We placed an offer on a property and it was accepted. However, this particular estate agent requested an upfront fee of 1% immediately, in advance of any searches / survey report...etc. The estate agent told us "they only had one day to finalize" and that we would need to come into the office the next morning (despite the pandemic) to sign a document and pay the fee. We of course were not comfortable with this as it's completely non-market standard and very early on (i.e. before all the checks etc). The agent also claimed that it does not charge the Seller - we are not sure if this is true. We have therefore chosen not to go with this estate agent and hope that this review helps other prospective buyers, especially given there is no transparency of this alternative approach on their website.NegativeProfessionalism, Value

Birchills have been our letting agents for the last 4 years and have been fantastic. So professional and have dealt with any issues quickly.
