Berkeley Homes Is a Total Disgrace, Unsafe, Poorly Built, and Financially Exploitative

Living in a Berkeley Homes development has been one of the most disappointing and frustrating experiences I’ve ever had as a homeowner. For what is marketed as a luxury development, the reality couldn’t be further from the truth. I have lived here for 10 years and the situation is rapidly worsening.

Buying with Berkeley

From reserving our new home, to exchanging contracts and moving in day Berkeley were amazing at making us feel special. We had lots of issues from our own buyer and Berkeley were really supportive in helping us get this sorted. Moving in day was made to feel special also with the lovely gifts you receive to congratulate you on completing on your new home. The sales team were great and really informative. We had one defect on the day we moved in and the site team were amazing at getting this rectified in a quick and professional manner. The development we have moved to Holborough Lakes is a stunning development with such a lovely community vibe. I would 100% recommend Berkeley’s properties and developments to anyone, the quality and spec of these houses are something that make your home special.

My unit at Reading Huntley Wharf is the first property I bought from Berkeley. I find the property so beautiful and amazing in terms of quality and after sale services. In aspect of investment, I find this is a good buy as I successfully let out the unit within 2 weeks after taking possession.

Royal Arsenal could do better without Berkeley and corrupted Greenwich officials

Sales driven culture, poor customer care service. Royal Arsenal Developments vary in quality, and one should be careful. They are using delayed Crossrail for marketing without even correcting expecting service dates when delays become apparent. Take extended warranty because you will need it. Two years after Pavillion Square has been built, there are plenty of issues that arose from low built quality. Then there's dealing with the customer service that refuses to be let into the property by tenants to inspect faults if the owner is not present. Commuting 2h in public transport during Pandemic for just open the door, after tenants were authorised and involved in the email conversation. Also, keep note that you can't change your providers for gas and got water, and I had people from other buildings complain about being bound to a provider for electricity. Those community heating contracts are extortion and service is horrible (Switch2 worse than SSE)

Premium Developer? Not for us.

Unfortunately this review isn’t positive. Very long story short, my partner and I spent over 12 months in process of buying a new property using H2B. During this time I had spoken to 8 different members of the Berkeley staff, some of who had no idea what they were actually contacting us for. We were passed around from pillar to post with some interactions verging on laughable, simply because they had no answers to some very key questions but plenty of questions of their own. Nearing exchange our solicitors were not happy with the terms posed by theirs in the contract. Everything was very one sided or unexplained in enough detail that satisfied our legal team. All the while, their sales team thought it necessary that they pressure my partner and I to act as intermediaries in order to please their directors. Bizarre and highly unprofessional. What was most unpleasant was the pressure we felt during the whole process. It began with feeling as though we were lucky to be buying there. Then, the already agreed changes to our garden (agreed at reservation) were used as leverage to ensure we instructed our solicitors at their leisure. As we neared exchange we were told that Berkeley would enact notice on us and place our home back on the market as negotiations were taking too long (only for this to be withdrawn days later) But why you ask? Simple, their solicitors didn’t engage with ours. Even with all of this we persisted but the final nail was being asked to sign contracts without the approval of our own legal team. Illegal? Quite possibly. Eventually someone more senior was drafted in to rectify these issues but alas, far too late. We leave with £700 in legal fees we no longer need but the bright side is that we are now purchasing a wonderful new home with a developer that has made the whole process enjoyable. I’m not naive enough to think Berkeley are poor across the board but our experience with them has been a disaster and it’s a mistake we won’t make again.

There has been a problem with water…

There has been a problem with water leaking into our flat from above for over 6 years. The 'service' we've received from Berkeley Group has included painting over mould and claiming the work was done (!) and blatant lying about bricks on the outside being 'bone dry'.I would avoid Berkeley Group Holdings at all costs.In the end, they are paying more to fix the problem because they have to keep coming back to repair botched incomplete jobs. I surmise they think that if they keep fobbing off, that people will get tired and give up or pay for the repairs themselves.

