The flat was absolutely rancid. Massive problems with hygiene and smell of tabacco and weed from downstairs has also made all my things smell I can still smell it now on things. I complained multiple times to reeds rains and that’s the reason I moved out now they are charging me for moving furniture that was already there! £150!! Dosnt even cost that even if I was liable. £200 for a clean when the flat was filthy when I moved in please find all the complaints I’ve made regarding the state of the flat! End of tennancy clean is £40 not £200. Landlord is money grabbing! The flat was infested with fleas! Boiler broke due to flat having no maintenance ever and I was just constantly ignored! Wouldn’t pay for contents insurance excess when boiler exploded! Please refur to dates on emails as I show how awful this flat was and not maintained, NEVER CLEANED FOR MY TENANCY MAY I ADD still photos of previous tenants in draws! Nantwitch are just clueless, Stephan is rude/ sexist and mansplained regarding the boiler breaking with next to no help provided. AVOID THIS COMPANY.

I would recommend Reeds Rains. I was amazed on how professional they came across. Tom came to value Mum’s property looking very professional and smart. A good rapport was instantly there. Mum had gone in to a care home and Tom had empathy with my situation and took his time to talk about the value of the house. He proceeded to take photographs which looked very good. Tom was positive the property would sell and there would be a lot of interest. There was a lot of interest, and Tom kept me updated at all times. The other staff are also very professional. House was put on the market in may. Accepted an offer on property in July. We was then offered to use there in house solicitors (oniell patient solicitors )was told it would make things quicker. The buyer was a cash buyer so straight forward. Well here we are in the middle of october and still waiting on sale to go through. All down to the solicitors we was given. Me thinking them been local no they on an industrial estate in Cheshire. Even had buyer calling my estate agents complaining on how slow things are going as they are living in a caravan ready to move in and have been for months. Well its no luxury here all packed up ready to move out. Cooking from camp stove. I would never have taken there advice and used there supposedly in house solicitors. Mental torture. Should not be put under this . Something so straight forward made difficult. Leaving 2 familys in limbo..

I used Reeds Rains for two years or so whilst renting out my house in Sheffield. I chose them as I believed (wrongly) that they were a professional company with a good reputation. The work they carried out was to a mediocre standard - they’re essentially a middle person between you and the tenant and take your money for the pleasure. They paid rent when they felt like it. You couldn’t get hold of anyone when you needed to. That sort of thing. Ultimately, you’re fielding phone calls and sorting various bits and pieces out yourself. I’d advise anyone to think carefully about using an estate agent these days to manage their property - especially Reeds Rains. The real issues for me came when my tenants moved out at the end of April 2020. The tenancy was due to terminate on 12th May 2020 and they were technically liable for the property until then. I did not receive my keys back from Reeds Rains until 12th May even though it had been vacated two weeks earlier for this exact reason. Reeds Rains also provided me with documentation and emails confirming the tenancy would terminate on 12th May 2020. I asked them to chase the 2 weeks outstanding rent from the tenants and a further £52 for damages. Now, bearing in mind this money could have all been deducted from their initial bond, Reeds Rains instead decided to alter paperwork and return the full bond to the tenants. I received an email, that had clearly been sent to me accidentally by an employee, which had the exact same wording as previous paperwork confirming the tenancy date ended on 12th May 2020. However, the date had been changed to the end of April. They tried to explain this was an ‘administrative error’ but quite clearly couldn’t be bothered to chase the tenants for the money I was legally owed. Reeds Rains back peddled, passed me from person to person (I must have spoken to 4 or 5 members of staff who passed my case between them). Smoke and mirrors but fortunately, I’m not easily confused. Unlike the people at Reeds Rains lettings. They’re either inept or wilfully lying. Anyway, they waived the money for the final inspection they expected me to pay for… the one where the inspector left lights on overnight. They wouldn’t make up the difference in rent arrears despite it being their error and paperwork clearly being altered after the fact. Imagine this, a company changing paperwork posthumously to meet their agenda. I emailed regularly to chase up discrepancies and money I was still owed - eventually, they just stopped replying. A reputable company failing to pay a customer and then just ignoring them. Great customer service. You can imagine my surprise when in 2021, Reeds Rains were still sending me invoices - despite the fact I’d not been using them for a whole year. I have the emails and letters to confirm my account of their services. Pure ineptitude, arrogance and dodgy practices from this well known company. Avoid.

