Baclis has been my most trustworthy management agent who works extremely hard in taking good care of my property. The team is amazing and I would like to give my special thanks to the property manager Michelle Anderson and the head of accounts Fiona Davey, not only because they are always prompt in answering any question that I may have, but also because they always go an extra mile to serve my best interest. Michelle has been very proactive in providing me with the market update and liaising with the tenants for solving various problems; Fiona on top of taking care of my rent account also helps with liaising with law firms and getting me legal advice on my request. They are considerate, caring and easy to communicate with. I feel so fortunate to have chosen Baclis as my agent, and hope they thrive in business as they deserve every success.

GoogleHad been looking for a few months for a place to rent and finally found one suitable but it fell through with another agent saying his colleague had already let it out. I looked at the same property with a different agent and met Alan who met me on time (I was early but he was earlier!). Alan was superb. Good knowledge and no misleading information! Was shown the property and within a day got the place secured. he was so responsive and professional throughout the process answering my many queries instantly which left me reassured of how reliable the agency is. Michelle who took over from the office has been, and is still very helpful and responsive when needed and is exactly what you want when looking for property. 10 stars for Alan and Michelle!

Throughout a prolonged and difficult sale Tiffany was always positive and helpful and always gave us sound advice. She also looked after our buyer who was also frustrated by the shenanigans of our leaseholders and his solicitors. Happy to say that we finally exchanged and completed on the sale and made it to our new home with just days to spare.

GoogleLANDLORDS BEWARE! Simply the worst agency I ever came across in my life. I could write an essay to describe all the issues I had with them, but I will summarise. 1. The tenants recommended by them as the "perfect profile" ended up trashing my place causing me over £3K in damages. 2. I could not return to my property as planned so ended up renting another place to live with my pregnant wife resulting on a total loss of £35.000. 3. B&C’s Director is arrogant, rude and made comments about my “background”. If you are a Landlord, please think twice before putting your property in their hands.

Dear Daniel, Thank you for taking the time to leave us a review. We are sorry to hear that you had bad experience with your tenants. As explained during our phone calls and emails, here are the situation as we see it: 1. You initially asked us to put your property on the market for sale, at the price that we advised would be too high for the market condition at the time (still too high for today’ market). After sometime, you then instructed us to find you tenants for up to 6 months’ term in view that the sales can still continue. 2. We then found you tenants from limited options due to the short term. We referenced them and subsequently you signed the tenancy agreement. You chose let only service which meant that our services ended when the tenants moved in, though we did help out a bit more with no extra charge, including picking up posts for you, arranging EPC and EICR checks etc. 3. You never mentioned that you needed to move back to the property until a few months into the tenancy, as the sale was still on. As soon as you told us that you wanted to move back to the property, we served notice on the tenants, who then moved out on the expiry of the notice. 4. You said the tenants trashed the property. As we did not manage the property so we can not comment on that. We did however manage to deduct all their deposit (in the amount of over £2,000). The tenants had always paid their rent too and there were no arrears. Once again, it was with regret that your experience with us had not been a pleasant one. We take pride in our exceptional services to our customers and certainly welcome any feedback so that we can thrive by doing better next time. We wish you all the best. The team at B&C Properties

GoogleMichelle Anderson is amazing! Michelle Anderson at B&C properties in Kidbrooke village in London is an absolute rockstar. She has been 24/7 available in the last 18 months where I've been renting a property from them. Any issues, however small have been fixed immediately. She is also super friendly and really nice to deal with. I'm about to rent a new bigger property and she has handled everything so professionally and gone over and above to make sure that everything ran smoothly and was stress free for all parties. In today's world, it's actually quite rare to find managers that care this much about their clients and I want to acknowledge that she is quite extraordinary. Recommend, recommend recommend!

GoogleOur experience with B&C Property Agency has been far from satisfactory. From the outset, we encountered significant issues that persisted throughout our tenancy, culminating in a regrettable living situation. Upon moving into the flat, we were confronted with a series of maintenance issues, including gum on the walls and broken furniture. Despite assurances that these issues would be promptly addressed, the promised resolutions were consistently delayed. Basic repairs, such as painting walls and fixing the kitchen, took an unreasonably long time to materialize, causing considerable inconvenience. While the customer support team was responsive, their efforts lacked effectiveness in fulfilling their responsibilities. Consequently, we were compelled to rearrange the flat and incur the expense of a storage unit for two years due to the ongoing interior issues. Notably, the condition of the flat made it impossible to use certain areas comfortably. In one instance, the closet in my room disintegrated, highlighting the overall lack of attention to property maintenance. When it came time to vacate the premises, B&C Property Agency refunded a mere £200 out of a £2000 deposit, asserting that the flat was left in worse condition. This claim is perplexing, considering the substandard state of the property when we initially moved in. Furthermore, the agency had previously assured us that they did not deduct any amount from the deposit of the previous tenants. However, their attempt to withhold a substantial portion of our deposit upon departure contradicts their earlier statement, raising concerns that they might be attempting to recoup money from the previous tenants. In conclusion, our experience with B&C Property Agency has been marked by incompetence and insufficient service. Whether you are an investor or a tenant, exercise caution when dealing with this agency, as our ordeal suggests a pattern of unfulfilled promises, disregard for property maintenance, and potentially questionable deposit practices. We will provide updates on the resolution of our dispute with the deposit security service, but our confidence in a fair outcome is currently limited.