Moved in a month ago

Moved in a month ago, and really enjoyed the new home. The experiences of settling in are excellent! I had a few small snags which were fixed quickly by the after care team. Sandi and Jennifer were brilliant, super helpful at every step of my moving.

First time buyers!

After a long journey to our purchase, we have finally moved into our beautiful first home. Berkeley homes couldn’t have done more to settle us in and make us feel special and welcome in our new apartment. Abi was incredible throughout the process and Natalie settled us in, making sure we had everything we needed to be comfortable and satisfied.Concierge are incredible and go above and beyond to provide the most fantastic service daily.Highly recommended.

AVOID AVOID AVOID. I bought two properties in the UK from Berkeley, on in OneBlackfriars and another in Chelsea Creek. And my experience is just the same as the others, once they take the money, anything that goes wrong will be a nightmare to fix, even if the property is within warranty. The heating system of my new home is not working and winter is quickly approaching. It's been a month since I initially reported and no solution has been provided. It seems ironic to live in a brand new million-pound flat and freeze in the cold English winter.Please DO NOT trust what they say about their clients would recommend them to a family and friend, this company ties this question in the survey for homeowners to the performance of the customer service team to guilt their customers into providing high scores for the company.

Never buy off Berkeley homes off plan

Never buy off Berkeley homes off plan. Misleading and Dishonest sales people. They assure you Berkeley Homes don’t discount in the later stages of development completion. Purchased a flat off plan over six months ago and now prices have been reduced for same size and spec flat by £20,000. Same flat that is being marketed now was shown to us at the time of our purchase at £20,000 more than what it is priced for now. If you really want to purchase negotiate down by at least this amount or more or wait until last minute.

Do not buy through Berkeley Homes

Having purchased my new home through Berkeley homes, i wish i'd listened to others about the faults of there poor build quality.As a company, they promise you everything and that the final quality will be to a standard that you won't get elsewhere, however, the final product is far from that.In the first year and subsequent years since (Which Berkeley will do nothing about) we have had:- Flooding- Dodgy plumbing- Floor coming up- Damage to the walls from their repairs- Mould where extractors fans don't work- Incorrect wiring of the house- Switches labelled incorrectly- Rubbish, bricks, tools and glass all in the ground less that 15cm below the grass- Faulty electric boards and incorrectly fitted fuse box- Faulty gas meter- Faulty Hobs, - Gaps in the door seals so things can crawl in

I recently purchased a new apartment at Eden Grove by the Berkeley Group, and I couldn't be happier with the customer service I received. The team was incredibly supportive, professional, and time-bound in all their dealings with me. From the initial inquiry to the final paperwork, they ensured everything went smoothly and efficiently.The apartment itself is fantastic, it features modern amenities, a spacious layout, and high-quality finishes. The kitchen is equipped with state-of-the-art appliances, and the living area is bright and airy, thanks to large windows that let in plenty of natural light. The bedrooms are comfortable and well-designed, providing a perfect retreat after a long day. Additionally, the building offers great facilities such as a gym, a communal garden, secure parking, and the convenience of a 24x7 concierge service.After moving in, I encountered minor issues with a dimmable electrical light switch and a leak with the shower screen. Poor quality in Hareshill, Fleet

Poor quality in Hareshill, Fleet. Bought a house in Hareshill by Berkeley Homes. Very disappointed by its poor quality assurance and service. Poor quality assurance:- combi boiler water leakage damaged the 1/F floor and kitchen ceiling. Water dripped to ground floor. - enormous energy bills for an unoccupied property to be borne by home buyer w/o any reasoning even after a formal complaint lodged.- energy meters not smartified and didn’t inform the home buyer. - missing furnishing and items which were described in the home specifications. Poor client service and didn’t offer solutions or compensation. NOT worth the premium to pay. NOT recommended to home buyers.

Delivery beyond expectations.

Revolting organisation -Worcester Park Fire

Revolting organisation, my children lost their first home and everything they ever owned due to a fire in Worcester Park. There were no fire stops or cavity barriers leaving my children in a powerless situation, homeless and lucky to be alive. Yet this company refuse to support the trauma needs caused by their experiences. Do not make the same mistakes and purchase a home from these people.