They have been my estate agents for more than 5 years. I had requested them that I would pay the contractors directly for some works inorder to reduce the price. But despite the fact that they agreed in writing that I will be paying the contractors directly, they still paid the contractors which led to loss of money for myself. There is no one point of contact. They charged me twice for renewal fees in 1 month. Whenever you ask them they just redirect to renewal team, accounts team, local branch, maintenance coordinator.

So we contacted them to confirm the situation, a garage being an essential on our wish list. They refused to say! Were I selling a property in that area I would be looking for an agent prepared to put in rather more effort than these. The seller deserves better.

Landlords Beware!Steer clear of this letting agency in Liverpool. There has been a steady decline in service and leadership at this company over the past 10 years. Expect to never receive a call back or an answer to emails unless it’s to re-market the property. The standard of tenant searching has progressively reduced, culminating in the previous tenants smoking within the property and leaving the furnished property in such a state as to require a complete refurb including fixtures and fittings. The rental has steadily decreased over the years, but expenditure on the same issues are reoccurring on a regular basis. Reed Rains do not manage the property, they merely take the rent. I am struggling to find any positives for this Company, just don’t make the same mistake I did and stay with them when in all reality, I should have left them 5 years ago when the standards and leadership at the Company rapidly declined.

Macclesfield branch are the worst estate agents our family have ever come across in 60 years of buying and selling properties in the UK! Reed Raines recommended a conveyor based in Leicester (miles away from us) in November 2020, we had to chase both of them all of the time. Reeds Raine were rude and aggressive, and we’re not working for us, in our best interest (and we were paying their bill). The Conveyancing (Premier Property Lawyers) cost us over £40k by their incompetence and Reed Raines staff were unsupportive to us and had an over familiar interest in selling our property to a family friend. We pulled out at the end of March still unsold, due to both companies inefficiency and unprofessional work. Don’t use Reeds Raine, especially Macclesfield branch.

We were appointed to sell initially by your mother, who we have sold for several times over the past 12 years or so and has been extremely happy with our services over the years. We generated good interest at the start, with two buyers offering, one of which was accepted. There were a few delays during the process, 2 main ones including being unable to find the deeds and the related onward purchase.With the buyer's chain. We believe everything was done within our ability to conclude a sale. As it happened these delays didn't allow the sale to proceed, as we would have liked and it certainly was not ourselves who incurred any costs for you, as we and our panel solicitors operate on a no sale no fee basis. Not one bit helpful everything an issue. Handed notice in and am still having to battle with them. Paid for full epc sent me certificates but old one they never replaced it till I told them, Attitude is bad never them always someone else’s fault Got told by regional on phone and email the only one dealing with the house was the manager wasn’t true and left with no communication and original team were thought was ok dealing with again and told me to bring keys in even though we haven’t sold and told us it’s not our house and we’re not insured so as you can imagine being in work and getting told you don’t have your house ain’t great and then the attitude she’s right I’m wrong had pay solicitor to deal with her. Rang the manager not his issue he’s moved Regional never replies Resulted in ceo complaint - he investigated but missed large chunks out to protect his friend the regional manager Then hides away/ then on holiday This is just some of the issues we have dealt with but the list is a lot longer would give a zero if I could

