by this offering I thought I would attempt to sell my flat via Nested to figure out exactly how it works.First key point is that you can't access your advance until they have marketed your property for three months. In my however case they wouldn't market my flat because there were too many 2 bed flats for sale in the area. As such they weren't confident that they could sell it in the 3 months. So here's the catch 22. If they are willing to market your property then it means they are confident on a quick sale; in which case you'll be better off going with a normal estate agent. This means you'll get lower fees and experienced agents that can negotiate the best price for you, all done in a similar time frame. However the customer service was fantastic. Even though they wouldn't market our 2 bed flat, they sent an email highlighting the most successful agents in the area and I thought that was a lovey touch that gave the impression that they really do care.In summary if you want an easy life and nice customer service then pay for this. However if you want to keep more of your money and get the best price, the fact that they offer to help you means that you would probably be better off without it.

Jonathan · 28 June 2018

Agent replied · 10 June 2024

Hi Jonathan,Thanks for the feedback. We've listened to your feedback about paying the advance after 90 days and we've had similar feedback from other customers, so we've changed it! You can now access the advance from 14 days after signing up included in the standard fee.To clarify about our estate agents, we hire experienced agents who often have worked at leading local agents. On average our agents have 9 years in the industry and will do everything you expect a traditional agent to do, with the excellent levels of service you mentioned.Sorry we couldn't help with your flat, but we're glad to hear our advice was helpful. We wish you the best of luck with your flat sale.

Great Service

We received a brilliant service from Nested. Having experienced 9 months of problems and false starts with online and traditional agents we opted for the certainty provided by the Nested offer. All of the team members I dealt with (St John, Anup, Rebekah, Henry and Freddie) were prompt, communicative and helpful which made a massive difference when there were slight bumps in the road.We used the Nested 'draw down' function and moved in 2 months ahead of the property sale actually completing which meant we weren't delayed or risked losing out on a property we loved. The solicitors recommended (Angela Neale at Comptons) were also great and fully understood the processes and what was required.Given the uncertainty and disappointments we'd experienced before the whole Nested experience was a game changer for us, especially in such an uncertain market. I have no intention of moving house again any time soon but I would happily recommend to friends & family that they consider using Nested's services.

Good idea, but expensive way to sell a house

I contacted nested after my buyer pulled out. I really wanted to be able to buy the house that we had an offer accepted on and I was worried that someone would beat us to it. It took quite a few phone calls and emails to get responses quickly but the people I spoke to were very friendly on the phone. They came back to me with an expected sale price of £340,000 which was £40,000 below the offer I had received previously. The nested people said that the market is not doing well and so I really couldn't expect more than this. The guarantee amount after fees at this amount would have been £318,000. I felt really nervous after hearing this and almost accepted that I was being too ambitious and actually I wouldn't earn as much I had hoped. I decided to try for a bit longer selling with the estate agent I was already with and shortly after received 3 offers at £360, £375 and £380. I accepted the offer at £380 and have only paid 1% in estate agent fees. It was definitely worth waiting a little longer and not being scared into accepting the lower amount. The price they would have started listing at was even below the amount I have now sold for. Overall, I think the concept is a really good idea, but I'm much happier with a bit of added stress and an extra £55,000!!

Hi Gn274, Thank you for your honest feedback, I’m really sorry to hear about your experience. We rely on a range of data for our valuations and on rare occasions we can get something wrong. When we looked at your home, we didn't have quite enough information to value it accurately, and so we expected a lower sales price than your final result. We’re sorry we made an assumption based on limited data and that made you feel nervous about your home sale, that was never our intention and we really regret this happened. We’ve learned from this situation and we now make sure we don’t offer valuations unless we’re totally sure.We wish you all the best in your new home!Rob - Nested

Unlike many sellers

Unlike many sellers, I wasn't in a chain, but still found Nested's services to be exceptional. After working through some anxieties about this new model of selling property, for me the advantages were many.Speed. The entire process took under three months, with no significant hassles.Financing. Nested helped out when funds were low, bringing in their own contractors to decorate the house and make minor repairs, at no initial cost to me. I also had the peace of mind of knowing that, if necessary, I could use the 10% drawdown facility, with the option of borrowing a much bigger sum.Efficiency. Everyone I spoke to via Nested, from the friendly office staff to the valuers, photographer, contractors and lawyer---and most of all my indefatigable guide throughout the sales negotiatiations, the ever-resourceful Alex---was prompt, efficient, and pleasant.Flexibility. Although I'd initially been afraid that going with Nested would mean a lower sale price, this was not the case. It's important to know that their valuation price (which presumably helps protect them from lending you too much money, via drawdown, in a changing market) is not the same as the asking price, which they advise on, but which is set by you.My house eventually sold at a price that was substantially higher than the valuation, with a buyer who was ready to move quickly. (I had an even higher offer from a buyer who was not as ready). In other words, Nested don't tie you down, they liberate you. I'm grateful!
