GoogleI took a room in an existing house share tenancy managed by Acorn. To start with, it took ages for them to reach the landlord to get them to sign the papers. The landlord lives overseas and Acorn were not willing to call them (they didn't want to pay the call) and rather wait until the landlord finally answer he's mail. The agency knew I was in an urgent need of finding a roof and needed things to move quickly. I find this behavior extremely unprofessional, housing is a primary human right and should be dealt with seriously, specially when you're client is in need.
Also, the house needed a lot of work to be done (like replacing the carpet, oven, etc...) and had a significant amount of small damages here and there. Therefor, when discussing the terms of me taking over a tenant's contract, I very clearly asked if I could be held responsible for the damages at the end of the tenancy and the agent in charge insisted (on the phone to make sure there were no written proof) that the landlord are super easy and aware of the condition of the house and wouldn't take our deposit. The tenancy ended five months ago and we are still fighting to get our deposit back ...NegativeQuality, Professionalism, Value

Susan. As previously communicated with Carl and Lewis your deposit is now subject to a TDS claim. The landlord has the right to request a deduction from your deposit based on evidence. Your right is to dispute this which you have done with our assistance. The TDS will now decide the outcome. This has nothing to do with not wanting to call our landlord in Australia! They're always happy to help, are considerate and very friendly, for example, whenever we need a new housemate, Acorn Dulwich allow the current tenants to have the final "yes" or "no" say, even if it means turning away a paying tenant. GoogleThis estate agent manages the property i live in and every interaction with them has been completely unhelpful and made everything more difficult and stressful.
First, when my friend was moving in to the house and they were not doing the paperwork needed, she called them to see what was going on and they just said to her “well this is only a £500 room its not even making us that much money so why should we care.”
Secondly, when I was moving In they kept telling me that my mum wasn’t suitable to be my guarantor even though she earns enough money and owns uk property because she is self employed and they did not have a system for that. The same thing happened when my friend wanted to move in with her guarantor. In both cases, they kept asking the guarantor to send more and more personal information which proved she was able to be a guarantor but they completely didn't read the emails or reply and just made up reasons why she wasn't able to because they would rather just reject her than do any actual work. The guarantor kept having to send the same personal information to loads of separate people who obviously were not communicating with each other property. This was so unnecessary stressful that she lost sleep and was in tears. I eventually had to call the landlord myself who had no problem with the guarantor, because he is self employed himself, and called the estate agent to say so.
They were equally incompetent with another of my housemates even though her guarantor was not self employed, they just added up his payslips wrong and said he couldn’t be her guarantor.
Other perfectly good housemates were also rejected by them for no good reason. At the time they said it was because they didn't have proper guarantors, but after the above experiences, i think they just couldn’t be bothered to do any work so would rather just reject them.
We do the viewings in the house for new housemates, we give their keys to them etc. When i talk to them they seem to have no idea what the house even looks like or what furniture is in it. The rooms are advertised as unfurnished but they have furniture in them that they refuse to remove? The estate agent do literally nothing except make things more difficult.
The main person i dealt with here was Jade, but they are all useless.NegativeResponsiveness, Quality, Professionalism

Dear Florence. I am obviously sorry to read your review and will begin an investigation to see what the fact are. With regards to the referencing process, we use a combination of a third party referencing agency and our own extensive experience to verify and appraise our tenancy applications. These checks, I am afraid, are comprehensive and dont always seem fair to the applicants and guarantors themselves. However, these checks are required to protect the interests of our landlords. You mentioned that your landlord in the end accepted a self employed guarantor..which of course is their prerogative, but are employed by them to ensure that all necessary checks are done. I accept that sometimes mistakes happen and if this is the case here then of course apologise but I am sure they were rectified with the minimum of fuss or disruption to those involved. GoogleAfter 1 year being a tenant, left the place, one agent told me to give the key to the Landlord, done as requested. After a few days, one agent called me to confirm if I had left the property.
After almost one month, I went to ask for my deposit. NO ONE from the agency asked checked the property after I left, they found a new tenant for the property, even though they said they were not managing the property.
So I had to call my previous Landlord to send an email to the Acorn so the Agency can send my money back.
I found extremely unprofessional the fact they were pushing me to host views before I left, so they keep renting the property, but we're not worried about how was the property after I left and to return my money.
I WON'T be renting with Acorn ever again.

GoogleI would be a little hesitant to deal with Acorn again and advice other to be too.
For context I’ve lived in London for 10 years and never had any complaints, had great relationships with my landlords and agents.
I moved into a property as a tenant. They were very happy to get me in quickly and speedily.
But when leaving the property they tired to take the whole of my deposit.
A full re-carpeting and decorating of the house was what they were charging me for but that falls under general wear and tear I believe and not the tenants responsibility. I only lived their a year, so you can imagine that’s a bit excessive to put it mildly.
But what is most worrying is that they also tried to do the same with the previous tenants who we happen to know.
Although Acorn act on behalf of the landlord, I understand they have to do what they want. But there are some questionable ethics here which are strongly weighted against the tenants. A bad landlord partnered with a bad letting agent. A combination that is dangerous for tenants.
Hopefully the DPS can solve this dispute for us but it’s a long and painful path to take and would advice potential tenants to be a bit wary of Acorn.

Dear Carl. As I responded to your co-tenant Lewis previously, we have an ultimate obligation to your landlord to ensure the tenancy obligations are fulfilled. In this case, based on the information provided in the end of tenancy condition report, the landlord asked to make certain deductions from your deposit. The landlord is unable to claim anymore from you that the deposit value and your deposit is protected by the TDS. You have disputed his deductions as you can, and we have submitted a claim to TDS on your behalf for them to them to adjudicate. I therefore feel that your reviews are unjust and unfair as whilst we do have to carry out our clients instructions, we have assisted you with your claim and now the TDS will decided who is right and who is wrong.
