Before choosing Allan Fuller to sell my flat I was seduced by two other agents’ ridiculously inflated price estimates, they both wasted my time and money for 18 stressful months with phantom buyers who ended up evaporating in the haze, leaving me to pick up conveyancing costs. Fullers were pragmatic, sensible and thorough, they simply got the job done. I bought the flat through them 25 years ago and only wish I’d gone straight to them first before being duped by charlatans. Thank you Matthew & Kate.

Deposit was returned late upon moving out! I rented through Allan fuller for a year and a half, was happy with the service in finding a flat. I was fine with paying deposit/fees etc for moving in. Never missed a rent payment, and besides Allan fuller taking a bit of time to get around to maintenance stuff, I didn't have any problems, I thought they were a professional agency. I moved out on January 31st and only today on February 28th did I get my deposit back. Huge incompetence, I've had so send so many emails begging the staff to get the check out report back to me. Agents are supposed to return the deposit within 10 days, but we didn't even get a chance to dispute for 10 days because June admitted to me over emailed she hadn't even looked at our check out report 10 days after we had moved out. I ended up having to email the head guy Allan Fuller to get it sorted out, and he seemed to have some type of affect, but it still took ages because June often didn't reply to my emails. I also believe they didn't put the payment through finance when they said they did, June said it would go on the Friday and when I emailed on Monday asking where it was I got no reply from her but later that day got a notification that the money had gone through. Thats how this agency works, you have to remind them to do everything. Ruined my whole experience with Allan Fuller, its a significant amount of money you pay for the deposit, I shouldn't have had to wait a month and send dozens of emails begging for my deposit money back.

Around three years ago, when we moved into our property, I left 5 stars for Allan Fuller. Unfortunately, they have proven to be like every other estate agent, brilliant at signing you up and disappointing in the long run. We never hear back from them. For each problem we’ve had with our property we have tried contacting them multiple times, and only ever hear from them when they need a new contract signed. Our neighbour has even complained in person to them about a particular property issue - and it’s still ongoing. I’d say at the moment we have a list of 10 or so issues that we have no idea whether they’ll ever be sorted. Nice people - but bad support.

I sold my flat through Allan Fuller a couple of months ago. I moved there after receiving a bad service from my previous estate agent. My only regret is that I didn't go with Allan Fuller the first time round. Everything went really smoothly with my sale and they were excellent in giving me advice for my own purchase through another estate agent in a different part of London. Their valuations are correct and their vetting of buyers thorough. I would definitely recommend selling your property through them, they're head and shoulders above their competitors in the Putney and Fulham area.

We rented a house through Allen Fuller and unfortunately the experience left much to be desired. We arrived to view the Property but our agent sent us a text 2 mins before the appointment cancelling. We therefore had to ask the landlord if we could view the property directly. We did agree terms but we were selling our Property and moving into this rented house. As anyone who’s sold a home knows, this process is always stressful and the timing not always ideal, but the pressure we were put under by Allen Fuller to pay our deposit before contracts on our sale had been exchanged was bizarre. Once in the Property, there were several issues with damp and leaks. We had to contact them several times to get a response but they did eventually solve our issues. When we moved in there was a large pile of rubbish left by the landlords in the front garden. We asked the agent if this was going to be addressed but they never got back to us. It took us 2 weeks to distribute this out to the Wandsworth refuse collection service. During the tenancy we were contacted for gardeners to attend the Property. This was strange as we’d never agreed terms for this service with the landlord but Allen Fuller told us they had been hired by the Landlord to repair areas of the garden and the shed before they’d previously moved out. No problem, so they attended for an hour and left. Later we were billed over £110 for garden repairs involving gardeners attending the Property for 3 hours. We’d never agreed to this service and there was no inspection by the agent to warrant such a claim. When we gave notice on moving out, there was a viewing during the middle of the Pandemic. We were happy to allow people to view the Property, and the people wore masks, but the agent refused, saying she was exempt- we respected this position but a more professional approach would have been to ask us if we were comfortable with this given we had a young family, but this wasn’t offered and the agent was unreasonable in her approach to enter the Property. We were moving out to relocate to another country. We had a lot of refuse in the final hours of getting out and most of it went to the refuse centre but some we couldn’t get to in time. As we’d found the Property, we just presumed we had to leave our rubbish next to the bins for the refuse collection as the Landlords had done with us when we moved in. Later, we were billed £130 for rubbish collection because no one had taken the bags to the bins as we had in our situation. We would not recommend using Allen Fuller in any capacity from a tenants perspective.NegativeProfessionalism