Private tenants AVOID !! Never in my life have I felt intimated by a company until my dealings with reeds rains. Absolute bullies. Staff are disgustingly rude. ( Apart from Ellie, I think she is the only one who seems to have undergone any customer service training ) One lady just turned up at my house with a front door key and told me shes coming in to inspect, I asked for half an hour as I was in an important phone call. She told me that doesnt matter, she needs to come in she isnt waiting half an hour and she has a key so WILL be coming in. Alls I was asking was for a bit of time to re arrange my phone call they cant even respect that. She was made up to exert her power that she had a key for my house and was coming in. Hope that made you feel good you horrible woman. House was dirty and an overflowing bin in the living room on my 1st day, therefore caked in flies each window was a graveyard of dead flys. Oven thick with grease. (Despite being told this was being professionally cleaned before I will get the keys) I was told any maintenance issues, reeds rains sends someone to complete then charge landlord. No I sent an email with some maintenance issues and got a section 21 back! They want the house back. Landlords friend came and did some odd jobs after a long while. Not the service I was sold.

Historically we have also assisted with various queries for yourself over the phone and been able to resolve these in a professional and timely manner. Our process as an estate agent and by legal requirement is that we are instructed on behalf of the landlord to ensure that routine inspections are carried out and performed within a timely manner throughout the tenancy to ensure their property is being kept in acceptable condition. This visit also allows for any maintenance issues to be reported/pointed out by the tenant so we can take the necessary steps moving forward. Our routine visit assistant is on time constraints to conduct the routine visits in a timely manner and does hold all management keys for our fully managed stock, therefore if a tenant advises we can gain access on keys we have that option. All routine visits are given notice via email/letter which we can confirm was delivered to the email address we have on file and have received emails from on the same email address following this notification. As we are instructed by the landlord, if they have chosen to provide you with a Section 21 we will issue this on their behalf. In regards to our routine visit assistant, she has a proven track record of providing exceptional customer service to all our customers whether this be tenants, landlords, buyers, or vendors and this is the first occasion that a situation like this has occurred and this feedback has been dealt with internally. My experience with Reeds Rains was excellent until recently. I felt really happy with everything and would have given a 5 star review except they really need to actually undertake some due diligence on the solicitors they are partnering with and encouraging buyers and sellers to use. My buyers and my solicitor have been ignored repeatedly by the Reeds Rains appointed solicitor, who have mislaid both property information and personal data. The Reeds Rains solicitor is delaying the entire transaction but with no real reason or acceptable explanation. This is a straightforward transaction that is now dragging out for months because the Reeds Rains appointed solicitor will only look at each case once each week as a maximum. This is a ridiculous way of working and shows they are encouraging buyers and sellers to use conveyancing firms who take on more work than they can effectively manage. Buy or sell a home through Reeds Rains by all means, but as a seller refuse to entertain their "panel of solicitors" option and refuse to sell your property to anyone who intends to use them. Get proper solicitors involved instead who will actually do the job they're being paid to do, for the same amount of money!For us now, it just feels as though we'll never move. If I'd have known more about the substandard conveyancing firms on the Reeds Rains panel I would have taken different action, possibly to the extent of picking another agent.Update: this relates to Reeds Rains Acomb.

I would not recommend. I recently rented a property through them, they were the agent working for the landlord. They provided me with wrong information, the wrong details to make rent payments, they provided me the wrong information regarding the tenancy agreement. As a result I have had trouble with my landlord because I was provided with the wrong information.The agreement you sign with Reed Rains is no the same as the one the landlord believes to be correct, this has played a large part of the confusion between the landlord and I.

I tried to apply for a mortgage adviser position with Reed Rains. Due to my religious beliefs I was not able to work on Saturdays. Reed Rains were not able to accommodate my religious beliefs despite the fact I offered Sundays , they have many advisers and several estate agency offices in the area and we are in the 21st century. They claim Saturday is a busy day at estate agents (even though appointments were telephone calls only and could be any time) and would not budge to consider even a part time role. The discussion was with an area supervisor in the North West. Reeds Rains are now beginning to address the issue!