We have looked into the specific points you raise because our reputation is very important to us. As you can see from our previous exceptional reviews, it is highly unusual for us to receive criticism. Your review is not a fair assessment of our company as the issues you raise were either in line with your signed tenancy agreement or beyond our control. We have responded to each matter below: “The agent sent us a text 2 mins before the appointment cancelling.” This was at the discretion of the Landlord, as it was their home and they were residing there and, therefore, out of our control when they cancelled at short notice. We could not have been more apologetic for the late notice that you, and we, were given. We would have rescheduled this appointment with you, had we had the opportunity, however, we understand, you did personally knock on their door to try and make entry. “The pressure we were put under by Allen (sic) Fuller to pay our deposit before contracts on our sale had been exchanged was bizarre.” Of course we understand it is a stressful time when selling and looking to rent a new home. However, to rent a property, it is standard practice that in order to proceed from an agreed offer to a tenancy, we must take the holding deposit from the prospective tenants. This would be the case for any reputable agent. “Once in the Property, there were several issues with damp and leaks.” We can find no record of damp being recorded as an issue. Having gone through all the relevant documents, we did deal with any issues in a timely manner. If you felt that some issues might have taken longer than you expected, this is due to the fact we had to seek authority from the landlords, who lived in the USA, before being able to proceed with work. This can be frustrating but, again, is a process beyond our control. “When we moved in there was a large pile of rubbish left by the landlords in the front garden.” This is due to the fact that the country was in lockdown. Therefore, Wandsworth Council had closed all Waste & Recycling Centres. Under normal circumstances, this would have been handled differently. We hope you can appreciate the unusual set of conditions we found ourselves in and we rectified the situation as soon as restrictions were lifted. “We were contacted for gardeners to attend the Property…This was strange as we’d never agreed terms for this service with the landlord…later we were billed over £110 for garden repairs.” The garden repair charge of £110 that you mention is separate to the issue you raise. The visit from the Gardeners you refer to is in line with 13.3 of your signed Tenancy Agreement (13.3 To allow any person authorised by the Landlord or the Agent if applicable access to the Property for the purpose of attending to the garden”). This was carried out to ensure the Landlords were leaving the garden in the good order that they wished for their tenants. The cost to you, of £110, came at the end of your occupancy as result of a breach of the same Tenancy Agreement which, under Clause 13.1, states, as a tenant you must “keep the garden, window boxes and patios if any weeded, in good order and in the same condition and style as at the commencement of the Tenancy and to cut the grass regularly during the growing season”. In short, the Landlords paid for the garden to be handed to you in good order but were not afforded the same benefit on your completion of the tenancy, as per your contract. "We had a lot of refuse…. some we couldn’t get to in time…. Later, we were billed £130 for rubbish collection” It is regrettable that 11 bags of food and other rubbish were left by you, during the summer months. As a result, the neighbours had to keep their doors and windows closed until we could arrange for it to be collected. Despite this, if you would kindly look again at your end of the tenancy documents, there was no charge made for this removal. We hope you are happy in your new home and wish you all the best.

Allan and Fuller is a good agency but people make the difference. I've been having a great experience with Eve Keeley. Since she started managing my building, everything started to go well and smooth. Any issue I've ever had she was always keen to solve it. Requests are not addressed timely. We are unable to reconcile service charge budget. Insurance budget is wildly inflated vs prior years and amount in the budget cannot be agreed to quotes from the insurance provider. Costs that do not appear to be payable by leaseholders have been bundled in the insurance charge (eg, insurance cost for the freeholder’s negligence). Unfortunately, not a good experience to date and deeply concerned on accuracy and validity of charges passed into leaseholders.

I used Allan Fuller for the sale of my apartment in Putney, as I have had a previous good experience of their services many years ago and found them to be honest and straightforward. John Ralph, the sales manager dealt with my enquiry initially but handed over to one his capable salespeople, Marvin, who I communicated extensively with dealing with the viewings up to the final offer being accepted. The sale price was discussed and was realistic in the current market, even if it was not as high as some other similar properties being listed. I noted some of those other properties were later listed at a lower price which indicated that their price was too optimistic in the current market. Indeed, I did not have to lower my sale price before agreeing to an acceptable offer. Once an offer was accepted, the process went through the usual but rather slow pace that it seems to take these days up to completion, which was solely a paperwork exercise between the legal teams and building management company involved. Luckily, both myself and the buyers were pushing for progress when it required to do so. John, was spot on with the estimate of how long the whole process takes post offer acceptance and obviously has a good understanding of the current market and processes involved. I would definitely recommend Allan Fuller to anyone selling their property in the Putney area, as I know Mr Allan Fuller, himself (who I met personally) knows the area very well.

Absolutely useless, it has been 6 weeks since we've vacated our property 25 days since we came to an agreement and we have still not received our deposit back. Our lively hood depends on this, the lack of care and unprofessionalism is appalling. No communication whatsoever having to call repeatedly because they won't respond to our emails.

On this occasion, our accountant had surgery which necessitated a longer period of convalescence than had been anticipated. As soon as she was able to work from home then the payment was made.
